Well, this is about the worst possible outcome after that fire at the car dealership at 48th and Lorain. 🙄🤬

So in other words, the owners are just gonna sit on the lot until they can find somebody that will overpay. Detroit Avenue all over again.

The trailer they already put up which fronts 48th (a residential street) is covered in graffiti. They continue to block sidewalk with cars and occupy street spaces throughout hours of the business day. Their business is a blight, just like all other used car dealers on Lorain and Detroit.

Maybe if people submit complaints to the police enough they will change their ways.

Cleveland, Lakewood projects boosted by Port

Three redevelopment projects — two on Cleveland’s west side and one in Lakewood — were awarded financial assistance today by the Cleveland-Cuyahoga County Port Authority’s board of directors to advance them to construction in the coming weeks. The assistance totaled more than $97 million worth of financing, sales tax savings and bonds.

The West 26th Apartment building across from the Voss redevelopment received unanimous zoning change and schematic approval at todays CPC meeting (along with approval for partial vacating of  the midblock Hancock Ave). Final approval should be able to be received at local design review.

The ~20 spot parking lot at the south end of the block along Monroe is a part of the Voss redevelopment, but connected to the apartment parking area. 

That is one lonnngggg building lol. This will be a great project. The more apartments we can jam in around the WSM the better for the long term success of it. I love seeing it busy on the weekends when I can get there. 

Good project, wish it had a pedestrian breezeway right where Hancock currently is. Breaking up that block would have been a win.

The neighborhood engagement, which the developer touted (obviously to help with zoning and design approval), revealed that people were opposed to ideas like this.

we hope there is some connectivity to the Voss development to residents of this building.  Not sure if it is directly behind Voss or diagonal or further south. If so, will they be looking directly at a walled in backside of the Voss project.  Do the alleyways mentioned in the Voss plans align in any way with the front entrance of this new building?  If adjacent, hopefully the 2 can work together if there are opportunities to improve access from 26th to 25th.

It is directly behind Voss and the Voss alley is directly aligned with the main front entrance to this building.

Sure. It's been my experience that people are opposed to ideas in general.

A cut through isn't an idea here. it's the status quo. The residents said they don't want people from the Rapid station and drunks from the Market District cutting through anymore.

I wasn't really commenting on the cut through as l don't feel strongly one way or another about it. The comment was more about people and ideas in general and my lame attempt at some kind of humor.

You mean pedestrians? Yeah many residents in these neighborhoods don't want pedestrians walking in front of their house. Doesn't mean it's a good idea to vacate these alleys.

I wasn't making a statement based on values or opinion. I was stating what is, and now was.

People buy property within 1000 feet of what is likely one of the top 3-5 most used rail stations, the WSM which is a top 3-5 local tourist attraction, and a stretch of W25 which might be the busiest mixed use stretch of businesses and restaurants in NEO, and complain about foot traffic.

 

Taking a quick look at Zillow, most of those residents bought those properties in the last 5-10 years. Almost half of the residences were built in the last 20ish years. 

 

As much as I'm annoyed by most NIMBYism, I do think people often just treat them as if they're a bad person for not wanting a huge development next to their property. But almost every one of these people knowingly moved to and benefit from one of the busiest and most walkable neighborhoods in the state and are mad other people want to use it too. 

Having moved here from New Orleans, I've seen something similar all the time. People visit New Orleans, fall in love with the vibe, buy a house, then get annoyed the local bar is playing music until 2am, and try to get it shut down. What did they expect? That these establishments only exist for the one week they visited, and then are quiet the rest of the year for the locals?

 

If you move somewhere for the walkability and amenities, it means *other people* get to walk around and use those amenities too.

I cut through that stretch of Hancock pretty often when I’m wandering around and I don’t really think there needs to be a connection there with this project. The project seems to have good access from the other 3 sides and that road doesn’t really get you anywhere faster. 
 

Between these apartments and Voss I’m so excited. West 26th has been so sketchy for that stretch. A couple years ago I had an interaction back there where I really thought I was getting robbed, luckily it ended up ok.

Signed up yesterday for weekly summer CSA food program. Looking forward to supporting local food producers instead of Giant Eagle.

Update from today on the Franklin Yards project ... this is the new building planned for the north side of Franklin. Finally some movement after the site hadn't progressed much in several weeks.

Six weeks ago, city officials announced that they had picked Pennrose, LLC and its proposal to build senior affordable apartments on the current site of the Thomas F. McCafferty Health Center, 4242 Lorain Ave. in Cleveland’s Ohio City neighborhood. Now, with a Pennrose-led development team submitting to the state its application for Low Income Housing Tax Credits (LIHTC) for the project, the public can see the developer’s proposed plan.

This site should be maximized with density which includes both market rate and affordable housing. In the long term, the market rate can subsidize the affordable, and better materials can be used on the project with a higher budget. Really should be a 6-7 story building here.

boy the old health center is one ugly structure. glad to see that go away. the senior apt/townhouse replacements look nice. 

4186 Lorain Ave has a sale sign on it. Would be a dream to see it sell and converted into living (apartments or boutique hotel).

Every time I go to Ohio City I'm taken aback by the number of projects that are simultaneously under construction. Half of these I wasn't even looking for.

Here here! I always try to do a self-guided tour of city development whenever I have a weekend day off but I've always thought it be cool to get a small group together that just goes around to every corner of the city (within reason) to photograph stuff and ride public transit where possible. Maybe that's just a pipe dream, but would probably be more fun than driving my car around alone lol

These are completed. Right next to Masthead on Superior between E14 and E15. Not on Google streetview yet though. 

Foundation is starting to fill the large hole on the Northside of Franklin Yards, and windows have starting going in on the Southside. Back in the mid-00s, we had a few meetups that were pretty much what you’re describing. I’ll see if I can dig up the pics.

Same, actually I got all of these pics in one 3-hour long bike ride. I'd just been waiting for it to get warm out while I was free. Being on a bike makes it easy to cut across side streets to look for development activity.

 

I think it would be cool to have a group go out and get some photos! In 2 months I'll be 21, so I'll be able to join y'all at breweries too ;)
