@Henke It sounded like something was ready for prime time....and then it wasn't. I have my theory but won't say anything due to a certain party being litigious.

The prospect of cranes and construction happening right across the street from our window was one of the few "cons" in deciding against the W25th lofts for us when we moved here in September. Loved the building and location, but I had read that construction was imminent on that lot and the apartment we were looking at would've been directly over-looking it.

(Dont worry, in the end, our current apartment beat out the W25th lofts on its own merits, and had nothing to do with any potential construction that may or may not ever happen)

That's a feature, not a bug.

Sorry, if I were to use a clue word, I would say a new development may soon be LODGING nearby.

Maybe the Hulett Hotel project is announcing their 7th or 8th "start" date soon?

Bookhouse Brewing is in that building, so technically Ken is correct

I love it. Ohio City is to Cleveland, as Jersey City is to NYC. Make it so!

one more - that very quick glimpse of Superman flying inside the Arcade could end up being iconic (at least for Cleveland in marketing efforts)

We walk past The Vibe site almost daily, and I just said to my husband the other day, "Now this one piece of equipment will probably sit here quietly for six weeks while we wait for something to happen." 😂 But hey, I was wrong — more activity! Now three pieces! Yay!

Actually that's a fair amount of equipment on site for a project that still has not received final approval from Landmarks.  I can think of 2-3 projects that received final planning commission going on 2 years and still no action.

The developer claims they have final approval. But I don't remember it either.

I watch most PC and Landmarks meetings (Sad but I'm retired) so I often get projects mixed up in my mind, but I could swear that the last time they were before Landmarks, maybe a couple of months ago, the Commission wanted to see some refinements and they had to come back.

That's what I thought but I have no evidence either way.

I looked it up.  It was the November 14, 2024 Landmarks meeting-so pretty recently.  The audio is very garbled so it is somewhat hard to understand everything  being said but it was clear that they have to come back to address staff, community and Landmark suggestions and concerns.  There was no final approval.  They did, however received final approval for demo at that meeting.

The Greek place across from Cleveland Bagel has an excavator outside of it and is fenced off (for demolition??)

Anyone know what the plan is for this spot, I remember someone was trying to sell the teeny tiny lot next to it for a bit.

^ Opa? That’s a shame, as it had really good food and the building hardly looked irreparable, to me at least.

The lot next to it is still for sale. They've been doing a lot of work under Detroit Ave in this stretch recently. And this week a W38 sewer replacement project started. Maybe it is related to that?

I think I saw a demolition permit application for the building to the right of that lot that's for sale.

Edit: yep....

Permit was issued Dec. 26, 2024

Demolition cost: $47,000

This is a shame.

Happy for the development, sad for the loss of gyros :(

I went by it earlier and it was already mostly torn down. They made quick work of that. If only the Cleveland Vibrator and Bridgeworks sites moved this fast.

What’s going in its place?

He has had a cardboard sign on the door for a couple months saying luxury apartments were going up there, but I didn’t really take it seriously until I saw the excavator!

Not sure if there’s an actual developer or project behind it though.

Here's what it looked like at 5 p.m. today. The site is sort of weird, as it is directly bounded by billboards on two sides. Can't imagine luxury apartments that stare at the back of those. It'd be a dream if a development here would include getting rid of those two eyesores, but I'm not holding my breath.

IMG_9022.jpg

are there periodic reviews for billboards or once they're approved that's that?

Not necessarily. The property owner owns both. I called the owner this morning. I think something's up.

That makes sense. Keep the income generating billboard up until you’ve got design plans approved and are ready to

break ground.

I'm curious how old the building on the back side was.

A quick look at the arcgis historical street maps site seems to suggest that there wasn’t anything there in 1881, but was by 1898. Ditto the Opa building. I think it’s reasonable to assume they are the same buildings that have just been razed.

Ohio City building doesn’t survive the weekend
By Ken Prendergast / January 13, 2025

An historic building on Detroit Avenue in Cleveland’s Ohio City neighborhood was there when commuters on the adjacent West Shoreway went home on Friday evening for the weekend. When they went past the site this morning during their return to work, the building was gone.

Great spot for a much needed mid-rise condo building.  But I am sure we will get a parking lot or an even large more obscene billboard crammed on the lot.  Are they related to the George family famous for their billboards?

Progress on the Bridge and W 47th townhomes. Looks like they’ve progressed on the remaining builds. Seems to me they’re building them all or at least laying the groundwork for them.

I'm excited for this. Hoping this brings in some more life to nearby businesses once people move in and spurs even more boutique small businesses to Hingetown.

Just a reminder that the project has still not received final approval from the city so it still has a way to go before breaking ground.  Hopefully some time this year.

Great Lakes Brewing site?

It was actually for the empty/parking lots on W26 behind the Voss property. I hadn't heard about this yet, but it sounds like it would be an apartment building that would go from Monroe to Chatham on those lots.

A lot of the complaints were saying 60 feet is too tall, but Whalen said the current proposal is only for 47 ft.
