Question-  I hear that Ohio City is doing well and many families and new citizens are always moving in.

 

But I also hear that Max S. Hayes high school in Ohio City territory pretty much is horrendous and disgusting.

 

Any thoughts?

It's not as nice as other areas of Ohio City, but horrendous/disgusting should be reserved for East 131st at the Cleveland/East Cleveland border, Mt. Carmel, or Storer Avenue (or for that matter, Mayfield Road in Mayfield Heights or Lorain Road through North Olmsted!!).

I had just finishing my four-year degree in partying at Kent State (my diploma was a dismissal letter) and starting work on my degree at Myers College, then called Dyke College (for some reason their sweaters didn't sell too well among straight women, especially among the women's basketball team, the Dyke Demons).  cheer.gif

Although I can't answer your questions, I'm curios to know about the person(s) you "heard" this from?  Is this someone that lives in the city or someone from the burbs?

 

Many times someone who doesn't live in a certain place, will give an inaccurate opinion/representation.

Well, it all depends on how you see it. I live very very close to Max Hayes, so i think that I can give you a good description of the area:

 

(in no particular order)

-there are many light industrial businesses on Detroit between 32nd and 48th. While they might not be pretty, they do employ people and they are not vacate.

-Detroit on this stretch is pretty desolate; it is desolate in terms of young couples walking around and its desolate in terms of riff raff.

-Max Hays HS is slated for a complete renovation within the next 1.5 years.

-Clinton Ave, a short block to the south of Detroit, is seeing a large amount of expensive housing development.

-the area is pretty quiet. I've been pleasantly surprised by the neighborhood since moving here. I was a little fearful when I moved in because it wasn't in the heart of OC. Actually, I've found that to be an advantage. Its pretty laid back her and we have a view of Lake Erie and the downtown skyline!

-the old BP station at 45th & Detroit will remain vacant for a while. BP will not sell to another petroleum company. And, no one is going to spend the bucks to remove the gas tanks from the property.

-there are a lot of 300k+ townhomes to the immediate area north of Max Hayes.

-overall, the Detroit stretch is not that pretty, but its not unsafe in the least bit. In fact, its probably one of the safest areas in the uber inner city of Cleveland.

-With a bunch of 500k townhomes sold out and over 80 units of new housing planned in the next 1.5 years, I'd say that the Clinton-Detroit corridor is thriving.

 

I'm raising my growing family in the area. I expect a few more offspring/adopted kids of my own to populuate the area in the coming years. I've also been pleasantly surprised to see that there are many many other young couples with kids/kids on the way who have made the decision to raise their kids in Ohio City. (by the way, congrats to mapboy on his upcoming housing purchase and the hopefully safe delivery of his first child!).

Moving the topic along -- I have been told taht the condos/retirement center known as "A Place for Us" targeted to GLBT community is dead in the water.  They are moving to a new location and another developer.  Any thoughts?  Any other info?

Dang!  I thought I had a "scoop" on the information!  

Ohio City is doing so amazingly well, it is on the verge of becoming a 24-hour nabe.  Glad to see, btw, the West Side Market Cafe (w/ it's fancy sign -- new, to me) going 6 days a week -- interpretation: open now when the WSM is closed.  Maybe, just maybe, OCNW will agitate, and city council can pony up the $$, so the Market will finally open 6 days/week til 6 (preferrably 7p) M-Sat, as opposed to the goofy, closed-now/open-then MWFS hours they have now.  It's both out of step with a big-city market of its caliber and the flourishing hood Ohio City has become...

 

... and while I'm on it, I sure hope some attention can now be paid to the areas south of Lorain then east of W.25th.  Once you cross the street from the WSM it's like a whole 'nother down-at-the heels neighborhood... A start would be bulldozing that awful, burb-ish Market Sq plaza and build Fries & Schuele-type mixed-use housing-over-retail up to the sidewalk's edge.  Then fix up the handsome United Bank building before turning to sprucing up the oft rundown housing east of the Rapid station going toward Tremont in the Abby Rd corridor.

 

All that said, I'm still thrilled to with where OC has come; by far one of Cleveland's best hoods.

^I know a lot of the merchants enjoy the current days and hours....but I am using a sample size of my relatives and neighbors

^that may be, but it can be really confusing to people outside OC who come to rely on the market: like friends and relatives of mine.  I constantly hear the Q on a weekday afternoon: is the market open?  Frankly, I can't really say for sure other than Saturday morning and afternoon.  That's not good, esp for as important a Cleveland institution as the WSM is.

M-W-F during the week, its like art class days in elementery school hah... yea i agree, its also crappy since its easier for me to go on tuesdays and thursdays when its not open, hell even opening it up just sunday would be wonderful.

having worked in a butcher shop, let me assure you, the meat is no fresher on tues or thurs.  mwf are traditional truck days, when fresh product comes in.  to me, the market is open more than enough.  when it's open, it's a real treat.  and if not, I don't get maha's for lunch that day.  if you can, walk the vegetable stands as they close, for great last minute deals.

anyone know what property GLBC is looking to acquire?

I heard a long time ago that GLBC was going to take over the space next door at the market av wine bar. But that should have happened as I heard that gossip a long time ago. I know they are remodeling where they make the beer- I took a peek at the drawings. If that part is expanding then it is in adjacent space

The buildings on the south side of Lorain will be physcially moved to make way for the St. Ignatius Performing Arts Center, which will be at the SW corner of W30th and Lorain.

Thanks w28th. I walked over and looked at the two buildings. One is an old brick/stone storefront painted white and green and the other is a small cinder block garage set back from Lorain. I find it hard to believe they are going to move the cinder block garage as it hardly seems worth saving. Do you know where they plan on moving the buildings to? A little further west on Lorain?

In the Crain's article it said they will be adding loading docks and equipment in the near future and then eventually purchasing additional real estate. Adding additional buildings on that real estate would be even further down the road, and not in the current expansion plan.

No, I haven't heard that. That would be fantastic, though. It would have some great views of downtown. 

Nothing on the auditors site about it being sold.

you could move some of those offices over to the soon to be vacated mental health hq on detroit/25th. Peabody, you could walk to work!

i am all about that! knowing my luck we would relocate somewhere crappy and suburban.

I called the managment office and ask if the building was sold and they said "they did not know"  . odd. either the answer would be yes or no, right?

Or if the answer was "yes" and they were not allowed to say or were not sure if they were allowed to say, they might say "I'd don't know."  That, or they may just be in the dark...

could also be an option to buy based on zoning changes, inspections, etc. 

 

this type of option exists all over town, but doesn't show up on the books until the sale occurs and thr property transfers.

Proposed Ohio City condo project grows

The proposed, 50-suite Detroit-Superior Lofts project in Ohio City has gained three more floors to become a seven-story condominium tower as part of a dramatic redesign.

 

Tom Gillespie, president of developer TEG Properties of Cleveland, said the new, more efficient design would give the building more lakefront views. The plan also would allow for a green roof serving as a rooftop garden atop an adjoining parking garage.

 

The project is proposed for the southwest corner of Detroit Avenue and West 28th Street. It’s the second mid-rise condominium tower proposed for that stretch of Detroit in Ohio City.

 

A Place For Us — a nonprofit group seeking to create a residential community for the elderly gay, lesbian and bisexual population — no longer is a partner in the project, Mr. Gillespie said, and a focus on serving the elderly has been dropped. The change reduced costs by dropping space for a planned clinic and other elderly support services. However, he said the building is designed to be gay-friendly.

 

Linda Krasienko, president of A Place For Us, said the group decided to go a different direction from Mr. Gillespie. She said it is pursuing another option to make its project a reality, but declined to disclose details

 

 

Financing for the proposed $15 million condominium is in place, but Mr. Gillespie declined to say how many advance sales he needs to launch construction. However, he said because he owns the site of the proposed building, he would begin excavating the site this summer. TEG Properties also is finishing the renovation of an adjoining office building at 2605 Detroit as eight rental apartments with first-floor retail space.

 

Progressive Urban Real Estate of Cleveland will handle sales and marketing of the units, which will cost upwards of $140,000. Lowenstein-Durante Architects of Cleveland is the designer.

The article says that it would go on the SW corner of 28th. I believe that is an error. It'll go on the southeast corner.

Don't know about that, but it might be getting confused with the latest phase of Tom Gillespie of TEG Properties. PURE just put out a press release on it. The project is called the Detroit-Superior Lofts, offering more than 50 condos in a new seven-story building going up at West 28th and Detroit.

 

It is next to "the former Painters Union building, which is being redeveloped into market-rate apartments by Gillespie, as well as several nightclubs and refurbished apartment buildings," the press release said.

Plans to build a Cleveland-area housing community that would cater to the gay elderly have hit another snag.

 

A Place for Us Development Inc. has pulled out of TEG Properties Inc.'s $15 million Ohio City project, which called for an on-site wellness center and other senior-care services.

 

Executive Director Linda Krasienko said the nonprofit group is working with another developer and is considering options along the Gold Coast in Lakewood.

And I thought I predicted that about 5 seconds after the project was announced...

Interesting that the PD manages to malign good new news by making the old bad news the lead in.  Way to go.  F'in PD.
