February 21Feb 21 The West 26th Apartment building across from the Voss redevelopment received unanimous zoning change and schematic approval at todays CPC meeting (along with approval for partial vacating of the midblock Hancock Ave). Final approval should be able to be received at local design review. The ~20 spot parking lot at the south end of the block along Monroe is a part of the Voss redevelopment, but connected to the apartment parking area.
February 21Feb 21 That is one lonnngggg building lol. This will be a great project. The more apartments we can jam in around the WSM the better for the long term success of it. I love seeing it busy on the weekends when I can get there.

The neighborhood engagement, which the developer touted (obviously to help with zoning and design approval), revealed that people were opposed to ideas like this.

Not sure if it is directly behind Voss or diagonal or further south. If so, will they be looking directly at a walled in backside of the Voss project. Do the alleyways mentioned in the Voss plans align in any way with the front entrance of this new building? If adjacent, hopefully the 2 can work together if there are opportunities to improve access from 26th to 25th.

It is directly behind Voss and the Voss alley is directly aligned with the main front entrance to this building.

People buy property within 1000 feet of what is likely one of the top 3-5 most used rail stations, the WSM which is a top 3-5 local tourist attraction, and a stretch of W25 which might be the busiest mixed use stretch of businesses and restaurants in NEO, and complain about foot traffic. Taking a quick look at Zillow, most of those residents bought those properties in the last 5-10 years. Almost half of the residences were built in the last 20ish years. As much as I'm annoyed by most NIMBYism, I do think people often just treat them as if they're a bad person for not wanting a huge development next to their property. But almost every one of these people knowingly moved to and benefit from one of the busiest and most walkable neighborhoods in the state and are mad other people want to use it too.

People visit New Orleans, fall in love with the vibe, buy a house, then get annoyed the local bar is playing music until 2am, and try to get it shut down. What did they expect? That these establishments only exist for the one week they visited, and then are quiet the rest of the year for the locals? If you move somewhere for the walkability and amenities, it means *other people* get to walk around and use those amenities too.
February 23Feb 23 I cut through that stretch of Hancock pretty often when I’m wandering around and I don’t really think there needs to be a connection there with this project. The project seems to have good access from the other 3 sides and that road doesn’t really get you anywhere faster. Between these apartments and Voss I’m so excited. West 26th has been so sketchy for that stretch. A couple years ago I had an interaction back there where I really thought I was getting robbed, luckily it ended up ok.

I always try to do a self-guided tour of city development whenever I have a weekend day off but I've always thought it be cool to get a small group together that just goes around to every corner of the city (within reason) to photograph stuff and ride public transit where possible. Maybe that's just a pipe dream, but would probably be more fun than driving my car around alone lol

March 10Mar 10 Foundation is starting to fill the large hole on the Northside of Franklin Yards, and windows have starting going in on the Southside. It's so weird to see windows there as they've been boarded up for 5-10 years now.

I'd just been waiting for it to get warm out while I was free. Being on a bike makes it easy to cut across side streets to look for development activity. I think it would be cool to have a group go out and get some photos! In 2 months I'll be 21, so I'll be able to join y'all at breweries too ;)
