The state of Market Ave and overall state of Market Square park has recently been brought up in multiple block club meetings as well as the Oho City Community meeting from many residents. From the responses given from OCI and the city it sounds like it was an issue with not knowing who was responsible for it.  OCI basically said its the city's responsibility and the city said we were not aware it was in such a state and it is now on their radar. I am not sure how to take this but OCI also said that although it is not there responsibility it is now going to probably be their responsibility which I would honestly welcome.

Anyone have updates on what’s planned for Market Ave this year?

It was originally closed in September of 2023. Hopefully that’s been enough time to find planters and picnic tables for this summer.

The only info I have is that I asked OCI if they will be doing a street fest this year and the response was no but there will be regular programing on Market Ave as well as Market Square park in lieu of it. They are planning to do a Octoberfest event too which they made it seem like would be a pretty large scale event.

Ohio City’s north end of W. 25th to get refresh

By Ken Prendergast / May 5, 2025

Out goes the Hulett Hotel proposal. In comes a couple of redevelopment projects intended to reinvigorate the north end of West 25th Street in Cleveland’s Ohio City neighborhood, dubbed Hingetown. It is one of the last sections of West 25th in Ohio City whose historic buildings have yet to be renovated and redeveloped. All it took was a $110 million hillside-public park project across the street to help seal the deal.

Seeing the 8 story hotel still being in the works is great. If I'm understanding correctly it's gobbling up that parking lot, right?

Bummed about the hotel not going there anymore but glad to see something happening even if it's much smaller in scale. I find it funny that the Hewlitt Hotel got push back because of two other larger hotel projects nearby both of which don't have hotels anymore lol. I think Hingetown could really use a nice boutique hotel

Not sure if this qualifies as OHC or DS. This building was up for sale not long ago. Now this. Does this mean it’s getting a renovation maybe? It’s such a cool building.

A stunning building. Next to the proposed MyPlace apartments as well. Whatever happens here, I hope the current owner or new owner keeps respecting the beauty of this building and taking care of it.

A number of buildings along Lorain in the West 50s are about to get renovated. Individually, none really justifies an article by itself. But in typing that, I realized that all of them together would like the Ohio City piece I posted above.

Ohio City Hotel at Landmarks today for schematic. Announced it'll be a Marriott Tribute Portfolio hotel and it's formal name is Ohio City Hotel. This project is so exciting and we are lucky to have Dan in Cleveland and this neighborhood.

Edit: It received resounding positive feedback from all other than comments about the top of the building needing some "love"... Michele Anderson was again the most "negative" asking for red/orange brick and concerned about the massing and parking (like always).

This looks incredible. Will make a big difference in feel of the place walking down Market Ave towards something instead of a parking lot.

With a complete Irish Town Bend, lot infill on W 25th, continued development within Hingetown, reimagined Lorain Ave with continued development all the way down to West 65th... we've got a world class urban area with a hotel! Finally, we don't need to host all family or force them into an Airbnb or downtown hotel. Development team made a great point on how a hotel will reduce the demand for Airbnb's which means more full time residents in those houses.

Dang, I love it. When I first saw the picture, I wondered if I had accidentally ended up in a Columbus thread or some non-Ohio projects thread, because this is a much higher caliber design than the run of the mill stuff we get, in my opinion.

Much better than the first conceptual

I don’t know about that. I see a lot of junk in the Columbus threads. Columbus poster’s complain about mediocre designs and lack of quality just as much as we do

Ohio City boutique hotel plan gets Landmarks nod

By Ken Prendergast / May 8, 2025

A proposed boutique hotel for Cleveland’s Ohio City neighborhood was significantly redesigned after conceptual plans were first presented to the city’s Landmarks Commission six months ago. Members of that same commission praised those changes and the additional design and material details that were presented today by the hotel’s development team.

I love it, save for the generic-sounding name. These Tribute Portfolio hotels by definition don't have a corporate brand first, so I get why they're doing it. Still, couldn't they come up with something a little more memorable? Perhaps the name Hulett is now available...

Beautiful building, looks like something you see in a larger city like Chicago. The design doesn't try to hard, but doesn't look generic and stands out.

Forest green brick for the Forest City. One of my favorite colors for a facade.

This is great news from the KJP article regarding the Ohio City Hotel:

Whalen also said this project will replace many of the cracked and broken sidewalks near the development site and bury the utility lines along Lorain and West 26th.

Whalen gets it.

Absolutely does. Details matter.

This might be the biggest win in a long time, in terms of design and value-add to the area, if it is built.

McCafferty site redevelopment in Ohio City revealed
By Ken Prendergast / March 4, 2025

Six weeks ago, city officials announced that they had picked Pennrose, LLC and its proposal to build senior affordable apartments on the current site of the Thomas F. McCafferty Health Center, 4242 Lorain Ave. in Cleveland’s Ohio City neighborhood. Now, with a Pennrose-led development team submitting to the state its application for Low Income Housing Tax Credits (LIHTC) for the project, the public can see the developer’s proposed plan.

Project was awarded LIHTC today.

^ It amuses me that this low-income housing project looks better than anything Geis has built.

You are correct, sir!

Glenville, Hough, Ohio City housing wins big

By Ken Prendergast / May 21, 2025

Two new Cleveland housing construction projects and one renovation won coveted, highly competitive 9 percent Low Income Housing Tax Credits (LIHTC) from the Ohio Housing Finance Authority (OHFA) today. The awards promise a big financial boost to each of the projects which are located in the Glenville, Hough and Ohio City neighborhoods.

Maybe a little of topic, but I rode my bike through OC today and was just amazed by all the new housing. The neighborhood is not new to me (I used to work over there) but the way the new architecture fit in really well (for the most part) with these beautiful victorian mansions and old storefronts. It’s truly just such a special and charming place in Cleveland.

Definitely more “high end” than anywhere else outside of University Circle, which I know is controversial, but it really is beautiful. Housing prices are at all time highs as more and more people want to live there and adjacent. It’s even more crazy how there’s still many untapped gems and vacant land nearby this area that can further lead to Cleveland’s revitalization!

Glad you enjoyed OC! We moved here a year ago from the 'burbs, and after looking for a while. Love it so much.

Some redevelopment/restaurant news: Gaby Holzer (of Thyme x Table) is opening her own spot at 4732 Lorain Ave (a former daycare). Tyler Brummett is the owner of the building (he rehabbed the building at the corner and a few houses on W 48th St). He's also been actively pursuing the Byright property.

They've already underpinned the basement which will serve as a speakeasy of sorts and the first floor will be a high-er end restaurant. Gaby is a rising star on the scene, especially with cocktails so whatever concept it is, it will be a good one.

Lorain Ave continues it's renaissance.

Cannot WAIT for the Lorain Midway to be done; I think it will be such a game changer. Most of lorain looks like a barren hellscape.

Agree but my best guess is that it is not even close to being fully funded. Does anybody know for sure?

The new townhouses at Bridge/W47th are getting brickwork done.

Also, @KJP any update on the Vibe? The site clearing finished 6+ weeks ago and it's been dormant since. Hoping for some news here soon!

W47.jpg

The last Lorain midway update was about a year ago on June 26.

They were, at the time, hoping for A federal

grant based on some recent (2023) awards for similar projects.

Something tells me they might need to look for a different funding source over the next 3 years if we want this to move forward.

From what I can tell, plan design has started. NOACA is estimating at late 2028 sell date, but I assume they still need to secure funding as you said.

The plan was to take down Cleveland Vibrator in the winter, which they did, and start construction in the spring or summer. So if it isn't happening by Aug. 1, I'll make some inquiries. However, I am surprised to see that no building permits have been submitted for construction. If they were intending to start construction this summer, I would have expected to see one or more applications to be submitted by now considering it takes months for it get processed.

Here is me being super optimistic.....Great Lakes new brewpub and operations to Scranton. Only reason it would be in suburban would be because the Strongsville canning facility is moving too. A guy can dream...

Hopefully the Suburban part is about planting a hop field.

Great Lakes Brewing Co. looks to the suburbs, again

By Ken Prendergast / June 6, 2025

In the latest episode of “where are they looking now,” Great Lakes Brewing Company (GLBC) reportedly has its eye on a site in suburban Westlake near the Interstate 90-Columbia Road interchange for a new craft beer production facility. But the deal isn’t done and the city of Cleveland reportedly is striving to keep one of Ohio’s largest craft brewers in the city.

This is unfortunate. I would be curious to read an objective analysis of available land/buildings in Cleveland vs suburbs. I read an article not long ago about a young guy with a business looking for a large industrial space and he wanted to stay in Cleveland but wasn’t finding anything and it might have been Terry Coyne or someone similar who said it’d be hard to do.

Hmmm, mysterious contacts at waste water treatment plant? Ken's journalistic chops is certainly partially built on wading into the $h!#.

Nicely written article 😄

I'll keep saying it. This city is a dying carcass with it's suburbs continuing to poach every last every tax generating commercial enterprise it has left. Eaton. Voss. Medical Mutual. CLeveland Browns. Progressive. Now Great Lakes apparently.
