March 28, 201510 yr This project is going to be a slam dunk. It's bold and really pushes the boundaries of gentrification on the edge of downtown. I think there is so much upside for this area as the City evolves, if they can make the numbers work with base rents now, it will be even better in the near future Be careful with that "G" word. Exciting stuff though. Also, not sure if anyone saw this (particularly since the G word was floated around on the last page), but here is a link to Forest City Square's LIHTC proposal. So I know the new Max Hayes high is opening this fall, and I originally thought the old site was going to be redeveloped with storefronts, apts, etc. However, now, according to the Plain Dealer, the school district is aiming to build a new high school at that site unless they find somewhere more suitable? Does anyone on the inside have any insight on what is going on here? I really hope they are not going to waste that prime piece of real estate for a damn school.

If it's supposed to have a tech- and project-based curriculum and mimic work experiences, why not have the school building be designed more like a workplace? Right up 29th from the Cleveland Vibrator Company. Really. Looks more like an warehouse/industrial site still, depending on its history. What's been in there before will be huge. Refurbed in 1957. But only 8 "parking spaces" in all that side space??? I'd be concerned about anything underground over there.

Within the past year or so, that area gained: Platform Beer (as well as the renovation of the place next door), the home brew shop across the street, and The Grocery up the street.

Google Street Views reveals that this particular building was built either in/or between 1892 and 1896. It's part of an interesting, in-tact group of historic storefront blocks including the Fridrich Bicycle store... Fridrich is obviously a local institution and resource, but I sure wish it's building were spiffed up a bit because that last time I was by there it looked pretty raggedy.

May 1, 201510 yr ^ That master plan is pretty "pie-in-the-sky" (as most master plans are). I highly doubt we'll ever see the Ohio City Farm land developed into mixed use, and same with all the other proposed mixed use on that side of W. 25. As far as I know, the City wants all that land east of W 25 and north of Riverview to be converted into public green space. Even after the hillside is stabilized, most think it's still risky to build there. I think Snavely is really trying to push for the stabilization, because public green space would positively impact the proposed development at W 25 and Detroit. It would also increase the value of all the land west of W 25, since it would open up some very nice views.
May 1, 201510 yr ^All moot now, but FYI, that plan wasn't so much pie in the sky as it was a victim of the soil and slope conditions. There was actually a developer pretty ready to build that mixed income project with some serious federal subsidies. You can read all about it waaaaaaaay upthread. All to say, that master plan is out of date and should just be ignored even more than most non-developer master plans.
May 1, 201510 yr Hopefully it doesn't stay green space for long. Here is a random address on Bridge about a 10 minute walk to Nano Brew. About a third of the space bounded by a 10 minute walk is either unbuildable or single-use commercial, like Lutheran and St. Ignatius. Greenspace along West 25th would be a waste of space, IMO. We are probably years away from running out of infill space. Hopefully by then the hillside is stabilized permanently for residential construction.

The east side of W. 25th from Detroit to Franklin is going to become parkland, taken over by the Metroparks. They are already in negotiations with the land holders for eminent domain. Of course they need about $50 million to stabilize the hillside before it becomes a park, but long story short, nothing is getting built on that section of land. The most valuable building is the old CMHA headquarters, which is actually a very nice building, and has been actively on the market for several years. Nobody will buy it at any price because of the slope issues.
