Hi guys,

I've been a long-time lurker, first time poster. I'm a relatively new resident to Ohio City but I am a long time visitor/patron and an avid proponent/enthusiast for Cleveland development. Just wanted to chime in here to say this project is going to be a massive catalyst in filling out any remaining gaps in Hingetown while accelerating the imminence of the long-planned Irishtown Bend green space + park.

What was once deemed "a made up neighborhood" by Cleveland Scene is now going to be the new Ohio City hub for residence, entertainment, and small business.

As an aside, I also live directly across from the new Church + State project. Be on the lookout for frequent photo updates from me on this and many other construction projects in the area (i.e.  Franklin Circle, Forest City Apartments above OCG, building demolition on the east side of West 25th in the fall, etc.). I have the luxury of gauging progress directly from my windows.

I look forward to posting as we move forward!

Welcome @BJBaes!

The new Forest City Apartments that are nearing completion above Ohio City Galley have posted new signage outside of the building. The signs state that the units will be leasing this fall and also linked their website. I've been checking for a few days and it looks like the website finally went live today but is sparse on information thus far:

http://www.forestcityapartments.com/

I will try to snap a few photos of the signage after work today.

The only (selfish) downside of the FC Apartment construction this summer is that it prohibited OCG from implementing their outdoor patio due to overhead work that was taking place.

Haha one of Sam Allard's all time vitriolic articles. I remember reading that just being like "I mean neighborhoods are quite literally a man made construct, Sam, calm down dude."

I'm surprised to hear that^^ My wife and I frequently walk there for coffee and most traffic appears to be on foot...

Man those posts are so annoying. Kind of like the dude on twitter that claimed that the addition of chairs (and pedestrians!!) and whatnot took away from the streetlife of the street because parking was eliminated.

Maybe your coffee just sucks and people would rather go to PHX, Rising Star, or somewhere else with good beans? Also, if you're complaining about car parking for A BAR maybe you should rethink things.

I try and side with business owners when their grievances make sense, but comeon, is it really that hard to embrace an idea that embraces and adds to city vibrancy?

Welcome!  Construction updates are always most appreciated on UO!

A lot of tidbits in today's Planning Commission agenda. One of which was (what I hope to be) progress on Canal Basin Park in the Flats:

Quote

Ordinance No. 887-2019(Ward 3/Councilmember McCormack): Authorizing the Director of Public Works to apply for and accept one or more grants or gifts from the State of Ohio, Federal entities, and/or any public or private entity for the design, construction, and maintenance of Canal Basin Park, including modifying the existing parking lot and installing site improvements; determining the method of making the public improvement; authorizing contracts to construct and design the improvement; and authorizing any other agreements and contracts that are necessary to implement the project.

I'm hoping this project finally comes to fruition and serves as a catalyst for redevelopment in the West Bank. News of this project kicked off in 2015 so this is 4 years in the making (so far).

Another agenda item pertained to a tax credit for phase II of the Quarter development that's been reported here by KJP:

Quote

Ordinance No. xxx-2019(Ward 3/Councilmember McCormack): Authorizing the Director of Economic Development to direct the City of Cleveland to enter into the chain-of-title for certain properties associated with W25d III LLC or its designee for a mixed-use development at 2605 & 2715 Detroit Avenue for the purpose of entering into a non-school Tax Increment Finance agreement for up to 30 years.

This is really good news that this location will NOT be empty too long and that another quality restaurant will take Jack Flaps place!

And this part of Lorain Avenue is really growing into a nice neighborhood, much better than it was back in the '60s & '70s!

The old county archives building is blue now!

This picture is a few days old and the painting is further along. I haven't seen if they're doing it to the building mostly out of frame on the right yet (or at all).

I noticed that, as well. However, there were several resident cars still occupying the parking lot that is designated for demolition for that project. I'm wondering if they were just redoing all of the sidewalks or water mains/gas lines?

I'll try to ask the construction guys in the next day or two.

They were cutting down the black iron fence today. Port a Johns on site. Looks like they’re ready to go.

didn't the hot dog spot close?  regardless, this looks like a great project.  I wonder if they tried getting their hands on those two century homes as well.  I'm sure those owners are less than thrilled.

Looks like Juliet balconies like they used on The Langston apartments, so they'll at least be functional.

No - it's open - hopefully in perpetuity. Obviously I love development but this one will be hard for me. I remember sitting on those barstools with my grandpa and uncle when I was 4 or 5 years old. We'd take a trip down there from Parma just for the hot dogs.

Secondly, anyone notice the spelling error in the development at 41st and Lorain? "Fourty One"

Any idea when the reconstruction of Franklin Circle ( the actual circle) is scheduled to begin? Does it have to wait for the reconstruction of the entire stretch of Fulton Road north of Lorain?

Edited by lafont

Can't imagine the two houses on the corner of Randall and Fulton Ct are keen about the wing of that proposed building extending north. Wonder if that will survive city review.

They’ve been doing some utility work around the circle. Hopefully the (re) circle configuration isn’t far behind.

I’m wondering if the Clinic will give back that portion of drop off zone they created at Lutheran there. That’s gotta go

You mean the smoker's porch? Agreed!

There are some utility issues that came up (Dominion I believe), which has delayed the start. When that is figured out, the City will be holding an information session.

It’s still slated to begin before the year end though.

Also, the Ohio City Facebook page (take that for what you will) is saying that a new, unknown restaurant will be moving into the former CIAO bistro spot on W38th.

Hopefully the new owner doesn't take to Facebook to call the locals "liberal, white c****" again.

West 28th is down to one lane currently with ongoing construction and the work extends past Franklin and down Fulton. There is PVC piping laid everywhere along with what appears to be underground conduit.

Church has also been completely closed off to traffic indefinitely (it used to only be closed during the day work).

Crews have been working for over a month and they seem to be picking up steam in the past week. I'm thinking they're ramping up underground electrical work for both Church + State as well as Franklin Circle.

As an aside - Church and State is now up to almost 4 stories stall on the portion of the building being constructed at the corner of 28th and Church. It appears to be even taller on the Detroit side.

I did see it in person and had posted a photo here, but I'll look again.  Lighting is everything. Does anyone know if a similar porch is planned for the Sanford House?

That would be great.  Someone had told me redoing Fulton would have to come first.

Snavely, investors acquiring Vibrator site for Hingetown project

Cleveland Vibrator Co., one of the most recognizable names in local manufacturing, will be moving its operations to the south side of the city. In its place will be what amounts to the fourth phase of Snavely Group's ever-growing Hingetown development.

Pete Snavely Jr., vice-president of development at his family's Chagrin Falls-based development firm, confirmed the pending acquisition of the 1.715-acre, 14-parcel property bounded by West 28th and West 29th streets, as well as Church and Clinton avenues. Terms of the pending deal were not disclosed.

You mean the little piece will not be added to re-connect W. 28th to the southern part of the circle - right? Maybe if enough residents around there speak up at the next meeting something can still be done.

Over the years I generally have hated to see a street cut off but I have found many of the  residents seem to prefer it.  At least, though, most of W. 25th will be right there and presumably one will be able to walk through. Much worse to me, fo example, is the way Magnolia Drive in University Circle was strongly interrupted with the dorm construction, with even the sidewalk pattern changed. Then to make matters worse, later the one piece was renamed Juniper. W. 28th will be right nearby.
