Cool, I remember when the property went on the landmark agenda for demolition. The site plan changed quite a bit since then.

It is not awesome, but the limited documentation suggests part of the project will (I hope) be built right up to the sidewalk, and none of the garages will be facing Lorain.  That right there gives it a head start over lots of other recent townhouse projects.

Phoenix Coffee to Open Ohio City Location This Summer

 

The rumors are true, java lovers: Local coffee roasters Phoenix Coffee will open a cafe in Ohio City this summer in an as-of-yet unreleased location. Phoenix already has shops on Lee Road and Coventry in Cleveland Heights and on E. 9th St. downtown. The Ohio City shop will be its first franchise on the west side.

 

Coffee director Chris Feran says Phoenix is aiming for "late summer" for an opening, likely sometime in August. He says they intend to create "a little bit of a different feel" there.

For HGF, it is not too bad. But it still is a very sub-par design. Not sure why someone would hire this firm for an urban townhouse project. At least it is up against the sidewalk and hides the garages pretty well.

I thought the city had already re-zoned the building for three units a few years back

i don't think this marks any change. Same owner, same plan. 3 units total.

 

Accdg to Sam McNulty's post on Phoenix's facebook, the Phoenix coffeehouse will be at 3000 Bridge (West Side Community house).

It beat out Starbucks for that location

The huge (must be 200 apartments) 5 story apartment building at the intersection of Green and Chagrin in Beachwood is also wood framed.

What's the second project?

Hingetown neighbors to Mariners Watch...Harness Cycle and Cleveland Tea revival ...opened yestrday.

Beet Jar juice bar is opening very soon. Cant wait for the great raw and organic juices.

I saw all the food tables and people in Harness cycle and wondered what was going on in there.

Uptown is the only new build residential project built recently which I can think of around here that was not stick built.  It seems to be fairly standard, sadly.  On top of that, it looks like they are going with an open-web truss system for the floor/ceiling space. 

Question from an ignoramus: Why is concrete construction preferable to stick built construction?

It is a question of quality.  Concrete offers better sound insulation, is fire retardent, and does not warp over time like wood.  You also have to consider that the wood used for construction these days comes from tree farms a lot of times and is not ideally aged.  If I was seriously considering this building, I would at least want to see metal studs.  When a completely stick built structure, I just assume that the developer is trying to do whatever is minimally acceptable under the building code.  None of this, however, is to say that you can't build a quality building with just wood framing.  There are other ways to minimize the downsides, such as using high-quality thick sheetrock and taking additional steps for sound insulation.

What exactly is "minimally acceptable under the building code"? It either meets or does not. You can use whatever materials are allowed by code to meet those requirements.

Everyone is using wood framing because it is the most cost effective over the short term, the basic ideology of almost all developers.

Now you are getting somewhere. Wood is not used for structural purposes over 4 stories. There is a large push in Canada and Europe (go figure, they are ahead of the US again) for tall structures made of wood construction. It is slowly catching in the US.

Also, brick is not a structural component. Brick is a cladding for decoration and weather. Brick can be used with any structure, wood, concrete (cast in place, precast, concrete block) or steel.

I cannot speak as to why Uptown used cast-in-place concrete structure, but my guess would be aesthetics. They left the ceilings and some of the columns exposed in the units.

From the CLC image, it appears 3700 Lorain will incorporate the small, empty retail block currently standing on the site into the residences... no?

Hmmmm...usually I have some info on breweries...they have kept this under wraps. I don't know what it is... A good addition though, hopefully it's chill and has good beer!

Snapped up a couple pics of Mariner's Watch after going to Cleveland Tea Revival. As a side note Cleveland Tea Revival was fairly busy on a thursday which I was not expecting and they have a good variety of teas. I'll definetly be going back.
