I am not a resident of the neighborhood so I can only offer my view as an outsider. I feel the McDonalds will be built and probably with very minor consessions on their part. I don't like a vacant building there so the McDonald s in that respect will be a plus. But I absolutely understand the concerns of the neighborhood and believe in that fight. So once this moves forward I hope those involved will put as much effort into changing the zoning laws so they will have more ammunition for future proposal's.

If what KJP says is true, then protest should be directed at Cleveland Zoning instead of McDonald's.

 

 

You can push each applicant to have a higher-quality design, but that doesn't address the bigger, long term picture. Do we really want to have these kind of fights all the time? Do developers? Reducing the vagueness in the geographic applications of the zoning code helps all sides with regards to expectations and desired outcomes.

Look forward to some big news coming on Wednesday about the little neighborhood around the Transformer Station!

 

Is this related to the county announcing bids to sell various properties, including the archives house on Franklin? I realize that's a couple of blocks south of the Transformer Station, but I guess I'm hoping for a multi-block development, not just a single building.

I believe they are buying the culinary building that's behind the WSM and next to St Emeric.

I believe they still are, but they (strangly) didnt claim it to be part of the distillery project.  Im not sure how it stands now though.

Ha the "colonial" Independence location made the list.  Hardly cutting edge--but then again, for Independence it could have been much worse.

 

A McDonalds is a gold mine.  With the right pressure from the neighborhood leaders and politicians they will spend money to make it happen.  If they are going to get it might as well make it a destination.

They could make it look like a mini-Westside Market building.  Put the arches on top of the clock tower.  Make people buy their burger at one counter, then go to another for the fries, and a third for the shake.

I would patronize that McDonalds for some spicy pig feet.

Public meeting tonight showed a LOT of resistance from residents who are against this - a number of homeowners who have been in the neighborhood for several decades spoke. Real concerns about traffic, safety for pedestrian and school-age children who use the bus stops on the corner, litter, quality of life...Also, for the person who thinks having a vacant movie store is the same as having a McD's double drive-thru outside your bedroom window: the Hollywood Video is next door to this house. It's a brick wall. Absolutely no noise or light. So yeah, I'd imagine they prefer that over "Do you want fries with that?" come from two loud speakers outside their bedroom windows.

 

Cimperman is very much against this. Zone is not taking a side. Zone did say a number of residents near the current McD's on Detroit would be sad to see it go.

 

That comment raised one of the best questions of the night from an older gentleman who simply said, "Why are you leaving a location where people are sad to see you leave to build in a location where no one wants you?"

I have a solution:  We all team up with Cimperman to convince this franchisee to move east on Lorain to a parcel at Ontario/Carnegie.  On this site a "Rock N Roll" McDonalds is erected (like this original in Chicago: http://en.wikipedia.org/wiki/Rock_N_Roll_McDonald's).    Here they can capitalize on downtown crowds with a partnership with the RHOF archives located nearby at CCC.

it would be so isolated from pedestrian and transit /that it would require a huge parking lot, to accommodate cars, plus the congestion in that area with only access from the north makes it a poor location for such a business.

C'mon.  This is Cleveland we have plenty of vacant land to make this happen.  Including near that intersection.  There would have to be a way to fit it.  Just think of the joy from all the casino patrons on their way to the innerbelt.

Great idea! Clev doesn't capitalize as much as it should being the home of the RH.

Off topic, but why copy something know as a Chicago original to build it here???  Its a bad idea and bad branding/partnership for/with the RRHOF and city in general.

Just wanted to add that the area around the Transformer Station is starting to get good. The OC Firehouse now has a good artisan coffee shop and a flower shop, and some offices (and one apartment, apparently?) as well. The Transformer station opens in February, I think. Hopefully some of this energy migrates north to Detroit.

I'm loyal to Phoenix, but RS is my second favorite.

 

To me the most exciting thing is witnessing the cool neighborhood expansion. Fun to envision that the "dead" areas could some day be filled in; a day when there are no worn and tired gaps between Flats/Tremont/OC/Shoreway/Lakewood.

Isn't this the old Club Envy? Looks like its going to be something else, something better.......

Club Envy is further south on 25th. I seem to recall they were going to demo it, but it's just been sitting there for months and months. I don't know what the building in the picture used to be.

Its on 25th south of Lorain (surrounded by the Voss factory).  Most recently it was a cabinet shop.  The old club envy is in the same strip but two doors down.

The Jay Hotel property, also called the Ohio City Post Office, on Jay Avenue in Cleveland's Ohio City neighborhood. Developer Tom Gillespie plans to turn the building into eight apartments, with 20,000 square feet of retail and offices. The $3.4 million project received a $500,000 tax credit.

The West 25th Street Lofts, a $21.5 million apartment redevelopment of a rambling, several-building complex off West 25th Street in Ohio City. Developers Rick Foran and Chris Smythe have been working for more than five years to find financing and make the project happen. A $4 million tax credit for the entire complex replaces a smaller, unused tax credit awarded several years ago, when portions of the property fell outside of a historic district and were not considered eligible.

I seem to remember that Euclid Ave dominated a couple years back.

Cleveland, in general, dominated the state -- taking eight of 23 tax credit awards statewide......

Transformer Station is set to transform Cleveland's art scene and spur growth in Ohio City

At one time, the Transformer Station at 1460 West 29th Street in Ohio City powered streetcars that crossed the Detroit-Superior Bridge.

 

When it opens Friday as Cleveland’s newest high-level exhibit space for art, it will build cultural connections across the city and become the latest example of art as an economic development tool.

 

“It’s a huge deal,” said Eric Wobser, executive director of Ohio City Inc., the area’s community development organization. “The fact they [bidwells and museum] chose to do this here in this corner of Ohio City is a testament to the organic vibrancy that’s been created in the neighborhood and a legitimating factor for the future.”
