Family Residential District. The owner appeals for relief from the strict application of the following

sections of the Cleveland Codified Ordinances:

1. Section 349.07(a) which states that accessory off-street driveways and maneuvering areas

shall be properly graded for drainage so that all water is drained within the lot providing such

area surfaced with concrete, asphaltic concrete, asphalt or other similar surfacing materials

approved by the Director of Building and Housing, maintained in good condition and free of

debris and trash.

2. Section 337.03 which states that the sole use of property located in a Two Family Residential

Nice to see more density on that lot, but that townhouse design (posted a page or two back) is pretty meh.

 

Interesting that the most expensive townhouse is one of the few that's been reserved in this development.

It's also interesting that they are marketing this as being in Hingetown, which I didn't think was supposed to extend this far.  There is a well-known phenomena of popular neighborhood's names spreading out past the original area they were meant to refer to.  I didn't think we'd see this so quickly with Hingetown.

As got brought up in another thread, Cleveland's neighborhood boundaries are somewhat fluid, particularly on the west side.

On a neighborhood/resident level, the residents of the following areas would consider themselves (whether they like the name or not) to be part of Hingetown: Clinton Ave/Detroit Ave between 28th and 48th, and Franklin Ave between 28th and 45th. Why you ask? Because it is all the same block club. When the first ever variance or proposal came up for Hingetown, the issue was brought to the block club meeting. And every additional item from Transformer Station to the old firestation, the retail block on 29th, Mariner's Watch, Bop Stop, etc-- all of it goes to this block club when seeking neighborhood input for BOZA or Landmarks/City Planning Commission.

Wow, another small grocery opening on Lorain in Ohio City.  Sounds great, but I hope there's room in the neighborhood for this thing and "The Grocery":

Trevor Clatterbuck of Fresh Fork Market is teaming up with chef Adam Lambert (Bar Cento, Lola, the Black Pig) to open a new storefront at 3208 Lorain Avenue, which formerly housed Ohio City Writers.

While the West Side Market and The Grocery are in very close proximity, McNair believes this high-end foodie addition will positively impact all three businesses and the neighborhood at large.

 

"You start clustering a lot of the same type of businesses and it can be a very powerful thing," says McNair. "I think it really builds up Ohio City as an epicenter of fresh food and produce. It’s a great fit all the way around."

^ Still seems like a weird choice. He could have chosen Gordon Square, or Tremont, where I'm sure this kind of place would do fine. Instead he chose a location just a few blocks over from the only other "micro" organic grocery in the city.

I think the clustering aspect he mentions has merit. It'll be easy to hit them both in a single trip if one doesn't have everything you're looking for.

And the "local" selection at the West Side Market really isn't that great. Most of the produce is from the same food warehouse, trucked in from all over the country (and beyond).

I once worked as a cashier at said food warehouse and this is 100% true. All the West Side Market produce guys come in once a week and buy exactly the same stuff as all the rest. They all pay with wads of cash held together by rubber bands. Then they bring their products over to the market and try to compete with each other on price, so I'm not exactly sure where the profit is in that business haha. Interesting characters though.

Maybe I will actually go now.  I like their beer.  They have a really weird business model...they seem to gravitate to places that are saturated instead of untapped locations.

Wow! A brew pub? Or just a brewery/tap house? I was just randomly reading some reviews of their Portland brew pub this morning.

 

I last heard about this a year or so ago and at that time the discussion was that they were looking to do both a brew pub and their main brewery. But then I heard separately in the news that they had invested some more money in their current brewery. So, I'm not sure how it stands now.

Just drove by there the other day and noticed some significant progress on the addition portion of the project.

They installed an elevator in that building!  I wonder how expensive that was??  Is this for ADA compliance? I see they are planning a rooftop bar but wondering if they are also doing something in the basement.  Seems like it would be a huge expense if it's just for the second level rooftop.  Or maybe that building is taller than what I remember...

I was in this furniture store recently.  An employee (or owner?) there told me that they had not renewed their lease because there was a brewery coming in, but that the brewery deal had since fallen through. 

I can confirm I also heard that Fat Heads was to go in the building but has since changed. I heard the reason was the furniture store was taking too long to vacate and the landlord wasn't enforcing a firm exit date. Additionally heard Bakersfield (taco joint) is to go in the opposite end of that building.

YES BAKERSFIELD!!! Just what this area needs. The ones in Cincy and Columbus do very well and are definitely a draw for the younger crowd. Great news!

^ Ah gotcha, sorry about that - don't venture out of this sub-forum too often. I do think this is a wider topic than just WSM though, and affects the entire neighborhood, especially if the lot becomes 24/7 pay-to-park.

Actually, this location is in Ohio City... It looks great, though.

This project went before the landmark board in March. This is for approval by the planning commission. Doesn't look like the plan changed much (if at all). Happy to see it progressing!

It will be so nice to see that block filled in and even nicer to see Detroit fill in to Lakewood.

Interesting that there are two different proposed layouts for the street-level tenant spaces. The only difference is the placement of the small grocery (which, rumor has it, will be a similar concept to The Grocery on Lorain Rd). I wonder which is correct.

I just hope they can somehow save the mature trees lining W. 25th at that site, which will undoubtedly be replaced with $10 dogwoods.

These are looking amazing!  Hope these buildings keep sprouting up throughout the neighborhood.

Signage is up for Tabletop and the opening date is listed as June 26th
