August 8, 20186 yr With Dexter Place, The Quarter and Church & State, that's three big developments all within a short distance from each other. That's great for the neighborhood. If Irishtown Bend happens on schedule you will see many more proposed and built! The big one is yet to come. If Weston and Kertesz can pull off the development of the Lutheran lot north of Franklin (coupled with building a parking deck north or south of Vestry), I have a suspicion it could be larger than the Church & State development. Are you saying the Southeast corner of Lorain and 25th is back is play (after the RTA aspirational concept from way back) or are you just using that old rendering as an example for a project in another location?
August 8, 20186 yr ^ I'd guess the latter, based on the discussion about Weston and Kertesz going back some weeks/months with the Lutheran Hospital parking lot which is further north on W.25th. That lot was talked about here years ago when the entire corridor was rezoned. It would be great to see an actual plan put out there. Weston being involved doesn't give me the warm and fuzzies, but who knows maybe this will go farther than their Warehouse District proposal. Edit: Seems I guessed wrong. See below.

Furthermore, the property owner is probably going to be reimbursed for his roof replacement. What's thousands of dollars in a development costing tens of millions? It's a pittance. This will be a difficult location to develop for a number of reasons, not the least of which you have an almost completely full shopping plaza with multiple pending leases.

I'll say what I heard, with some asterisks attached: - I'm not certain to what degree the person I heard this from is involved - though he has invested in similarly sized projects as a silent partner. - I have no certainty as to the credibility of the statements - but he has ALWAYS been a very solid source for development in CLE - I actually do not know who the developer is anyways. - I have not seen any renderings nor do I know if my source has. From what he told me last night, the project would be AT LEAST five stories (with some units being multi-level) and would occupy nearly the entire "mini-block" there, with a "Prague Style" open air courtyard in the middle of all of the units.

There's also one or two vacant storefronts along West 25th in the Market District. August 9, 20186 yr As Ohio City continues to densify, especially around the Market, RTA station, and northward, some of the light-density, auto-oriented retail will get pushed to the outer edges of Ohio City. But the way Lorain Avenue is redeveloping, it's pretty high-density stuff. RTA wants to turn this into a higher-priority transit corridor and then there's the plans for the cycletrack. So that tells me that going south along West 25th toward I-90 may be the better way for this retail to go. Columbo Enterprises, which develops strip-type/small-box retail, owns property on West 25th at Queen, just south of Ohio City after West 25th crosses Walworth Run/Train Ave/railroad tracks.
