While it’s tough to get financing for larger development projects anywhere these days, it is possible to add a meaningful number of housing units by dividing them up among smaller projects. At some point in the last week or so, the land on the north side of Franklin for the 29 unit building was completely cleared. Just noticed today when passing by. 

Construction is underway. Permit approved a couple weeks ago.

And we have a hole starting for Franklin North!

Could someone post a reminder of what this project looks like/where?

I've walked by this lot a minimum of 2-3 thousand times. My brain can't really comprehend that it's the same spot seeing the giant hole they've dug the past 2 days. It was weird enough seeing it without the fence and trees.  Can't wait to see the new building.

Maybe an old abandoned brick sewer. Perhaps related to draining the reservoir that used to be in the adjacent park?

I was hoping someone would have an old picture or article to explain it. Like @Rustbelter said, it's probably some old sewage or utilities thing. But I think we should all believe it is a secret tunnel to the basement of the old mansion across the street until proven otherwise.

It would be awesome if the developers and city could work together to preserve the arch and add some sort of glass view/marker to it.

It may well be ... I'm not sure where the boundary is. I live in Ohio City and I pass by it on my dog walks, so in my brain it's Ohio City, but I guess that means little, lol. 😂

it does tower over the house on the left and the one behind it, but not the one on the right.

 

as for context yeah as a modern housing style its not going to fit in anywhere as infill.

 

what it will do is increase neighborhood home values as it will fill in an empty lot and show other buyers this is a hopping, favorable area.

This is correct. If the neighborhood reaches its potential these small houses will be getting demolished for new construction. These small houses are not exactly architecturally significant either.

If you want to have some fun just drive around the near west side and look for all the new homes sprinkled around. It's like a little treasure hunt. You'll find new homes you didn't know about because you can't keep up with all of them. That's good news for the city.

Cleveland Vibrator to be razed for apartments

In the coming weeks, demolition crews are due to level the fabled Cleveland Vibrator machine shop, 2828 Clinton Ave., in the Hingetown section of Ohio City for a large apartment complex. Site preparations for two new apartment buildings will take place over the winter with construction work to follow, said Jon Pinney, managing partner at the project’s developer TurnDev.

Super great news. This is the one I was really wishing would start. It’s really going to change that whole area and keep the momentum going.  TurnDev is my new hero development team. Along with the stuff they’ve done along superior, it is probably the case that their involvement most recently with Erieview is what actually got that project moving.

Do you know what the parking situation is? Is it a 1:1 parking situation or less than that?

Now that this is going, the only developable parcels in the neighborhood are on West 25th and along Detroit.

Well, it's been two months, and after a walk through Ohio City earlier this week I can confirm that absolutely nothing has changed. Guess the city just gave up for this year since we're heading into the colder months.

My girlfriend and I were talking to one of the business partners for Build The Pho Vietnamese restaurant in Uptown and he mentioned they'll be opening a 2nd location next to Citizens Pie in Ohio City. He also mentioned they are opening in that location because they (different group) are building a multiphase apartment project behind it. I'm assuming that's the Voss project.

West Side Market gets a $3.6mil grant from the Gund Foundation to help fund its renovation.

Nothing yet on the recorder's site. Auto lender Global Financial (Joseph & Pierce Chelala) took out an open-ended, $1.25 million mortgage to secure future advances on April 22, 2024 from Farmers National Bank of Canfield. The mortgage was collateralized by six parcels owned by 4910 Detroit LLC at the NW corner of Detroit Avenue and West 49th Street. I'd be very surprised, price tag is outrageous ($2.3mm/ac) and it's less than an acre, with single family intermixed.  

 

For comparison, the BK site and the W 73rd site are both larger and asking much less.

Hasn't this been typical for this stretch of Detroit for a long time now.  Property owners consistently overpricing, thinking they are in the next hot spot and ironically they never sell because "its not that hot".  Developers are bright enough to do the math and determine what is economically feasible.  Over paying for a piece of property at the outset is just asking for failure and project developers know this.  The ignorant property owners are clueless and just keep paying property taxes on land that is earning them next to nothing.  You would think they would figure out the market by now and not be so hard headed.

Yeah and this owner in particular walked away from full ask offers the previous times he's asked because he thought it was indicative of him being underpriced

Anyone know if something is happening or is about to happen with Church and State? I heard this morning 15-20+ long term, never missed a payment residents woke up to 30 day eviction notices with no warning. Including 4 or 5 of the residents who have lived there since it opened. Very weird when I've never heard any real drama from anyone living there.

Do you know if their leases are about to expire or whether they were on month-to-month leases? I once had a one year lease on an apartment in Shaker Heights, and just about the time that I was ready to renew I was given a notice to vacate instead as they wanted to turn the building into condos. you just can’t evict somebody in the middle of a lease unless there are other reasons why they are in violation of the lease.

No idea on most of them, but my friend who mentioned this said his one neighbor has 40+ straight months of on on time payments, but got 2 months free at the start. They claimed she missed or was late on rent. Apparently all of the others he's talked to also moved in with a free rent promotion and are being told the same reason, when they've never missed or been late on payments. 

 

I'm wondering if there is just an unbelievably stupid and unorganized new property manager.

Only 18 months after buying the former Leisy Brewery property, 3400 Vega Ave. in Cleveland’s Ohio City neighborhood, an affiliate of Sanctus Capital LLC of Westlake has put the site back on the market again. It’s the second former brewery this year that was put up on the market in this part of town. Across Fulton Road, the closed Platform Brewery was put up for sale in May.

@Paul in Cleveland Should be any day now, just as soon as crews and equipment can assemble on site. Demolition permit was issued Nov. 27, the day before Thanksgiving.

A long-planned and contentious townhomes development at 4705 Bridge Ave. in Cleveland’s Ohio City neighborhood is seeing signs of construction activity after being on hold for nearly three years. The project’s revival is due to several factors including an improved for-sale housing market of lower interest rates, more fluid financing for construction and a new construction contractor that was hired.
