On behalf of and by direction of a Cleveland, Ohio-based commercial real estate development firm, Newmark Valuation & Advisory is pleased to request qualifications from experienced hotel management companies for a hotel development in the Ohio City neighborhood of Cleveland, Ohio. Mixed-use developments at the site are planned to include market-rate apartments, leased retail and restaurant space, and the new-build hotel. The developer is seeking an operator for the hotel component only.

Within the Request for Qualifications (RFQ), we provide an overview of the developer, summarize details regarding the proposed hotel and overall project, outline recommendations from the feasibility analysis, and define the scope of services expected from a third-party hotel management company.

This RFQ is the pre-qualification stage of the procurement process. Only those applicants who successfully respond to the RFQ and meet the qualification criteria will be included in the subsequent Request for Proposals (RFP) solicitation process. Submissions will be reviewed and forwarded to the development firm. A copy the feasibility study will be provided to those firms deemed most qualified.

Interested parties should contact Laurel Keller, MAI, Senior Vice President in the Hospitality, Gaming & Leisure practice, at [email protected] for a copy of the RFQ. Submissions are due by 5:00 PM EST on Monday, November 30, 2020.

I know there have been a few "potential" boutique hotels discussed for Ohio City. However, both of those would not technically qualify as "new builds" as they were planned for historic properties.

 

Wondering if this could be part of Intro?

Interesting that they show the subway deck of the Detroit-Superior Birdge through that hole.

The Bridgeworks massing looks sharp, and is potentially a great juxtaposition of old and new.

It’s already hard to imagine what Hingetown looked like even just 2 or 3 years ago. Church + State and both phases of the Quarter have tremendously improved the neighborhood’s density and streetscape experiences along Detroit Ave.

 

I also love how the Quarter Phase 2 has turned out. The dark gray facade is beautiful, it has a strong street presence, and the pops of green from the accent walls and Juliet balcony greenery add nice visual contrast.

Additionally, the neighborhood’s development momentum is continuing with The Dexter. This is a beast of a project that adds so much density and makes a big impact!

I like The Quarter Phase II, but as nice as it looks in the grey, I think it would be nicer with red brick.  The grey is a bit dreary.

Oh, I have to respectfully disagree. Nearly all of the historical buildings in Ohio City are red brick. It’s everywhere. And while I do love the look, the dark gray is a very sharp, modern color and really sets it apart in Hingetown. 
 

Just my opinion. 

No problem, we all have opinions!  Personally, the grey reminds me of the color of some of the historic brick buildings downtown, before they're cleaned of generations of soot!

This driver (or maybe drivers plural?) had to either be blackout drunk or flat out sleeping. They went over the median/6 inch curb, hit a sign, and kept going over a second raised curb to get inside the circle, knocked over a second sign, and turfed plants and mud - all without stopping? 

Or maybe one of those anti-circle people.

Or they had a crappy enough car and thought it was fun.

Aaaaaaand that is how the landscaping will remain until the road needs to be fully rebuilt again.

MetroHealth seeks appointment for dentistry clinic

 

MetroHealth System's nonprofit development arm, CCH Development Corp., has requested a permit to renovate a former Hollywood Video store at 3701 Lorain Ave. in the Ohio City neighborhood into a family dentistry clinic.

 

The permit application was filed Nov. 17 by Perspectus Architecture LLC of Cleveland on behalf of CCH for its property at 3701 Lorain Ave. The 7,665-square-foot building was constructed in 1998 as a Rite Aid, set at the southwest corner of Lorain and Fulton Road, next to the Tinnerman Lofts rehab project and near to other developments. Value of the renovation and interior buildout was not listed on the application.

Looks like lululemon opened a pop up shop in Harness Cycle. I tried to embed the tweet from @ohiocitytweets but couldn't get it to work. Maybe testing the neighborhood for Intro?

You're correct!  We talked about it up-thread but it's exciting and should be repeated. Lululemon is not the only retailer that plans to test this market, from my understanding - and it's not just Intro drawing the attention.

According to the store manager I spoke to when I was in Lululemon a few weeks back, their lease for the Harness spot is 1 year long. Depending on how they do, they have plans for a permanent store "most likely somewhere along Detroit" in Hingetown.

I could definitely see them opening up a shop in Church and State. That seems like the perfect spot for them. Hope they do well!

I've heard that as well - but from my understanding the block club has already made it known that they won't tolerate "non-local" "profit-focused" retailers after the "abomination" of Title Boxing getting the second spot in the Saucy building. 

 

Those are in quotes because I pulled those directly from comments from a block club member. As if the point of retail wasn't to make a profit...

Yeah, who would want amenities for residents! Let's expand Linda's into the Quarter and open up another used car lot! 

Franklin Circle is crying out for historic-style streetlights; does anyone know if  are they part of the project?  There are the leftover, cliched "historic" light poles and globes - some of which look wretched; they can try to match those (probably won't get a perfect match, as they usually don't in Cleveland) or come up with something at least slightly more distinctive.  Something needs to be done anyway, because the current lighting on the circle has big gaps.

 

Fulton Road now has sort of a boulevard image and it to is crying out for decorative lighting of some sort.

The block-club is the real life version of the Ohio City Facebook page. It’s awful (and it’s my block club). The problem, as it usually is, is that you only have a specific kind of very vocal minority that take the time to devour to these meetings. 

How much authority does a block club have in dictating who a private landlord can and can't rent to? I think they can be safely ignored on this.

It was in rough shape 6 months ago but has had some very significant work done in the interim. I thought Tinnerman would be tearing it down for their courtyard, but that doesn't seem to be the case. It's also apparently not owned by Tinnerman (owned by FRHOUSES LLC).

 

I did some googling for the address and found this article about some of the building's history as a Hungarian club: http://www.clevelandmemory.org/hungarian/articles/burnmort.html but otherwise couldn't find anything useful about its future plans.

 

Did a bit more searching and found a permit to renovate the exterior filed by the Dalad Group, no mention of the property on their website though.

Tinnerman Lofts project is BEING BUILT BY the Dalad Group in Ohio City.

 

And the project is converting a vacant former manufacturing site into 49 market-rate housing units and a few workforce units and I'm assuming the old house will be the workforce units.

Thanks, after some more digging found info on the historic tax credit awarded for Tinnerman which mentions three houses being renovated as part of the program, although none of them were designated as historic. The other two sit across Fulton.

Here's an interesting project on tomorrow's Design Review agenda:

 

It's a five-story building (an additional four stories) of apartments (20 units total) above the Ohio City Brew Stop beverage store at the corner of Woodbine and Fulton.

I like that a lot.  Fulton is a major road so it makes sense for the density between Lorain and Detroit/Franklin to extend along that road.

I love it! Does this fall under the same block club that the Dexter and Church and State are under? If so, they are going to go NUTS
