In Cleveland’s Ohio City neighborhood, the Greater Cleveland Regional Transit Authority (GCRTA) and a private developer will seek federal funding for a bridge cap over the Red Line transit tracks, West 25th Street train station and the Red Line Greenway to improve pedestrian connections to existing and future developments. GCRTA’s board on Tuesday will vote on a staff recommendation to authorize the pursuit of funds to plan for and construct the bridge cap to support a pedestrian plaza and provide a second stairwell/elevator entry, called a station head house, to the rail station below. GCRTA’s board typically approves staff recommendations.

Great catch KJP! The E 25th area is really booming with more to come. The change is unbelievable!

As someone who lives 2 blocks away and walks this part of Abbey multiple times each week I’m really suspicious if this would be worth it. I’m all for cleaning up/updating the station though. 

Regarding the 35' height limit, how deep is the ravine?  Does the same height limit apply, even if the project's ground level is below the local average?  In this location, it would seem to severely limit what you could do, density-wise.  Would townhouses even have much presence above the ravine?

I think it's another 30 feet into the manmade ravine. And I'm pretty sure the height is based on the street frontage (on Columbus).

A whole lot to digest here from this graphic (from KJP's article).  Huge amount of proposed new infrastructure.  Obviously MRN is trying to connect this development to its Voss project, but building a pedestrian bridge?  What's up with 47k SF of one-story commercial facing the greenway (parking?)?  What could Future MetroParks development be?  Does the new RTA station access the RLGW too?  This seems like it deletes quite a bit of existing parking (good!?)

I think the one story commercial is referring to the first floor of the 5-6 floor residential building(s)? 

I think the pedestrian promenade linking the Red Line station's second entrance and the proposed BRT station is the key element, at least to RTA and therefore any funding request they would make. It would drastically shorten the pedestrian connections between bus and rail rapid transit lines. From rail platform to BRT platform, it appears as if it would halve the distance from about 875 feet to 430 feet, according to Google Earth.

A good tidbit of information from today's BOZA meeting. Dave Ferrante of Visible Voice Books bought two buildings on Lorain Ave last year (4517 and 4601 Lorain Ave). He recently bought 2022 W 45th and applied to change it's use from residential to office. This was approved to support office duties for the management of both Lorain locations. It was noted that 4517 Lorain Ave would become a guitar store (Guitar Riot) and 4601 Lorain Ave is where Visible Voice Books will move.

Sidenote: both rehab projects have qualified for historical tax credits

Honestly I don't understand where the recent fascination with black or charcoal grey in architecture comes from- way too dreary.  I mean, sure, Darth Vader looks cool, but he isn't a building.

I love the humility! For anyone who wants to work on “uh” in public speaker, here’s my unsolicited advice: The thing about “uh” in speaking is that it’s the brain’s way of filing dead air while our brain catches up with our mouth. We do it because a pause feels awkward. But here’s the deal - our audience doesn’t notice a pause anywhere near as much as the speaker notices it. So when speaking, anytime we catch ourselves about to say “uh”, instead, just pause. This gives our brain a chance to catch up. When you first start doing it, it feels a bit strange. Remind yourself that the audience is unlikely to even notice the pause. My experience has been that anyone who tries this “pause substitution technique” finds it much more effective than simply saying “I’m not going to say uh”.

 

Added bonus - a dramatic pause can be a great way to really emphasize a point. And a pause also often helps in grabbing the attention of a person whose mind has drifted.

I don't understand it either - feels like the color scheme a bachelor would choose who has nothing but a sofa and TV in his undecorated apartment. Like, let's live a little.

It was started on an impulse, and changed "themes" twice during construction. Not exactly the best laid plan. Still a phenomenal opportunity though.

They received some pushback during the meeting. The most interesting one was a woman demanding the local Chipotle representatives that they better keep their employees in check as she's seen how they've treated people on the news and it's not accepted around these parts. I've only seen employees get assaulted in the news, not employees assaulting patrons.

Regardless, I really hope to see this rehab come to fruition, especially with the park across the street. The Chipotle design representative said they expect a mid 2025 completion.

Those blocks of W25th (and surroundings) from Lorain to Jay Avenue are a gem of urban diversity.

This is the type of urban format found in the shopping/tourist district in big cities, very narrow, with no parking & upstairs seating.  

 

Exciting to see in Cleveland and bodes well for the future of retail in Ohio City.  

I feel like the success of Ohio City Burrito and especially Choolah had to do with the decision for Chipotle to move in.

Also isn't this the last building that needed to be rehabbed on this stretch?

I get Choolah somewhat regularly and it’s usually empty. I don’t know how they pay the rent. 
 

Between OHC and Tremont we will have OCB, Chipotle, Condado, Momocho, Avo, Clandestina, Barrio, and Cilantro as “Mexican” options. 
 

So many dining trends missing. And I don’t understand how Ginko and Dave’s are the only sushi options. 
 

I’m happy that Chipotle is investing in the neighborhood but it seems most new restaurants are chains. I’d love to support more local.

Overall I don't disagree with the sentiment, but those chains are definitely needed to lure more retail. I think Shady Side in Pittsburgh is my gold standard for rust belt neighborhoods. You'll find local boutiques, butcher shops, coffee shops, and restaurants mixed with Chipotle, Apple, and Williams & Sonoma. 

 

Unfortunately for those of us in the neighborhood, Lululemon isn't coming back (and this may warrant a different thread, but I know someone with direct knowledge who said the satellite shop in Hingetown did too well and it detracted from the Crocker location, which LULU corporate is invested in making work). I suspect some retailers who already have a presence in the Western suburbs may have similar fears - but the success of a few, strategic chains can help sell the idea to larger retailers as well.

Steelyard is probably having a similar effect on potential neighborhood and downtown retail. 

In my old neighborhood in D.C., Chipotle renovated a space similar to this. After many years it closed but a couple of really good local restaurants took over the space, including the current one my old neighbors tell me is doing really well. This seems like good news for Ohio City to me. Let Chipotle invest and make the space over and if they don't make it, someone else could take over without the huge renovation costs!

Still surprised Gillespie didn't get Chipotle to change course and go in with their drive through behind Intro on Abbey / Gehring.

 

Both Chipotle's at W 117th and Cedar Fairmount struggled with quality out of the gate. And it is still more expensive than OCB. 

 

I can't remember the specifics of the special grant or loan program that was supposed to be funded by Steelyard to go towards local retail in the near west side but I also haven't heard much in the way of touting its success stories either. I'd agree @marty15it's had a cooling effect on local retail in the neighborhoods.

That’s quite a distance apart. West 150th & Lorain. There’s also another Target at 117th.

Voss redevelopment went in front of the landmarks commission today, everything they said sounded great should be a really good urban experience

Because of the current economy they are looking to come back with a phase 1 that can start this year
