Yeah, I'm not necessarily against the change. The one credit I'll give the change is that you can see window detailing better. I just have a personal preference for the dramatic all-black design. There's also that one townhouse in Battery Park that's clad in black brick and it's my favorite thing in BP, so this is really just a personal preference thing.

I think in terms of preserving the neighborhood aesthetic as this project ages and keeping NIMBYs at bay - red may be necessary

The updated design looks fine, just not as good. It's funny how little details make such a huge difference. Besides the black brick, they also ditched the huge warehouse-style windows, for smaller individual openings.

I very much like these large warehouse-like windows from the previous version. I still like the new building and how it sits on the site, but boy did I really like how those windows looked.

They should combine them.  The Nimby's will still complain no matter what though...

I agree.  The bigger warehouse style windows and the red brick would be a winner in my book.

Great addition to the growing near west side, but the design overall is standard C+ Dimit.

The black looks cool in a rendering.  In person I think it would have been pretty foreboding.  I'm glad they've lightened it up a little.

That looks great. I can think about a dozen places I'd like to see this CTRL+C then CTRL+V'ed.

Nice pic. Not a fan of the gray material used on the facade insets but the sections of brick and light stone (sandstone?) outweigh the gray. I'm impressed overall.

It was never really a project. More of a planning exercise funded by RTA or other government/non profits. Not clear how interested the property owner ever was.

Not very. He gave his permission to RTA, that's all. It wouldn't cost him anything to get a trial balloon floated at someone else's expense. But, in the end, he did what many Cleveland property owners do... Not pursue the highest and best use for their properties when they can sit back and collect rent checks with little or no effort.

The existing property unfortunately is probably in a sweet spot. It's old enough to be paid off, new enough to still be in decent shape to attract corporate tenants like KeyBank, S-W, Pizza Hut, Spectrum, etc, and is in a neighborhood that today is far more active and thriving than when the property itself was built. To boot, they probably even got grant money when they built it.

 

That all means that owning the property today is easy money, and it's probably hard for new construction to compete with. As the building ages, current tenants could start to look elsewhere, and hopefully apartment demand and rents will still be solid, and eventually, something will happen.

Honestly, if only our biggest problem in Cleveland was a functioning, occupied, well maintained, but suburban style strip mall....

Which also has how many surface lots?  And all the other mass transit stations around our city surrounded by vacant land and buildings?  Maybe those things should be priorities before we worry about occupied, well maintained buildings.  I'd love to see mixed use multistory development at that site, too.  But I put this in the "rich neighborhood problems" category.  What's the priority?

Fair points. I think it's just a bad look. If we can't get proper TOD on our most successful street....

^^That's a false choice you're implicitly presenting. More residents and businesses near transit in a neighborhood that doesn't depend on discretionary out-of-pocket subsidies for development would only help fill those other vacant lots faster.

For those who are within the bounds of the Franklin Clinton block club -- the Casto project at the corner of 28th & Franklin is being brought to a vote next Thursday, June 28th at 7:00pm (held at St. John's Parish Hall -- 2600 Church Ave.).

 

I'm planning on being there in support of the project, and I hope some of you are able to join as well!

 

The developers have made significant changes to the height, size, and design of the project throughout the community input and design review process, and I've attached a few images from the updated renderings that capture the highlights

^I like this much better than the previous renderings.

Pedestrian pass-through is great.  My be is a nice little dirt path from the middle of the building straight to the corner will develop.

I'd like to echo what donking said about attending the meeting.  This project WILL NOT move forward unless it gets approved by the block club.  If you can make it, please show up and voice your support.
