What an uninteresting building, although I commend McNulty for continued development in the neighborhood.

How did I know you would say that?  ;)

I think it looks great.  W25th needs to keep improving for many years to come.  It's still mostly potential right now.

I agree I think the building looks great and would be a welcome addition to the neighborhood.

Yup.  Some bigtime redevelopment at the northern end of 25th at Detroit would sure help.  Would be a great linkage to downtown and would make the storefronts in the middle stretch seem less isolated.  There's have to be some serious street narrowing though.  That 25th/Detroit intersection is hell on foot.

speaking of that side of the street... any word on the exhibit builders space?  Is that moving forward?

^Unfortunately, I think most of that is contingent upon stabilization of the hillside between West 25th and Riverbed.

Yeah, good point.  Wish some stimulus money could find its way to that hillside!  Even without the hillside stabelization though, narrowing 25th with an extra wide, well landscaped sidewalk on the west side of the street, some infill in some of those parking lots (which would have incredible views of downtown) and narrowing the absurdly wide western end of the Detroit Superior bridge could go a long way.  Ah dreams.

What's the latest on Ari Maron's plans to convert United Bank into a residential/office complex (at least that's what I thought he was aiming at)?  Does he plan any street-level retail?

Before going to bed last night I noticed work lights in a space in the United Trust Bank Building at W25th and Lorain.  Broke out the binoculars and saw that there were several people in the 3rd from top floor cleaning out the space.  Not suer whats going on in there but I'm hoping this is part of the renovation to apartments/offices.  Either that or they were cleaning up a crime scene.

I'm not sure which one would be more awesome.

Cleveland Officials Shutter Westside Building Due To "Life-Threatening" Conditions

I think this the building MRN is rennovating. This doesn't sound good...

http://www.woio.com/global/story.asp?s=10373833

CLEVELAND, OH (WOIO) - The city of Cleveland has deemed a Westside Building unsafe and potentially deadly.

Officials say the building - on W. 25th & Lorain - isn't properly equipped in case of a structure fire and has been ruled to have "life-threatening" conditions.

The building was damaged by demolition and renovations.

It is unclear if anyone lives in apartments inside this building but it does, in fact, house offices

I can't believe they didn't give an address...

OMG, my old digs getting shuttered? Is this the United bank building for sure? Glad I was already moved out. The shock of seeing this here or monday morning in person would have killed me. I knew they were having a lot of problems in there, but nothing this bad.

The small picture on the woio website lists 2012 west 25th as the address.

The Order To Cease Use & Occupancy is pictured with the article.  The address listed on the posted document is 2012 West 25 Street.  Not 100% sure, but I believe that is The United Bank Building.

That is most definitely the United Bank Building... eesh.  And there are several active businesses in there.  I wonder how long it will take to resolve these issues, and if we'll find more detailed information in the near future.

this is really heart breaking for me. I worked in a social service agency in that building ( as it happens would have been relocating anyway at the end of the year, but still).  I loved how the community, all walks of life, would come in the building and access the  the widest assortment of services of anywhere in the city. Doctor, Optometrist, architect, mediator, bondsman, social services, legal, media....all there. I loved the fact my most vulnerable clients knew  we were right there in the neighborhood, and if I could not help them, I could walk them down the hall to someone who could.

I doubt OC has enough affordable, ready, office space for all these tenants. Truly a loss to this community. I hope this story is wrong.

I wonder if the patio will work on that corner, though.  Doesn't a lot of the refuse from the market end up in that alley during it's operation?

Most of the garbage ends up farther down the alley.  This patio looks to be right on the street which is a lot cleaner.

on my afternoon run yesterday I noticed construction/demo/crap all over the place in the former city buddha/obama campaign space.  anyone know anything?

wasn't garage bar supposed to be expanding into that space?

The owner of the Garage Bar was going to run a sushi restaurant (something like that) in the old CB space.

It is the Garage Bar owners opening a sushi bar.  The name has the word "Dragon" in it.  Other than that I don't know.

on a small scale project in Ohio City, the 4309 Lorain building is ready to go so long as the city figures out how to get out of it's own way. hopefully soon I can start taking people on tours who want one.

The building looks cool. Is the building slated for just apartments with possibly businesses on the first floor?

The name will be "Dragonfly" and will be a sushi/martini place, I believe.

The owners have done a great job with Garage Bar so I'm sure Dragonfly will be cool as well.

I hope it will be good quality sushi. While there a couple places right around here, I generally travel to Pacific East for my sushi/sashimi fix. And says a lot since I don't like to leave the zone for much.

Congrats, Weepinwillow! Are you guys renting (residential) units, or is everything full? I can't remember how many units you guys were planning when we last spoke.

Count me in for a tour!

Thanks. We have 3 units. One 2,500 SF ballroom space and 2 1,000 SF spaces. All floor plans very open, large tiled showers (and I mean very large, like double a normal size).

Count me in for a tour!

I'll post some times when we get closer to completion.

Let me know if this link works for pics...

pictures please!

What did you do with the ceiling?  Please, please tell me you are planning to refurbish it??

The ballroom ceiling or the 2nd floor apartment ceilings or the 1st floor retail space ceiling?

We are bringing back the plaster work on the cove and putting up drywall for the ceiling in the ballroom.

2nd floor units will be drywall.

1st floor will be up to a tenant.

the tin ceiling, well in the pictures the ceiling looks tin.  Not sure what floor as the pictures are not labeled.

No. Tin ceiling was in bad shape. We saved the good pieces to re-use in other places, but we needed to strip the building back to the bones. Tin Ceilings were actually the drop ceilings of the 20's, they used to put this very ornate wallpaper on the ceilings before that.

Oh ok.  I couldn't get the entire "story" from the pics.  I cant wait to see the finished space.

You can see what was underneath.

Here is the tin:

The plaster was coming down all over the place so most of the tin was hanging down or not connected to much.

This space used to be the north east ohio communist HQ building (and now that my brother will live there.. probably is again.. ZING!) anyway, the big white chest in this photo actually has the hammer and sickle carved into it. (I'll take another photo later)

Lawd!  I dont envy you at all.  I don't think I could go thru another renovation.

It's not so bad. I like seeing the progress. The main problem is trying to explain a 120 year old, traditionally mixed use building to a single use zoning code.

Case Western Reserve University graduates open bookstore on West 25th Street

Posted by Tom Feran/Plain Dealer Reporter June 08, 2009 18:05PM

Building an online presence has become part of doing business for bricks-and-mortar merchants.

Recently, two enterprising Case Western Reserve University graduates reversed the formula.

David Kallevig and Scott Greer first developed a successful business selling books on the Internet -- then swapped clicks for bricks by opening a store.

^glad to see these guys in biz; an indy bookstore needs to occupy the space of the much-loved old store.  Wish them luck...

btw, I see construction activity in the abandoned City Buddha space a few doors down.  Anyone know what's going on?

The owners of the Garage Bar next door have taken over the space and are turning it into a restaurant.

yummy

Please move this question to it's proper home if need be, I'm not sure where I should put it:

The building my brother and I are setting up in Ohio City has ground floor retail with walk up apartments. Assuming I can't find a good retail use, which so far seems to be the case, what could be some interesting ways of using this space? Maybe with the idea of adding it to the walk up apartments (work space?)

Where in the neighborhood is it?

44th and lorain

Are/were you trying to recruit retail or do it yourself?

Speakeasy, the new martini bar in the basement of Bier mrkt has opened. We stopped by last night and had a great time.  They spared no expense in the decor and the staff is fun and super attractive.  The place has a Velvet Tango Room type vibe.  There is even a doorman that pulls back the velvet rope for you to enter.  It will only be open on Friday and Saturday nights.  Definitely worth checking out

What about general service type stuff .. like a laundromat or something. Would that work in the area?
