Anyone noticed if the project converting the old county archives to supportive housing has gotten under way?

 

I live about 300 feet away, and I actually noticed a MASSIVE increase in foot traffic to the building - I had no idea why. The other day a group of 6-7 were staring at the building out front for about a half hour.

Does anybody know what happened with the little project on detroit between 38th and 45th?  I recall a few condos in that triangular lot with some facing Wheat court?

The parcel owner is BZSAM III LLC and is hiding behind its statutory agent, Scott Orille of Weston Hurd. Mr. Orille is also the agent for a similarly named company, BZ29 LLC as well as a great company name, WILLYMAYESHAYES, LLC, plus others. All of those are well-disguised. But I checked more similarly named companies and what they've done and owned. BZSAM II LLC owns the parcel at Lorain Avenue at West 41st St. being developed with new housing by Rust Belt Development LLC. In fact I just posted about it on this same page at:

EDIT: while I can't find Sam Messina's name associated on any website with Rust Belt Development, as I began typing "Rust Belt Development" on Google, "Sam Messina" briefly appeared among the suggested search terms to include. Note that the owner of the former Cuyahoga County Archives property is "BZSAM" whereas other companies fronted by Scott Orille don't have "Sam" in them. So "Sam" is significant in this company. I'm not familiar with Sam Messina, but I see he's got a LinkedIn page saying he's in charge of Business Development/Construction Services & Real Estate Development at Geis Companies.

The only thing with me is I would've imagined if a Nike store came, it would be in an area more developed like in a new build such as The Quarter.

Sorta feels funny that the parcel -  008-05-014 - was obtained for 0 cost in Sept. 2017 by the THE GEORGE GROUP CORP (owned by Tony George) from the county landbank; then resold 3 months later for $115k to CLE OHIO PROPERTIES LLC which owns about 15-30 properties across the city..... Wonder what the George Group did to spruce that property up in 3 months....

I suspect he's expressing disbelief, not disapproval.  I'll be absolutely shocked if this agenda item is correct. Can anyone point to another Nike Store in a remotely comparable location?

They put their illustrious name on the for-sale documents... Seriously, it made me wonder. So I clicked on all of the CLE OHIO PROPERTIES it bought to see if there were any patterns (ie: were they all former George properties, county/city land bank properties or foreclosure properties) and noticed nothing. Perhaps I should instead be clicking on George Group properties to see how many were bought from the land bank and at what price, then how much they were sold at and how soon thereafter?

I suspect Nike store is being used as a descriptor. Similar to the way Verizon has "authorized retailers" I would venture to bet that this will be a store that focuses a bulk of their sales on Nike material.

 

That, or the people from Portland just never came to visit the site lol

FWIW, I checked a random handful of conveyances from the CCLRC to private buyers (excluding non-profits), and they all showed $0 for the purchase price. I think this is just an artifact of the transfer tax exemption.

Interesting. I'm wondering... would this would be in addition to whatever Metro does at the Hollywood video lot further east down Lorain? Or is This that speculated development in a different location.

KJP[/member] I was out here for work today. They’ve made good progress. I’m so glad that tucked parking has become the norm for new developments. The used car lot that was there before was a blight.

Let’s give it up for Planet Fitness for removing the curb cut on Lorain and for investing $350,000 into pedestrian improvements at the old Unique Thrift bldg, making it safer and more welcoming for customers to arrive on foot or bike.

Anyone know what's going on on that Wendy's lot? I couldn't find anything searching. There were a few Wendy's on High Street in Columbus that got torn down and rebuilt as apartments on top of a new Wendy's, so I would almost dare to dream...

 

But I assume it's just a rearranging of their parking lot or something.

There's nothing that's going to be built there. Just re-orienting the parking lot, and perhaps adding an outdoor patio area, if I remember correctly.

 

I tried to find rednerings of the building and the layout of the site plan, but unfortunately, images were never posted to the online agenda when it went before Landmarks.

 

All the Wendys are getting redone, just like all the McDonalds.

looking at the drawing, so much for restoring Abbey Ave to its proper alignment. Its really horrible the destruction to the city's street grid over years--this area is one of the worst for the city in terms of destruction.

I almost forgot I took this pic on the way into work yesterday.

I honestly don’t understand how this project would impact parking at all.

 

It’s not eliminating any parking, except for the businesses which will no longer be there anyway. And there will be some parking included for residents and WSM tenants.

Church & State apartments "finally" looking at closing on its HUD senior loan (bulk of the financing) within two weeks, says Michael Panzica of Hemingway Development. Says AFL-CIO will be purchaser of bonds, which are tied to city tax-increment financing arrangement.

I went last night and spoke with Dan and the architect. They really don’t want a glut of parking. Often times community leaders and shareholders mandate projects to have a minimum amount of parking spaces. I was told that the garage spaces could eventually become other uses like apartments if we ever get past auto dependency (unlikely). The only concerns I heard from residents was about the plans to reconfigure Ghering and access to Tremont because many residents use it as a shortcut to drive through? Dan also said they’re trying to work with RTA to improve access to the rapid station. They sounded committed to TOD. I’m interested to see how the plans evolve.

W 20th is a block away and I think is a much easier way to get to and from Tremont as it is.

 

Maybe will have a add a signal there if traffic picks up, but I don’t think removing Ghering will ultimately affect access much.

I’m hoping that the owner of the squat building on the corner of Ghwring and Abbey will sell. His property was for sale at one point. It sounds like he’s holding out for more money. The lot that Voss owns and the large WS market lot could also stand to be developed.

How? By repurposing/demolishing the buildings containing Citizen Pie and Wild Cactus? Perhaps expanding all the way to the corner of West 25th/Chatham?
