March 30, 20205 yr These are sleek. I can't tell from the drawing they look like that stained wood trend that's gotten so popular in the neighborhood and Tremont lately.
March 31, 20205 yr It also appears Knez has begun construction of The Nikolai at the SE corner of 38th and Clinton.

March 31, 20205 yr Knez has done some nice things in the city, but that Nikolai is a turd in the punchbowl.

April 1, 20205 yr In my opinion, the Nikolai would be a welcome addition if they'd just remove those God awful doorway overhangs. They look very dated and... low class. Not sure how else to say it. The size of the windows is disproportionate, as well. The crappy, neglected landscaping in the mockup also does it no favors. Seems like some easy fixes... Edited April 2, 20205 yr by BJBaes

I'm sorry to keep obsessing over this but now I can't stop looking at it... Who the hell picked the landscaping for this mockup?! Those hedges haven't been tended to in months. There are literal weeds near the corner of the building!
April 1, 20205 yr It is so low rent. It looks like transitional housing for the homeless. Wait, actually transitional housing for the homeless is more attractive...
April 2, 20205 yr ^ Could be "affordable housing." You aren't neccessarily going to get all of the frills you might find in market rate developments. They are however still needed because not everyone can afford $2000/mo rents. The city needs more affordable housing units, as should be abundantly clear on this 1st day of April, in the midst of a global pandemic, a collapsed economy and massive unemployment. Unfortunately it doesn’t appear so.
April 2, 20205 yr ^ I was referring to the post by Gruver. The Nikolai, doesn't look like affordable housing. In general I like Knez, but I also wouldn't even consider paying 1/3 mil for one of these until they redesigned the entryway. Edited April 2, 20205 yr by Frmr CLEder
April 2, 20205 yr The interiors and finishes look nice. No issue there and likely the reason for the cost of admission... But there are some obvious and easy changes that can be made to the exterior that would go a long way, IMO.
April 2, 20205 yr I think those setbacks are there on the fourth floor because the neighbors thought the original design looked to large for the neighborhood. Seems like a good example of being careful what you ask for. Originally it was bland, but mostly inoffensive. This current design is just ugly as sin.

Sounds about right for the block club. ”its too big for the neighborhood, it doesn’t fit in!!1!11!!” **is exactly the same size as the building next door**

April 2, 20205 yr I suppose given the way elevations are drawn that the setback on the 4th floor could actually be the same, but I thought I read at some point that it was added, or maybe just made larger, to decrease the prescense of the building from the street. Either way, this design is almost comically bad.

April 5, 20205 yr I follow it all but am thinking of the circle end. I don't agree; they had the lowest level and much of two levels above that for many weeks and now started adding the next level - which would be the third level above the sidewalk. Sections to the north are getting built up at very unevenly. Around the elevator shaft, for example, it's clear what's left. I was at the site as recently as yesterday, after 5:30 pm. All this is rather trivial, obviously, because it will all get done eventually. I assume the contractor knows what he's doing - I'm just a stickler for detail. I know this is not the kind of construction where they add a floor every week or two (e.g.The Lumen, etc.). As an aside, those working on the infrastructure project along Fulton and Franklin, with the planned Circle, have created one of the most pedestrian-unfriendly environments I've ever seen - in my over-50 years of following such projects! Totally nasty! Edited April 18, 20205 yr by lafont

April 11, 20205 yr A couple pics from the area. Wow there is alot going on around here. April 19, 20205 yr Glad to see Crain's got the story. Sometimes it makes me nervous when I'm the only one who gets a story.... April 19, 2020 04:00 AM Chicago developer Stoneleigh buys site in Ohio City, plans apartment project Stoneleigh Cos., a Chicago-based apartment and office builder, is preparing plans for a $60 million, 241-suite project at the west edge of Hope Memorial Bridge between Ohio City and downtown. Rick Cavenaugh, senior principal and Stoneleigh founder, said it's the kind of site his company seeks because it's central to people going to or from downtown, but also near restaurants and amenities where people like to live. "It's not an internal site in the neighborhood that's near where people want to go; it's on the way to where people are going," Cavenaugh said. "It will have views of downtown Cleveland and be within walking distance from the West Side Market and West 25th Street." Stoneleigh on March 30 shelled out $7.6 million for the four-acre parcel to Brickhaus Integrity Ohio LLC, according to Cuyahoga County online property records. April 19, 20205 yr I was mortified to see the amount of damage done by that car crashing into the building at Detroit/ W25th the other week. Most of all because it seems to have necessitated the removal of the old ‘Subway’ sign and entrance. I think they've removed the sign as a precaution while they repair the damage but after it first happened it looked- thankfully- just fine. Close call ?
