^ There's a nearby storefront showing an alternate plan for this site. It's actually much better looking than the real plan imho, the roofs were gabled. I guess I'm just not a fan of flat roof designs.

Anyhow good to see more development.

The plans in the storefront would cost twice as much to build. While the design is beautiful, this architect is well known for designing buildings without regard to a budget. That said, the developers' plans for the w.41st/Lorain building are pretty awful.

Correct, the proposed development plans for 41st/Lorain in the storefront are done by firm (I know someone who interned there) with some ritzy individual clients. Unfortunately, the market would not support such construction.

Description:

Proposed construction of a new two-story, 22,760 SF indoor athletic training & conditioning center at NW corner of W. 31st & Chatham Avenue that will include locker rooms, restrooms, multi-purpose team rooms, training/coach's offices, equipment storage, and an open workout area.

^Bravo on St. Ignatius. Those new multi-purpose field turf areas off of Chatham have been great for the neighborhood. It's so awesome that they've opened that area for community use. I have driven by dozens of times to see neighborhood kids playing touch football or tag in a safe, monitored, fenced in area.  The new locker-rooms will be a great addition over there.

Always proud of my alma mater.

Won't this project be replacing most of those fields?

No, there is an area currently untouched by the field turf. I believe it used to serve as an equipment shed - this area and a little bit more will become the new facility.

ADMINISTRATIVE APPROVALS

Ordinance No. 150-18(Ward 3/Councilmember McCormack): Authorizing the Director of Economic Development to enter into a Tax Increment Financing Agreement with Project 29 Partners LLC, or its designee, for the redevelopment of a parking lot on Detroit Avenue between West 28th Street and West 29th Street; to provide for payments to the Cleveland City School District; and to declare certain improvements to real property to be a public purpose.

Hearing rumblings of a men's (I think) "social club" going in on or near W 25th. Still very preliminary, but this could be a unique spot in Ohio City - a more modern-focused Union Club

Like a bathhouse?  :o

^Lol, I've just heard the beginning spitballing of ideas. However, it's (allegedly) geared toward non-elitism - though this first rumored criterion may dispute that:

1. Advanced degree

2. $200 monthly fee.

3. Recommendation from charter member.

4. Affiliation with a charitable organization - with parts of fees going to those...

Benefits:

1. Library

2. Bar and restaurant

3. Fitness facility

4. Seminars

5. "Hello Fresh" type service.

I don't know any of the specifics, but I actually tend to think social clubs are kind of cool. Save the stuffy, snobbish cliques that inevitably will come with places like this - I think it's a good place to feed the intellectual juices. Right now, the $200/month seems too steep for what I'd believe this place would be able to attract, but we shall see.

^ Eh.  I'll take the Schvitz over that any day.

Keep them pesky female varmints out of there...wtf. Is it 1953 again?

They will probably let in women the day Curves allows male members.

^Lol, I've just heard the beginning spitballing of ideas.

Oh my you've done it again.  So much innuendo, so little time!  :P

^^^ Hahaha Cleburger[/member] just gut laughed at my desk

I like it. I don’t think there’s anything wrong with social clubs

Bookhouse Brewing to add to West 25th Street brewing district

If you believe in ghosts, there's probably a good chance sometime this summer that thirsty apparitions will be sauntering through an old building in Ohio City.

If they do, they probably will be bellying up to the bar. And they might be surprised at what they sip. Their tastes run to lagers, you see.

Vaughn Stewart and Luke Brevoort could not have chosen a more appropriate place for Bookhouse Brewing.

The building where their brewery will be located once was Jacob Baehr Brewery, operated by Jacob and Magdalena Baehr. Mennonites, the couple "had a strict moral code - who they would hire and who they would serve," Stewart said. After Jacob died, Magdalena ran the brewery while raising eight kids. She was known as "Cleveland's widowed brewer."

The brewery is at 1526 W. 25th Street between Church and Aust avenues. It's about a block from Massimo da Milano, which closed at the end of 2017.

http://www.cleveland.com/entertainment/index.ssf/2018/02/bookhouse_brewing_to_add_to_we.html

Bookhouse Brewing should be a good addition to that area.  That small stretch of W.25th seems a bit "dead", so hopefully this will do a good job of connecting the businesses around the West Side Market to the new development around The Quarter.  And The Galley Group opening it's restaurant-incubator in the Forest City Savings and Trust Building (former location of Massimo da Milano) this summer will also be good for the area.

Cleveland chefs sought for new Ohio City food hall

CLEVELAND, Ohio -- Calling all Cleveland chefs: Have you always wanted to own your own restaurant, but didn't have the capital? Here's a chance to run your own kitchen, relatively risk-free.

The Galley Group, founded in Pittsburgh two years ago, is bringing its restaurant-incubator concept to Cleveland next year, with space for four aspiring chef-owners. The eatery - it doesn't have a name yet - will be part of the Quarter development, under construction at the corner of Detroit Avenue and W. 25th Street in Ohio City.

It will occupy the first floor of the historic Forest City Savings and Trust Building, built in 1890s and currently occupied by Massimo da Milano.

http://www.cleveland.com/travel/index.ssf/2017/12/want_to_run_a_restaurant_cleve.html

^ Their food hall concept in Pittsburgh is wildly popular.  It's going to be a fantastic addition to this section of w25th.

Can confirm that the Smallman Galley in Pittsburgh is an awesome place.  I try to go almost every time I'm down there.  Great addition to the neighborhood/city.

Looks like developer Chad Kertesz has got a retail conversion coming to south side of Detroit Avenue, just east of the new Mariners Watch apartments. Through a new company, AK DETROIT MY PLACE LLC, Kertesz has acquired a few parcels in the past year (2925 Detroit, 2925 Church, 2929 Detroit) which comprises the Testo Manufacturing Co. site. Then there's this on this week's design-review docket....

This is pretty interesting.  That stretch of Detroit Ave is starting to really re-urbanize.

Finally looked into the graphics on the agenda, and there Kertesz's intentions are made known. I updated my posting upthread with the graphics.

If the former Max Hayes site can be used for a high density project, this area is going to be special.

CMSD seems intent to screw that up. I hope they change their mind.

If the former Max Hayes site can be used for a high density project, this area is going to be special.

While I don't think the current Max Hayes plan is the worst thing ever (at least school would front Detroit in a pedestrian-friendly manner), it's certainly not the highest and best use for that huge parcel.

The Church+State development will be a significant enough of a game changer for that area. Speaking of which, I just googled that project and I see that Hemingway Development has a website up for it where they say construction will start in the first quarter of 2018 (one month left, fellas!)....

^Do you believe that KJP[/member] . I live in Hingetown and walk past the site 3-4 times a week and have seen no movement.

^ it will be under construction soon.

Would you consider soon to be before May?

Also, I wonder if they will utilize a crane

I would say before May seems likely.  I'm not sure about the crane.

Younger Kertesz has huge stake in NEO neighborhoods

The one-time Testo Manufacturing building that Kertesz recently acquired is on the stretch of Detroit near Hingetown that is being repopulated by residents of two new apartment buildings, and more rentals are on the way.

"I think additional retail there is a no-brainer. We have several letters of intent out on Testo," Kertesz said. "Frankly, I envision this area becoming as popular as Chagrin Boulevard."

http://www.crainscleveland.com/article/20170723/news/170729938/younger-kertesz-has-huge-stake-neo-neighborhoods

Chad does have some huge plans for Detroit Ave. I would look for a certain dealership changing hands soon, along with the SW corner parcel of Detroit and 45th.

Also, I wonder if they will utilize a crane

Groundbreaking to commence in April....A crane should be on site by mid to late summer.

Assuming financing closes in March, yes.

Never understood why so many NIMBYs in my neighborhood hate Kertesz.

Had a resident in his early 20s tell me that the lot for Church and State being left empty would be better for the neighborhood than it being developed.

Mind you, this young man works at a retail boutique shop that opened BECAUSE of Hingetown's gentrification.

I would like to better understand that person's line of thought.  It seems goofy to me.

Just a tad goofy....

Isn't the Vine development Kertesz too? That project is well under way. Ill try to get around to getting some pics.

I wonder what prices have to get to in order for all the light industrial businesses along detroit to sell and move.  Does anybody have an update on the projects that were supposed to go in between W 38th and Cle Bagel Co?

I’m wondering what’s going to happen to the recently shuttered Bounce. Seems like a bad time to go out of business...but also a great time to sell the property.

I am mutual friends of the people that own Leinkuehler near 45th and Detroit, and it's my understanding that they have not been approached about any buyouts. Though, this parcel is a little far down from the "ripe" area

My guess is that prices would need to be high.  For most, its not just a matter of packing up the desks and computers and moving them somewhere else.  They probably have lots of heavy equipment that would need to be dissassembled and re-assembled and it could take quite a bit of time and business interruption.
