The dirt area in the center left of the photo is where the splitter island in the middle of Franklin will go. Franklin is scheduled to be closed between W 25th and W 29th until October. And at the moment 29th is also closed in Hingetown. Take Detroit or Bridge instead.

To do so would require relocating track on the east half of the bridge. That would be a monumental expense in the tens of millions of dollars. The funded portion of the project is from West 53rd Street, just east of Zone Rec Center, to the west end of the RTA bridge and down the hill to Franklin. Not much has changed in the proposed rendering since last time it was posted here except for a few minor details and the addition of balconies. All of the units will be studio or one bedroom.

My question is: are the old brick areas actually pieces of the old Franklin Circle, meaning the new is clearly smaller than the old one was, or are the brick areas just remnants of plazas that used to surround the actual street circle? Somehow trhe brick doesn't quite look like a street. Does anyone know if the old Franklin Circle actually was brick ;a little difficult to pictured One brick section is right outside a hospital entrance (not currently used) and I doubt if that brick portion would have been part of the street - its being so close to a hospital entrance.

Lots of good info on the Circle out there. Cleveland Historical Encyclopedia of Cleveland History Cleveland Historic Maps From the above we can see that It was the first park on the west side -- 1836. The street around the circle was paved with brick. There were no plazas around the old circle - the street was indeed where the brick areas in front of the church and hospital are (and, until very recently, where the new apartment building is). The pavers currently in front of the hospital are not original, though. However, the street was not as close to the hospital because that wing had not yet been built when the circle was functional. The old circle had a radius of 140' to the outside of the street. The street itself was 30' wide. But the circle was bisected first by Franklin Blvd itself, and then later by several streetcar lines, so by the time it was removed it really didn't function much like a traffic circle or park anymore. From the plans for the new roundabout, here, it has a radius of about 70' to the outside of the street. (The circle itself seems to have a radius of 45'.) So nothing like the original Franklin Circle.
May 4, 20205 yr Meant to post last week: the Painters Union Building (2605 Detroit) which is part of Snavely Phase III - is undergoing exterior renovation as of ~10 days ago. A company called Cleveland Building Restoration has been contracted for the project (as seen on the banners they've hung over the building). They really do good work. And not to get crazy off topic but that google street view pic from your post shows 4 different types of street lights within 60 feet of one another. This drives me crazy.

May 21, 20205 yr Glad to see the building being reused now. Going in there without the queens will feel pretty odd at first though. I think that roof top patio will be great though, especially with all the new infill around it. Church and State across the street will give a big city feel to that space for sure, and I bet the views of downtown down the street will be nice too.

Dan is a good friend of mine - he's done everything from townhomes to mansions (Vermillion area) in addition to kitchens and baths....And good news, I would say there is a 95% chance of this project happening

He subs out most of the exterior and framing, last I heard (about a month ago) he was working on a deal with KNEZ to frame these. Then his crew will come in and complete the interior/finishes. He was expecting his construction loan to close in 45-60 days and has 50% of the project already funded with cash from a few local investors.
