BTW, on Thursday I saw some earthmoving equipment behind Saigon Plaza, on the south side of Tillman between West 54th-58th. I assume this is the start of demolition/construction for Hawken School?

As Strap noted, it's the old Max Hayes site.

No, east of there.  Centered across from West 38th Street. Shoreway northern border. Not where pastel townhouses are - east of those. Never mind, it looks from aerial view on Google maps like there was no building there recently.  This is just to the west of Spaces, and the site is quite small.

There hasn't been a building there since Bulkley Boulevard (today's West Shoreway) was built in the 1890s.

Thanks.  Now I see an article from May 2017, devoted to the proposed high school.  Is it the final plan for a new high school to go where Max Hayes was?  I know construction and location had been a controversy.

Okay, I see as of May this year that was the plan - for the new high school to rise on that site, with considerable changes from the '50s building - e.g. it will come right to Detroit Avenue, et.  I hope these plans are still intact and wonder if construction will begin this year.  There's a huge hole there in the Ohio City/Gordon Square fabric.

I hope the plans don't stay intact. Developers have proposed to buy and build on the eastern half of the Max Hayes site, leaving the western half for the new high school and plenty of parking.

Looked like there was some asphalt roof repair going on this morning at the building on the southeast corner of Detroit and W25th. Wasn't this building coming down soon, why would you put money into it? Anyone know what was going on?

It was never my impression that building was coming down, though I wish it would. I know the county still owns the building immediately adjacent to that parcel as well.

It was my thinking that everything north of the Riverview tower was coming down as part of the stabilization effort.

I think that one building/parcel is still privately held but there have been discussions about it.  Lots of stakeholders would like it gone.

I'm still not convinced Riverview Towers will be open by the end of next year

Yes, a public park will be built once the smaller buildings north of Riverview get taken down.

I didn't know Riverview Towers is closed.  Is it a big renovation job?

They're demolishing the buildings, I believe all the way north to Detroit-Superior, right?

Nothing concrete. But from my brief experience with the legal side of property, when someone wants a building condemned, they start leaving a paper trail. Riverview has had countless complaints re: elevator functionality as well as fixtures within the building within the last two years.

And as awful as this may be in practice, it is difficult to ignore the fact that Riverview sits on arguably the most sought after piece of property in Northeast Ohio. So, the paper trail as well as the value of the property lead me to believe that the building will not last much longer.

The money CMHA could get for the property would likely be able to pay for relocation on its own.

Gentrification can be awesome, but it brings along with it some cruel realities. Just my prediction.

Their faulty actually elevators actually led to someone dying a few years ago.

I can tell you that none of the plans I have ever heard (public meetings I've witnessed), none of the plans I have ever seen (documents I have read), and none of the discussions I have ever been part of (in applying for grants in relation to Irishtown bend) have brought up the possibility of these towers going away. In fact, each conversation has explicitly included the keeping of these towers even while other CMHA properties have been targeted for demolition.

This is for the proposed Hulett Hotel:

Buray LLC, owner, proposes to erect an 11,000 square foot addition and establish use as a hotel with

24 guestrooms, one dwelling unit and 1,250 square foot bar in a D3 Local Retail Business District and

a Pedestrian Retail Overlay District. The owner appeals for relief from the strict application of

355.04(b) which states that in a “D” area district the maximum gross floor area cannot exceed the lot

area square footage. In this case a gross floor area equal to 13,840 square feet is permitted and the

appellant is proposing 20,000 square feet. (Filed August 1, 2017)

Kevin Wojton, owner, proposes to change use of a 14,000 square foot, four story building to a rock

climbing, crossfit, yoga and other physical fitness establishment in a D2 Local Retail Business District.

The owner appeals for relief from the strict application of the following sections of the Cleveland

Codified Ordinances:

1. Section 343.01 which states that recreation and amusement use is not permitted in a Local

Retail business district but first permitted in a General retail business district per section

343.11(b)(2)(L), subject to the locational requirements of Section 347.12 the use must be 500

feet from a residence district. The proposed use is within 20 feet of a residence district.

And it's also on the BZA agenda for Monday. Will this school be confined to the west half of the property? If not, perhaps a few residents who live in the area should attend the BZA meeting and speak out against the variance request as an under-utilization of a valuable property....

Snapped this while sitting in the perpetual traffic getting off at 28th. The first windows are now in:

I'm anxiously awaiting the groundbreaking for the highrise apartments by West 28th, such that the district would really be buzzing.  I note there's not even a sign up announcing the proposal and hope this is one of the projects that does get a sign - preferably with a sketch showing the building(s). Oh well - I suppose the funding isn't intact yet....

Sure that's the project.  Detroit Avenue may not be quite West 25th, but it certainly can't be expected in 2017 to remain quiet and single-house residential.  Ever upward, I say! I'm not paricularly referring to the height of new buildings (though I'm very pleased with the height of this particular proposal, but the overall class, spirit, and economic revival of Hingetown and Ohio City in general.  The Market District, within the past five years, has starting heading towards the Pike Market district in Seattle, and I say this very positively, and Lorain Avenue has been actually becoming more like Georgetown each month - without all the high-end chains, of course, which I would like to see in downtown Cleveland.

Okay I love Lorain Ave but let's pump the breaks on the Georgetown comparisons for a minute

^  That made me smile. I love the enthusiasm though, lafont[/member]. We need more of it for this area! Its my home and I think it is a sleeping giant just starting to wake up. Major strides on Lorain have been made in just the past 2 years. The prostitution has to be taken care of asap though.

I like the mini-renaissance that's happening along Lorain, but there's still a lot of gaps to fill; esp those dreaded used car lots, which extend well into Detroit-Shoreway... But things are looking up.

...note: I do get concerned whether this district may reach the saturation point on brewpubs, though...

The bones are certainly good. I would love to see a nice little development with some street frontage where the old Hollywood video used to be. As long as Old Fashioned Hot Dogs doesn't get priced out of the area I'm all in favor of continuing growth. Having said that, Forest City Shuffleboard is a ton of fun.

Summer league champs right here!  :-D :-D

Look for an announcement regarding the Unique Thrift building soon (no it wont be torn down).

a single, new retail tenant?

From what I hear, the developer that owns the Vista building right behind Hollywood Video is waiting to see what shakes out there first, before moving forward with their project.

To this day I'm still loyal to Steve's and I can't come around to going to Old Fashioned

Did Cha (battery park) publicly announce their new location yet? I saw them working on the building on  Northwest corner of 38th and Whitman today. Where that macaroni? place was for a short time. There was a Cha sign in the window.

Riding my bike around the neighborhood on Friday, I ran into a couple guys who were cleaning out the old Anthony's Hardware building on Bridge and 47th.  There were a few small signs up in the window promising a new store, and they said they're planning to open a new market that would have specialty African and Caribbean grocery items (as well as traditional American staples.)  Needs a decent amount of work, but could be a nice addition to the neighborhood, and glad to see someone revamping that building.

What's going on with the shabby, frame building on the north side of Lorain that used to have a bakery?  It sort of looks like somebody is doing something, but I don't see any progress.  Top floor, as seen from the west, looks particularly wretched. Sure I'd like to see the building remain, and it could be the sole frame commercial building around there and painted such that it really enhances the block, but is there really any hope here, before the structure collapses?

if you take a look from the alley, you'll see that it's been gutted and is being completely rehabbed. they haven't touched the facade yet.

Detroit could use a streetscape project to liven up the area once you get of the Veterans Memorial Bridge. The area is supposed to be alive but looks dead due to the boring look of the street. The same goes for West 25th. Besides a small stretch that street is very wide and bland, giving it some TLC could go a long way in bringing the area up to the vision that everyone imagines. Developers build "walkable neighborhoods" in areas that have streets as wide as highways, to me that doesn't make complete sense. I don't think uptown would be as much of a hit (still would be popular) if it wasn't for the Euclid Corridor project shrinking the street, making it more pedestrian friendly as well as adding greenery to give it life. Streetscapes go a long way, it completes a neighborhood vision imo.

^100% agree with you that a major streetscape (rebuilding) of Detroit should be planned from West 25th to Gordon Square (similar to the streetscape improvements to the Gordon Sq area a few years back).  I imagine if Detroit continues on the path it is currently taking that is in the cards, but of course there is the problem of $$$ in a city awash with needs.

As you should be aware, northern West 25th should receive a makeover if the Irish Bend project is implemented.  Part of that planning process is a narrowing of 25th around Detroit among other street improvements.  I have great hope for that process.

I am curious how we will view the architecture from this time period 20 years from now and how it will hold up. I do like the project overall but I feel that Cleveland has gonna "ultra modern" crazy lol.

I think it's just like looking back at bad school pictures of yourself. You laugh. You remember. You run a comb through that sweet sweet mullet. You move on.

As long as we don't go covering up beautiful old buildings with facades again I think we just enjoy the moment. Everything is beautiful in its own way.
