That surface lot is gross. Hate how it wipes out the entire frontage of 28th behind the building.  Between all the various uses, this thing has a crap ton of parking. I'd happily lop off the top floor if it meant the SW corner of the block could remain developable.

Given how densely developed this neighborhood is becoming, that surface parking lot is the antithesis to it. I have no doubts as to whether it will be used. I'm sure it will be, but perhaps not so much by the tenants of Phase 3. And that's the biggest problem I see here. If this neighborhood is going to be Cleveland's Brooklyn, then build a deck here with some retail frontage on 28th and design the deck so it can be built on top of.

I think the design looks pretty good. Mostly brick, and it manages to avoid trying to look like 5 buildings which is a plus. I'd love if the parking was below-grade but it being affordable likely precludes that.

I like it. Really adds in the density in the area. I also like that they have interior parking on the first floor. That will make it more tenable in the future to build over at least part of the surface lot, since it wouldn't totally be removing parking from the building. I imagine they would have put underground parking too, like they did across the street, but if the main point of this building is to be affordable, I'm sure that was impossible. We all know how expensive parking is, especially underground.

It will be nice to see some activity around this little building next to Riverview, should be a nice tie-in to the eventual Park next door.

I am really digging that site plan and design for the W 48th homes. I hope the block club doesn't interfere too much here.

I’m personally not a fan of the modern white look and think they age poorly, but I hope these get built.

The developer is lucky that this project isn't within the boundaries of the Franklin-Clinton block club.

I like the designs. The materials leave a little to be desired between the "CONCREAT" and "FROSTER GLASS".

I'm not a fan of the site plan at all. It is essentially a cul-de-sac. I'm intrigued by the architecture, but the renderings are a bit ridiculous. What's with the oddly elongated shadow people and the 1920's era skeletal race car? it is not easy to understand how these will actually look once they are constructed because the renderings are a bit fantastical and do not show the neighboring structures. To add to W28th comment that caused some confusion, if you take a look at the developers's website, specifically their portfolio and "current projects" page and I think it is understandable as to why some people, myself included, are skeptical of the project being built as designed.

If its affordable housing, hard to fathom how a parking deck + ground floor retail could pay for itself. 

^I don't know what retail rents are like in Ohio City these days, but in hotter markets. the retail can help pay for affordable units up above, let alone itself.

Right now, in this area, I imagine the residential would subsidize the retail, if anything. Transitional area still.

With more density; Church & State, Franklin Circle, the plethora of other maybes that KJP has cited, that’ll certainly change.

Ohio City's Kowalski bucks housing trend

 

A stretch of Detroit Avenue in Cleveland's Ohio City neighborhood, once known as Mariners' Row for its many boat dealers and boating stores, is quickly becoming home to a number of mid-rise apartment buildings. From The Quarter, Federal Knitting Mills, Mariner's Watch, Edge 32, to the latest and largest project yet -- Church + State -- more than a dozen blocks of Detroit Avenue next to the West Shoreway (now Edgewater Parkway) are lined with apartment buildings from four to 11 stories tall.

A notable exception is a holdout manufacturer, Kowalski Heat Treating Co., that has grown from 3,000 square feet to 83,000 square feet during its 44 years, adding nearly 23,000 square feet just in the past week.

There's a For Sale sign in front of A1 Luxury Cars at the corner of West 49th and Detroit. Hopefully it gets redeveloped into something other than a used car lot!

Free Parking, it's a constitutional right!

I’m not sure I get the complaints. Do any other side streets in OC have meters?

I don't see a problem with free parking. If people feel that it gets abused by people staying in one spot forever, then have a machine that prints out a time stamped slip to put in your window. Make it 2 hours max free parking, an extra hour cost you money. Parking meters on a side street is problematic.

Proposing the 36-unit residential development is Hayoun Corp. owner Adam Hayoun whose Ohio City resume includes notable historic renovations like the Belden Seymour House, 3805 Franklin Blvd., and the Masters House, 3811 Franklin Blvd. Hayoun is also the principal at ABC Renovation LLC.

I am very Familiar with the people behind that proposal. As far as I know, they have never undertaken new construction before, but they are very bullish on OC, and have diverted more or less all of their resources that way. In addition to what you list, they have a number of rehab projects along Lorain as well. While they may not have experience in new construction yet, they definitely have access to money and investors.

Nice! I remember townhomes were planned for 4005 Detroit a couple years ago. They were listed on MLS for a second, then disappeared. With all the development nearby I assumed the project would come back much bigger.

Also, does anyone know what is happening at 2104 W. 25th, a former appliance/furniture store? It looks like something is being done to the top, but I'm not sure.
