A little more detail on the Church & State mixed-use project in Ohio City:

 

 

More recently, the AFL-CIO Housing Investment Trust (HIT) agreed to direct the proceeds of a $43 million bond issue created by the federal Government National Mortgage Association as a first mortgage on the $56.9 million Church & State mixed-use project in Ohio City.

 

"We are not your grandfather's building trades unions," said David Wondolowski, executive secretary of the CBCTC. "We have a robust capital strategies program that is very enticing for developers today."

 

Wondolowski said that developers are now coming to the unions early in the development process because of the variety of financing options their investment funds offer.

 

"We can do anything," he said. "We can do senior debt, subordinated debt, mezzanine loans, we can do equity, we can do construction loans, bridge loans — a whole variety of investment."

I assume that what happened to the loans and grants to the Beauty Shoppe that was scheduled to receive when they were first slated to go into the Victory Building instead as part of the Quarter project that maybe they was redirected to the NEW Techhive building that opened recently in Midtown. 

 

But in a way it worked better for Midtown/Health Tech Corridor because now they have both a co-working space in Tech Hive with coffee shop  and DEALERS TIRE has a 20 year below market lease at the Victory Building!

 

Several amenities that the Tech Hive will offer to eager entrepreneurs who rent desks and or offices in the new co-working space includes:

 

For $10 a day, startups can get a desk anywhere in the three story building, including access to a conference rooms, lounge areas, a wellness room with a shower and  of course Wifi.

Casto-Dexter (Dimit Architects): 100 unit luxury apartment complex [/member] W28th & Franklin Cir.  It will be presented before the Franklin Clinton block club next week.  For the life of me I cannot figure out how to post pictures - it has a very large presence w/ huge windows.  It looks nicely done with underground & structured parking - from what I can tell, the parking + units all fit in the same profile w/ apts stacked over parking.  I have a feeling this will get major pushback from the neighborhood but we'll see.  Its has studios, 1BR, 2BR, and 3BR apts.

That is a great spot for apartments though, really. That's a bit of a dead spot in Hingetown

Urban Properties Group LLC bought a parcel along Dexter Court in 2003 for $100,000. It then bought the parking lot parcel on the northwest side of the former Franklin Circle in 2017 for $225,000.

 

Proposed is a 100-unit, 5-story apartment project. Parking would be underground with a small surface lot along Dexter Court.

That is a great spot for apartments though, really. That's a bit of a dead spot in Hingetown

There aren't any pics and their webpage is dead  :'( Sounds like a cool project at least. And I think I prefer this building to the townhomes that were in the master plan. More density and looks decent too!

My thoughts: 

 

1.) It looks really nice, but I hope they lighten up the brick color a little bit because that near black brickwork could end up pretty foreboding in reality when it's 5 stories tall and a block long.  Otherwise, I love it!

 

2.) The NIMBY's are gonna lose their f-ing minds over this.

Thanks for posting the pictures. I like it overall. Only gripe is maybe the roof. I cant really tell from the picture, but it looks like it might be similar to mariners watch which im not a fan of.

 

Other than that I would prefer if Dexter punched through to the cirle and was made for limited local car acess and pedestrian only. It would break up the large frontage on the circle, increase pedestrian flow and when/if the other adjoining  parcels are filled in it would create a nice little corridor.

Punching Franklin Cir through to Dexter for pedestrian only access is a fantastic idea. It will provide a natural, efficient flow for people walking from W25th/Franklin, Fulton, & W28th on the southside of Franklin to the retail area on W29th.  It will better incorporate Dexter as a street opposed to a long driveway for this apt building & it will further rejuvenate Franklin Cir.  Love the idea!!

I’m very excited for this. The property located at the southeast corner of 25th and Detroit is such a depressing portal into Ohio City.

The plan for Irishtown Bend park is for everything on the east side of West 25th Street, from VetMem bridge south to Franklin, to be replaced with the park.

 

And I might as well put this out since more detailed information is not yet available. If you know more about this, let me know via PM and I'll add it to a blog article I'm working on while keeping your ID secret....

 

The large commercial developer Weston, through a company called I.B. Development, purchased on Oct. 2, 2017 two parcels for $425,000. These two parcels have a crappy building on them. What is interesting is that the residential developer Kertes supposedly was buying these parcels for a drive-through chicken restaurant. But when they were discouraged from pursuing that plan, Weston stepped in.

 

Normally, a big developer like Weston wouldn't bother with a small property like this. The two parcels combined measure only 0.5 acres. But surrounding them is 4.8 acres of surface parking lot for Lutheran Hospital. A few years ago, I recall that Ohio City Inc.'s vision for that area, developed in discussions with Cleveland Clinic, was to consolidate all of that surface parking (including possibly the two surface lots fronting West 25th south to Jay Ave) into a structured deck and develop the balance. With Weston now planting its flag amid the largest sea of parking on West 25th and with a soon-to-be unhindered view of downtown, I have to wonder what might be coming next.

The ivy covered building has the sweetest little cat that sits out front in the summer. While I'll miss it, I will love to see something substantial built there.

Franklin-Clinton Block Club Meeting is tomorrow.  They are losing their minds.  The development committee has already met and they are tearing the plan to shreds.  They refuse to even consider the idea.  Tomorrow's meeting should be interesting, as the developers and Dimit make their first proposal.  I really want to go, but I'm not going to miss the NFL draft for that shenanigans.

Hopefully some of the residents in favor can attend and give some support.

You could try emailing the Franklin Clinton Block Club email address ([email protected]) with a letter of support, which they should recognize and either add to the meeting materials and/or post electronically.

I've been told by a very good source that the Riverview Tower isn't going anywhere. But everything on the east side of West 25th north of Franklin will be demolished for Irishtown Bend Park. The building that may be the last to go is Front Steps' women's transitional housing because they are trying to raise funds for a new location. That's always a long process. Funding is already in place for LAND studio to buy and raze the old CMHA HQ and the three-story CMHA residential building. LAND secured a $1.4 million grant for this tremendous acquisition. There seems to be some confusion in the community that, when there is discussion about demolishing the CMHA residential building on West 25th, people automatically assume this is in reference to the Riverview Tower. It's not. BTW, one of the George clan just bought the building at the corner of West 25th and Detroit that has the big billboard on top of it. The parking lot for that building is owned by the county and is being donated for the Irishtown Bend Park. So he's about to lose his parking. And George won’t be able to do anything with the building because it doesn't meet code and, with the park coming in, he won’t be able get any variances for it anyway. Rumors are that he bought the building to donate it and get a tax write off. So we'll see. Regardless, that building isn't long for this world.

 

Point is, the land on the west side of West 25th is about to get more valuable with the mostly crappy buildings on the east side of the street gone, replaced with a park and gaining an unimpeded view of downtown Cleveland. It's no surprise why Kertesz/Weston has put his stakes into what may soon be the biggest, most valuable piece of land in Ohio City.

 

EDIT: Please note the corrections that LAND studio is undertaking the Irishtown Bend Park and that the Weston purchase is actually Kertesz who brought in Weston for a joint development.

I hope so too. Somebody that is against this type of development is far more likely show up in opposition than somebody for it. Is the meeting still at that Senior building on Franklin just west of this?

 

I don't get the opposition. It's a great spot for this type of height and density. What else is directly impacted, besides the two Franklin Ave mansions next door? There is mostly surface parking and brick buildings 3+ stories surrounding it. The Guernsey building is 4/5 stories. The Clinic tower across the street is 6(!) stories. It's not like this was proposed in the middle of a block surrounded by single family homes.

 

For anybody interested here is the current zoning for the site. Kind of strange how much of it's 2 family, but completely surrounded by local retail.

Riverview tower is definitely not going anywhere.  They've had some great proposals from developers in the past and it never went anywhere.  The people in those buildings are elderly, many require special care and that is provided on site (2nd floor has medical services). 

 

When Snavely bought up the corners of 25th & Detroit for their project, they donated a portion of land also to the park, I think that was the impetus for the rest of the dealings...

 

By the way, does anyone have any conceptual renderings of what might be done with that land, when it becomes a park?  What exactly will be done, some mowing?  new plants?  retaining walls?  Walking paths?

I saw renderings (a few months back) and there was a lot of grass, stone retaining walls that would run down to a path slightly beneath the regular elevation of the park.

In response to the Franklin Circle development the reason for the conflict is simple.  For over 25 years there has been an extremely dedicated group of residents who through their own blood, sweat and tears have tried to preserve Franklin Blvd as a street of beautiful Victorian homes.  These are the people that brought the street back from crime, drugs and decay.  Most believe and I agree that once this large apartment complex is built their vision of the street is doomed.  Similar to what happened to everyone’s precious Millionaires Row, developers will buy up the old homes level them and put up apartments-because that’s where the money is.  You may say big deal it’s progress but to those who have invested themselves in making Ohio City a livable neighborhood it’s the end of the world.

^HUH?  Its being built on an empty lot....ad all other development in that area is on empty lots.  Plus most of the new development will be on W25 facing the new park.

We just closed on a house on Clinton and I couldn’t have a stronger opinion in the alternative.

 

No viable inner-city neighborhood exists as merely one architectural style anymore. Additionally, what Victorians have been leveled to create these complexes? Edge 32, Mariners Wharf, Vine Ct., Clinton West, Church and State, and now Dexter. None of them describe the tactics you are referencing. The closest would likely be Clinton West, and even then no historical homes were destroyed.

 

A mixed neighborhood draws an eclectic mix of people that make Ohio City so attractive.

Jz65, it sounds like you're preference would be that the historical context of the street to remain. But I don't think our forfathers would have built victorians on the circle. The circle should be saved for something more substantial and iconic. I'm with you that we should hold this parcel to the highest standards though.
