But I do think that developers have been missing out on that portion of the market. Thanks for the info, Blinker. Huge, I think that's about average. I think condo's of that size would appeal to families in Ohio City. Families that want the urban experience without the yard work. FYI, 2,500 is waaaay larger than average for multi-fam units. Per US census, median/average sf of new for-sale units completed in 2005 in the Midwest was 1,418/1,504 (http://www.census.gov/const/C25Ann/mfu_medavgsqft.pdf) thanks for the info, I should have said, I don't preceive, 2,500 sq. ft doesn't feel too big to me. Those are for new builds and I live in a pre-war which is probably why I don't think that is so small. IIRC, the smallest unit in my building is 1,600 sq an the largest 3,500 sq. ft.
November 30, 200618 yr There is a Clinton-Franklin block club meeting tomorrow that will discuss this new development. I didn't go to the last meeting, but the developer had presented an amended design that allowed views of the Lake from Clinton. I will report back.

If all the developments go forward and sell reasonably well, the Franklin to Detroit corridor between West 28th and 45th will be one happening place. Being a homeowner in this area, I sure hope sales are brisk.

December 6, 200618 yr Here is what I've heard in and around Ohio City: -The CoRal project on Clinton is dead. I don't know why, but the owner of the land is looking for someone else to build residential units on the property -The project at Detroit and W.28th will feature 5 and 7 story structures. The neighbors actually like the designs. I believe it will have around 60 units. -The old Van Rooy coffee building will become residential units. -A Place for Us is still alive. -Someone has bought the five buildings at the corner of W.41st and Lorain. The new owner is going to tear down the old wooden structures and keep the brick/stone buildings. His business will go in on the first floor with residential on top. I didn't see the designs, but many people were surprisingly impressed by them. -The Jay Lofts are going strong. They had been slowed by some unexpected asbestos issues. They've passed that hurdle and work is continuing.

Did the plans for that project include tearing down the old warehouse-type structure on the property or was it a reuse? the one that sits back on the property and abuts Vine Court? -The old Van Rooy coffee building will become residential units. The website says that this was to be completed in Fall 2004 though. So I don't know if this is old news from a previous proposal or that it was just significantly delayed. Plus, I have no idea where this building is, so I had no idea if this had already been completed.
December 6, 200618 yr CoRal -the idea was to save the warehouse and convert it. Van Rooy -just two years ago, it was converted into office space. I guess that its tenant must be moving out already. I heard that the floor plates are difficult and inconvenient for office use.

I noticed a lease or for-sale sign on the building awhile back and stumbled upon this article while doing a quick google search. It's from a local preservation firm's Winter 2006/07 newsletter. http://www.mcquillinassociates.com/newsletter.htm#Heyse Ohio City's Heyse Building to Become Apartments Once Again One of Ohio City's grandest apartment buildings will undergo a major renovation in the near future. The Heyse was erected 1897-98 from plans by Steffins, Searles and Hirsch, one of the city's premier architectural firms. They designed the Bohemian National Hall on Broadway in Cleveland and Hruby Conservatory of Music. Glamorgan castle in Alliance, a magnificent marble-faced estate on South Union Avenue, was the firm's greatest commission. It stands today and is used as administrative offices by the Alliance City Schools, for whom Steven McQuillin served as preservation consultant for repairs to this mansion. The firm also designed the Clinton, a similarly styled apartment building at 3617 Clinton Ave., recently rehabilitated, with Steven McQuillin as preservation consultant. It was listed on the National Register of Historic Places earlier this year. The Heyse is a magnificent wedge-shaped building with a rock-faced sandstone and buff brick exterior. It is a mixture of Romanesque and Medieval forms, with gothic arches, crenellated parapets, steep gables and elegant entrances. Inside are two interconnected light courts with a large balustered staircase. A small secondary light well has been partially filled and is located in the rear of the building. Some of the units have original fireplace mantels. The building originally had a grand rooftop garden and its fourth floor porch still provides fine views out over the historic Cleveland neighborhood of Ohio City. It was one of the city's oldest apartment buildings. Its imposing architecture reflects a desire to create an aura ofexclusivity around this new housing form, the tall apartment building, for Clevelanders used to single-family housing. The Heyse faces onto Franklin Circle, one of Cleveland's more unusual small parks. It is unique as the only example of radial planning in Cleveland. Originally known as Franklin Place, it was surveyed in 1836 and given over to the public by early owners Josiah Barber and Richard Lord. It has a radius of about 140 feet. Until 1857 it housed a farmers market, but was reconstructed that year with a wood fence, pavilion and fountain. In 1872 Franklin St. was placed through the circle and a stone pavilion and rock sculpture were placed on the grounds. It was nicknamed Modoc Park and had a reputation as a forum for public speeches, like London's Hyde Park. President William McKinley spoke here. The Heyse dates from the height of fashion for this small park, a time when some of the city's leading citizens such as Mark Hanna and James Ford Rhodes, lived nearby. In 1907-8 streetcar lines were extended through the park. It was renovated in 1984 with period street furniture. The Heyse was remodeled in the 1980s with newer partitions, some dropped ceilings and some balcony alterations. This was part of a project that transformed the building into offices, a use for which the building was apparently not well suited. Part of this included filling of parts of the light wells, replacement of open balustrades with half-walls around the balconies and newer flooring materials. But its exteriors are in fine condition and the interior has much potential. Plans call for creating about 30 new apartment units here. Kirt Montlack of Montlack Realty is the owner/developer and Mark Fremont is the project architect. Steven McQuillin & Associates are preservation consultants.
December 30, 200618 yr Good to hear. That really is one of the most well put together buildings in OC. The glazed brick on the exteror is very common in Ohio City and all the structures are on prominent corners in the neighborhood; West Virginia Building at W28th and Bridge, the building that Johnny Mango is in at Fulton and Bridge, and the building of question on Franklin Circle. Also, I wasn't aware that Franklin Circle had such a colored past. Interesting stuff.

January 3, 200718 yr Author I'm back! I meant to post something about this a couple weeks back... I saw building floor plans sitting in the Montlack Realty office in Shaker Square while taking some people around for a tour in early December. I would've asked the realtor about it, but she was clueless and I can't imagine that she would've known anything. It's very nice to hear about these plans, as I've been drooling over this building for over a year!

Don't know anything about the future of the space, but apparently the owner wanted to do something more along the lines of a farmer's market or something like that. Bummer, too. It was a great spot and if I could've afforded it, I would've gone more often!

Per the waiter, the owner (Parker Bosley) is older and wanted to get out of the day-to-day of owning a restaurant. That said, the main chef in recent years has been a young of about 28 named Andy something. The waiter said he was going to take some time off, but that people we're trying to talk him into opening a new place somewhere.

January 22, 200718 yr ^Wish I could go, but I won't be around. I did go to an Open House two Sundays ago. I learned that: -There are 5 units and possibly a 6th already reserved. (out of 18) -All units on the 1st floor will have 14 ft. ceilings. -The model is still in progress, although they were frantically working on it. At least in the model, some of the original woodwork and finishes are being kept. -The gym is being converted into 3 two-story units. (The old gym was actually pretty cool to see--it had a very old-looking elevated track around the perimeter of the gym.) -The first units are supposed to be ready by late summer/early fall.

Last time I was over there a few weeks ago, things seemed to have ground to a halt -- not much more (if any) progress from my last visit about a month before. Is there inside work going on inside the old P.O. itself? A Labor dispute? Financing issues, etc....?
January 23, 200718 yr ^last we heard, they had unexpectedly discovered some asbestos and had to deal with that issue. They were supposed to keep moving, but it doesn't appear that anything has happned. The first phase of A Place for Us is slowing going forward. They have been renovating the storefront structure at Detroit and 26th for the past few months. Half of the facade is finished and looks much better than before. From the looks of the guys who are working on, it appears that they've hired someone's uncle and neighbor to work on the project.

The developer is planning on building at least two more on Clinton (he'll break ground after he pre-sells one of the two). As a new homeowner on this street, its great to see a development of $500k townhomes sell out.

January 24, 200718 yr ^I think Wimwar mentioned it earlier in this thread, stating that it was progressing slowly. I walked by it on my way to work this morning, and noticed that they had maple cabinets up in the apartment just above the retail space fronting Detroit. So the rehab appears to be coming along, hopefully once they finish that up they will turn their attention to the new construction.

January 26, 200718 yr I've seen the workers at this site. I think its a horrible site for townhomes. The topography calls for larger detached homes, imho.
