Would everyone on here agree that this street is as close as we come within the City of Cleveland to a glimpse into the density of the mixed-use past?    Even with all the buildings missing--there are still quite a few standing.

Yes, it and Detroit Avenue's built environment are both pretty much intact. BTW, St. Clair's isn't too bad until you get close to East 105th.

You can certainly picture the streetcar zipping by those storefronts, for sure.

In such a long stretch, yes

Hard to say.  W25th from Lorain to Fulton is also pretty good.  Have the areas around Clark, Denison and Broadview along with everything inbetween.  There are also some intact neighborhoods.  The bridge between Dension and Broadview takes away from some of that however.

Funny someone should mention Denison.  I walked around that neighborhood yesterday, on both sides of Dennison ("Brooklyn Centre Historic District") and noted how few demolitions there have been on those streets - in contrast to what's been going on in parts of Cleveland Heights, for example, and so many other area.

Yes.  I drove out Lorain last summer and noticed this.  It just has so many pockets, both good and bad.  It's really narrow from W. 25 to (I think) just beyond Denison where it gets wider.  The most intact places are around Fulton, that antiques section just before horribly destructive I-90 west, Denison (great potential there) and around W. 117th.  I'm frustrated with the wasted TOD potential around the W. 65 Red Line station.  RTA rebuilt that station 12 years ago, but aside from the Eco Village townhomes which opened in anticipation of the station rebuild, there's been nothing in terms of TOD built -- unless you count the nearby, substantial, Waverly Station and St. Stephens Court townhouse developments off Lorain.

 

I just wish the developers could get that very promising, substantial mixed-use complex off the ground at Market Sq. plaza and the W. 25 Rapid station.

entertainment in a D3 Local Retail Business District and a Pedestrian Retail Overlay District. The

owner appeals for relief from the following sections of the Cleveland Codified Ordinances:

1. Section 343.11(b)(2)(T) which states that Hookah lounge use is first permitted in General

Retail Business District.

2. Section 347.12(a) which states that where permitted in a particular use district, hookah

lounges may only operate between 9:00am and 10:00pm Sunday through Thursday and

between 9:00am and 11:00pm Friday and Saturday. Variance from these hours is requested.

3. Section 347.121© which states that parking for Hookah Lounge is required at the rate of one

accessory off-street parking space for each employee and one for each seat for 2,142 square

foot lounge area. Per Section 349.04(e) of the Cleveland Codified Ordinances each twenty feet

of ground or floor area usable for eating shall be considered one seat. Per Section 343.23(i) in

a Pedestrian Retail Overlay District the parking requirements are reduced by 33 % therefore

74 accessory off street parking space are required 27 parking spaces are provided. (Filed

Some staged units look well. Some, like this, do not. It just has too much furniture and the furniture selected is a bit on the low rent spectrum. And how many breakfast tables do you need for your massive family of 8 in a tiny unit?

Looks fine to me. I have more furniture, book shelves, etc. than that in my condo.

Agreed. It looks bad and the decor looks cheap.

My thought is that it looked very dated, like my grandparents would live there.

A big yey for that first project! I've said it before and I'll say it again, I hate walking down 25th to the Market area and having to go thru that stretch. So glad to see this, along with the 25th St Lofts and the Snavely project moving along to fix up those eyesores. Just need to take care of that sliding hill and the condemned buildings on top of it that't right across the street now...

I've been reading about the major apartment projects around Detroit and W. 25th.  What's the construction at the nw corner of that intersection?  Could this possibly be the apartments, already?  I hope so!

These are wonderful illustrations which I really appreciate, however sometimes there's preliminary construction - e.g. moving water lines, etc.  I hope this is the real thing, and it would help if there were a sign up mentioning what's going up.  I presume, though, this is the actual building construction and it gives me still another great reason to go to Ohio City and follow the progress.

 

^The work you're seeing now is part of the Shoreway project.  I'd expect groundbreaking for the apartments and retail sometime this Spring.

That's what I was afraid of.  I hope the actual construction does, indeed, begin in the spring.  Thanks for clarifying.

^^ Yes, unfortunately it's just road construction. When I saw the construction equipment arrive I was very hopeful, but it looks like it was just a continuation of (water?) work they were doing under Vermont late last year. It's all finished up for now at least. 

As of December, Michelle reported that Snavely hoped to break ground in "early" 2016, so hopefully we'll see some action there soon.

Nope. It's moving forward. Demo should begin in the spring.

Good!  It's high time that misleading sign come down.  In a case like this I hope that the company on the sign gets inquiries and is embarrassed to tell them the property is no longer available and the sign should have been removed.

I see the for sale sign, but has this building been vacant all of this time, or just looking to sell off to someone else?

So if developers can buy an 11 story public housing tower in Columbus' super-hot Short North, for potential hotel or apartment use (with the rationale for selling being more low-income units with the proceeds), what's stopping CMHA from selling off Ohio City's Riverview Tower, with its fantastic  downtown views and center-strip W 25th location??? Moving that property into private hands could be a huge step towards realizing the full W 25th redevelopment potential... (vs being an impediment to it...).

I was sort of thinking that, too.  But, as for the proposal to turn this highrise into a luxury apartment tower, I see two stumbling blocks.  First, I imagine if a hotel chain were interested in the Short North building it would go all out to incorporate its brand into all the remodeling isuch that t those interested in an upscale hotel would be satisfied with the the style and amenities created.  It would take a great deal to make Riverview look like luxury, even though I acknowledge that at the time it was built the luxury look for a highrise was not all that different than the look of public housing.  Second, could hundreds of well-off individuals really be attracted to a building right on that part of West 25th Street?  I realize there are expensive townhouses built right next to a dollar store further up the street, but those only required a few hardy individuals to be interested in purchasing.  And they're in the blocks with the good restaurants, etc. This isn't Manhattan, where there can be great diversity within one block.

This isn't development news, guys.  This is speculation of something someone would like to see happen based on something happening somewhere else.  Let's get back to actual news.

You're mixing up two different towers. Riverview is on 25th and adjacent to the Market District. Lakeview Tower is next to the Lakeview Estates--that one is just north of the Shoreway.

 

Either way, I would not want to see Riverview go away for many reasons. The people who live there are part of the neighborhood.

The Detroit facing units are certainly more desirable looking than those fronting Wheat Ct, the "back" of this group.
