I don't know if there's been anything more recent, but this June Cleveland.come piece (http://www.cleveland.com/business/index.ssf/2013/06/developers_plan_62-unit_apartm.html) said:

 

Demolition of the empty warehouse on the property could start within weeks. Construction might be finished in mid-2014.

 

Looks like the demo is finished, so hopefully they'll be digging soon and are on track for 2014.  What's particularly exciting about this project is that it's not soaking up any subsidy, other than the as-of-right tax abatement.  No waiting for NM or historic preservation tax credits, no visa sales, etc.

That would be awesome! I was speaking to one of the tenants of the 'Hingetown' building on the corner of 29th and Detroit, and he said most of the new businesses will be opened in the next few months. The building owner is working on the renovations but they are coming along slowly. The apartments haven't been worked on in a while. He did say they were going to be putting in a courtyard behind the businesses which will open out to the Transformer Station. It will be nice to see the entire northern area cleaned up over the next months. There are still too many break-ins and glass all over the sidewalks going toward W 25th.

^ Dean Rufus and Blow Hair are of course already open. Among the new tenants, Kutya Rev is already open, and if everything stays on schedule, I believe Cleveland Tea Revival is slated for October and Beet Jar Juice Bar for November. Not sure on Harness Cycle but slated for sometime in the fall.

 

Oh, and the courtyard behind the building is AWESOME! That's going to be a great space.

Patty and Steve Roberts recently sold their four-bedroom, Shaker Heights home with a large yard and in-ground pool to downsize, because their daughters are grown. The couple this month moved into a two-bedroom place with a one-car carport and 30% less space.

 

The new place is a single-family home built in 1854 on Carroll Avenue in Cleveland's Ohio City neighborhood that cost $290,000.

 

Residential brokers active in the city say Ohio City has had a strong year, though they add that other walkable city neighborhoods, from Little Italy and University Circle on the East Side to Tremont and Detroit Shoreway on the west, have had good results this year as well.

I hope this is because of an additional phase.

I knew about those but didn't realize any had sold! That's happened within the last month or two!

Ohio City really does have a housing and apartment shortage.  Too bad developers have to go through so much red tape to fulfill the market demand.  If Uptown-quality apartments were built right now...there would be a waiting list in no time.

Not so fast.... At first glance, perhaps, particularly near WSM. There's still several blocks of the edge of Ohio City north of Lorain (44,45th) as well as many blocks south of Lorain that are riddled with empty lots and houses that would need to be renovated before attracting rents of >$500/1BRs.

^True, but I bet there's demand for new build that will never be met by normal renovations, and I bet the rent gradient is super steep as you move away from Market Square.

 

On the prior topic, I really love Columbus Road, and that part down the Hill from Abbey in particular (I have an old photo thread of Columbus Rd somewhere), but I really don't like those new townhouses all that much.  I love that they're bringing more residents in, but those things look like meh builder-grade shlock with pretty bad street presence to me.  I know it's a tough site to develop, but just not very inspired there.

Btw is this the development associated with Sam McNulty? I remember some mention of him building somehting on Columbus or  Abbey. I'm not exactly sure if it was just 1 unit , or multi-units like this. Im probably way off here...

David Sharkey of Progressive Urban Real Estate, who is both the sales agent and a developer of the Columbus Hill project, says the development is unlike anything else currently on the market. The homes mesh with the topography of the Columbus Road hillside to offer outstanding views of downtown, the Cuyahoga River and the Flats.

They were demolishing the Grind building this morning. Thought some bar with live music was going in there, no?

The building being demolished today used to house Envy. It is being demolished to create more parking for Skylight Financial which is moving to the United Building next spring. Bar 145 is going into the old Grind location. It is difficult to keep all of the old problem nightspots straight!

Yeah the Envy bldg went down in a couple hours. It was there when I drove by early morning and by mid to late morning, it looked like this

I don't think bar 145 is still happening.  The block club was against it and therefore so was the city councilman.  Main issue was the live music component bringing a late night crowd that would impact the residential area behind the place

That second one was supposed to be Bridgeview Cafe or something. There was an article about the owners purchasing it probably now over a year ago. Nothing ever happened

I thought the pics were yours KJP haha. Although missing a bike in a pic is nearly impossible. A bus on the other hand...that's a feat! They don't run often.

That underground parking garage looks nearly street level. The common complaint about most projects in Cleveland is the sketchy site plan. In this case the raised first floor and brick wall along the sidewalk.

 

Oh well. Great location and project overall. I remember walking by there this summer. There was no progress for a couple months after demolition. Was getting worried it would sit a while. Thanks for the photos. :)

Saw this at the bottom of a story about Tommy's in Coventry:

 

The possibility of a West Side Tommy's is real, said Fello, but not imminent. He said he was approached this summer by officials at Ohio City Inc., who are looking for a family restaurant that doesn't serve alcohol – a profile that fits him. They toured several properties along West 25th Street, and he is also considering Lakewood.

Looks like the same house built on West 11th in Tremont.  Nothing interesting but development keeps marching west, good stuff.

I can't find the rendering of it, but does anyone know what happened to the proposal to place a 'harvest moon' type sphere on top of that pedestal above the plaza. I know OHC posts here at times so maybe they will have the answer. I always thought it would look awesome at night.

Time to think about closing a key stretch of West 25th Street by Cleveland'sWest Side Market: Mark Naymik

 

CLEVELAND, Ohio -- Architect Ronald Sarstedt has a big idea for West 25th Street in Ohio City.

 

To jaded and uninspired bureaucrats and planners who study the area, his idea might seem a little crazy. That's why I'm bringing it up. Anyone who's followed my columns knows I occasionally write about bold ideas that have been shunned. Blowing off ideas is the real curse of Cleveland.

 

Sarstedt, a 66-year-old resident of Ohio City, wants to close to traffic a short stretch of West 25th Street, from Gehring Street just south of the West Side Market, to Franklin Avenue, a couple of blocks north of the market.

 

Think about it. No belching buses, rumbling gravel trucks and snaking lines of cars. Just people and a few bicycles.

 

Sarstedt says it makes little sense to keep expanding outdoor dining options and encouraging pedestrian interaction on this stretch if traffic and congestion isn't comprehensively addressed. He envisions the area becoming a bigger version of East Fourth Street, the small downtown restaurant and entertainment district that is closed to traffic. But unlike East Fourth Street, West 25th Street is a major artery so the challenges are far greater.

BTW, I moved the posts about the potential Brickman/Adobe Duck Island townhouse project to the Tremont thread even though some of the properties were acquired by companies named Adobe Ohio City Townhomes and Adobe Ohio City Mitchell LLC. Ohio City is on the west side of Columbus Road. The project is discussed here....
