I’m hoping that the owner of the squat building on the corner of Ghwring and Abbey will sell. His property was for sale at one point. It sounds like he’s holding out for more money. The lot that Voss owns and the large WS market lot could also stand to be developed.

 

A birdie told me that Voss might consider expanding their space and adding workers. Hope that's true.

 

I’ve heard that they might move locations because the building isn’t working for them as they grow?

The Midland Industrial Park that Weston got the rights to develop is calling. Weston could probably make a nice rehab of the current Voss site, too.

How? By repurposing/demolishing the buildings containing Citizen Pie and Wild Cactus? Perhaps expanding all the way to the corner of West 25th/Chatham?

 

It wouldn't be contiguous parcels. Though, I did hear this before the announcement of the development at the corner, so maybe that changes the game.

In July, they said the target for opening was mid-October. Sounds like they're still on track for that?

I don't know if I'd have realized unless you mentioned it, but yeah this is just begging for graffiti. Particularly with the congregation of teenagers a block away once the school is complete....

the water tower is actually very well protected with fences (I believe active water towers also have special protections by way of U.S. Homeland security) so I doubt graffiti will be much of an issue

Here's a small property transfer that occurred in July for a decent price -- $225,000. On the NE corner of Lorain and West 47th, two parcels sold to Teddy Rider LLC. The two parcels are a vacant, grassy lot and the west half of Kelly Auto Group next door. The next parcel east, which wasn't part of the sale, is the east half of Kelly Auto Group. Next, eastward, is North Coast Shuffleboard.

 

I can't tell what's happening here. Why buy half of a used-car lot? And who is Teddy Rider LLC? I can't tell from their incorporation filing who they are. They're probably a real estate developer because their statutory agent is 2112 East Ohio Service Corp. which is the statutory agent for several apartment building owners and developers. The person who signed their Secretary of State registration was Daniel Hinkel, an attorney at Kadish, Hinkel & Weibel whose specialty is real estate. Anyone know what's happening here?

I think there is currently a Knez sign up on that corner lot. So maybe Bo knows, something? Unrelated but interesting enough (at least to me) this morning I randomly came across a pic from 1937 of the opposite corner across 47th (northwest)... attaching

Church & State apartments "finally" looking at closing on its HUD senior loan (bulk of the financing) within two weeks, says Michael Panzica of Hemingway Development. Says AFL-CIO will be purchaser of bonds, which are tied to city tax-increment financing arrangement.

Except that it's real. Dalad Group is the buyer and yes, it will at least be market-rate apartments.

 

This is unfortunate because there was an opportunity to provide affordable housing here. The backstory is that the governmental funding that subsidizes Vantage Place is no longer available. Thomas Scheiman, the owner of Vantage Place, is old and wants to retire and now he's losing money, too. My understanding is that Ohio City Inc. had some initial conversations with the Scheiman about buying the site and converting it into small, affordable apartments. But considering Scheiman's situation, when Dalad came calling and offering more money, it was an easy choice for Scheiman.

Is it too early to speculate on the plans? I'd like to see the 1 story addition demolished and the remaining complex get a full historic restoration. Dalad certainly has the experience. They've done some substantial renovations in the Warehouse District, most recently Worthington Yards.

Are you kidding? Speculation is the forte of UrbanOhio! FYI...one of my favorite streets in Cleveland is West 31st. Agreed that demolishing the 1960 addition is the first priority. Right after that would be renovating the apartments along the west side of that wonderfully narrow and historic street. Job #3 is renovating the mansion into a for-sale home. If done right, it should easily fetch something in the $500K-$1M range. Lastly, that ugly, barbed-wired parking lot on the east side of West 31st that's part of this sale could be redeveloped with 3-10 townhouses. If it is built with something historic looking, like a brick Federalist-style home, it would really add to the Civil War-era architecture farther south on West 31st.

That type of secure facility that will take a patient with severe mental illness is hard to find.  I can't imagine the social worker trying to place over 80 residents in a couple months.

In my previous experience, I've had patients sent as far away as Millersburg or Alliance for that level of care.

It is a very sad situation. The  culprit is the cut to government funding that forced the aging owner to sell to a buyer who offered the most money.

 

And no, I don't want to watch the world burn. If there's a fire, I do want to report it.

Can anyone privy me to what is happening at 41st and Lorain. I must have missed those comments a few pages back
