I don't understand what you're asking. It says housing and the images show a corner retailer/leasable space. We're you looking for more detail? Or contact info for the developer Rust Belt Development (they're on Professor Avenue in Tremont)?

Since I bought my house, two more (homes that need work) have went up for sale, with one actively under renovation. I didn't really understand how rapidly the gentrification was expanding until I had this house. It's really encouraging to see.

Yeah, you're seeing exactly what I saw 5yrs ago, except now the expansion is on performance enhancers.

^Pretty exciting. I'm still concerned that I bought in a "dead zone", but we shall see. 

Gentrification isn't necessarily a good thing though...but I suppose that is for a different thread.

I feel like the decision was to demo the buildings and use the land as parking for now until the rest of the parcels and design work can be assembled for Irishtown Bend, which is still a ways off.  But maybe I imagined that.

Agreed. As someone who went to high school in Ohio City, its hard to say that the residents of Ohio City, across all socioeconomic backgrounds, haven't benefited from a thriving neighborhood. 

 

Nonetheless, back on topic, I wish they would do ANYTHING other than a parking lot there. Literally anything. 

Went down Detroit thru Quarter last night. It looks great and makes a wonderful impression on that area. This has to be the closest thing to perfect for a non-TOD development in the area - built to the street, high density of residential, good mix of street level retail, underground parking, affordable units in rehabbing existing buildings, and new build replacing a former blighted parking lot. The plaza on the corner with 25th has turned out nicely too. We need about 50 more of these projects in the city right now.

Went to Mushroomhead last night at the Agora, and ended up passing through Detroit on the way home as well, It does look very nice fully cladded, nice to look at, and has a very awesome street presence. It almost looks like it was historic at a time recently renovated.

Speaking of which, does anyone know what the deal is with that shipping container attached to Lutheran Hospital at the dead-end of W. 28th? It's almost completely blocking off the street and sidewalk for pedestrians, and with the construction fences currently up for the Heyse building renovation there's really no way to walk down that portion of 28th. It looks like it may be some kind of temporary boiler room (?) but it has now been there for a worrisome amount of time... 

A couple project updates. "Greenbrier Mews" at the corner of Randall and Bridge Ave is done. The project entailed 2 new single family homes, 8 townhomes, and a couple historic rehabs.

I’m really curious what their definition of “Traffic Circle” is going to be ?

@Enginerd just a conventional roundabout. However it seems they're going way too overboard with them on their traffic pattern

There's no room for anything like that on Franklin.  I'm guessing they're talking about those little middle-of-the-intersection planter/gardens that are just big enough to make you slow down to go around them.

They probably should have specified that. The definition of a traffic circle is a roundabout on google. Not a planter. If anyone has attended the meeting could you elaborate?

Talked to an employee who works in the Market Plaza and they are hearing that the building will be demo'd in Aug 2019, if all gets approved.

The Market Plaza building with Spectrum, Key Bank, Sherwin Williams just south of the WSM. She mentioned that there are approvals that are needed but they've been told, if all goes well, 8/19. The plans for the TOD that's planned are a few pages back.

Any word on Church and State development?  Last word was a September ground breaking.....

Financing closes tomorrow. Trailers are being brought to site next week. Ground breaking is in the next two weeks.

Lots of mini-roundabouts and lots of raised crosswalks. I don't believe that any traffic lights remain. Looks like the preferred design has full-sized roundabouts at both Fulton and 65th.

I hope they don't go with that roundabout at W. 65th.  Roundabouts are awful for pedestrians.

Yep. It's why they put pedestrian tunnels under many of the big/busy ones in Europe. The little roundabouts are great for pedestrians....or, as my wife likes to call them, people.

Also, they have started a build up of some sizeable earth moving equipment on Dexter near the 29th/Clinton intersection. Any word on that...

They are currently doing work on this corner. Looks like sidewalks. I can't tell if more is going to take place but I would imagine if the lot(s) were going to be developed in the immediate future, new sidewalks would come after the heaver construction. 

I'm interested to see the plan for the roundabout at Fulton. Would that utilize the Circle or would there eventually be a traffic circle, circled with a restored Franklin circle?

Some roundabouts have been using the Hawk pedestrian beacons with their crosswalks. I’m not sure how well it’s worked out though.

Roundabouts take a lot of driver attention.  The last thing they'll be looking for is pedestrians.  Save the roundabouts for highway offramps and oversized suburban boulevards- any place where free flow of traffic matters more than pedestrian convenience and safety.

I use them everyday as a driver and pedestrian. By any measure they're a drastic improvement. 

 

 

^^^You've shown that before.  The real pedestrian improvements are the marked crosswalks, curb bulbs, and median.  A pedestrian never has to cross more than one lane of traffic.  The roundabout just keeps traffic moving.  You'd be better off with those other pedestrian improvements and 4-way stops.

No they don't when compared to a traditional intersection. A driver has to look left to yield to get into a roundabout, that's it. For a single lane roundabout (RAB) this represents one conflict point that is the yielding driver's responsibility.  There are 32 conflict points in a traditional intersection as compared to just 8 conflicts in a RAB intersection.  All conflicts in a RAB are low angle and slow speed, whereas  the 32 conflict points in a traditional intersection are high angle and higher energy points.

 

A well-designed RAB puts the pedestrian crossing directly in front of the driver's eye, also with a pedestrian crossing set back one full vehicle length from the yield line (That way, pedestrians do not have to cross in front of drivers that are looking for their gap in traffic).  There are 16 pedestrian/vehicle conflict points in a traditional intersection as compared to 8 pedestrian/vehicle conflicts in a RAB intersection.

Something I thought was interesting was that one of the recommendations was to make the seed limit 25mph, after repeating over and over again that it was not legal to do so.

 

I sent an email to some council members a good while ago that they were wrong, and that imo they could legally lower the speed limit. I was told the council lawyers would review it but I never heard back.
