It’s a mock up, probably of some of the entryways in the building. Some people involved in development need to see the actual thing before it goes in ??‍♂️

Also has a cut out of the cornice that goes around the top of the building. And a few other random finish materials it looks like.

Land bank wasn't part of it, only three small 2 story townhomes. I'm glad it'd be adding density but I can't say I cared for the exterior design. Should be noted that the "front" is facing the rear of the parcels on W33rd. These will be pretty tucked away.

Correct. These are rentals.

Pretty happy with the proposed Knez project on Fulton/Bailey.

Eager to see this developed along with an improved Fulton corridor.

 

If I have one complaint...why are modern townhouse developments allergic to proper front porches?

I believe all the units fronting Bailey and Fulton will have proper front porches to integrate better with the neighborhood. I'll have to go back and see if I can find renderings from the CPC live stream, but I believe I heard the Knez representative say that.

edit: D'oh, my screenshot does show Fulton/Bailey... those are the tiniest "porches" I've ever seen!

 

I also forgot to report that I reached out to Kerry McCormack a while ago about an unrelated issue and asked about/supported a red line rapid station at Fulton. Kerry acknowledged that the rapid station on Fulton was something that has been discussed in the past, and that it would be a great spot for one. I know Ken has talked about a few TOD developments in the vicinity, these townhomes and a few high rises or industrial conversions would really benefit from the red line addition. Not to mention a way to access the red line greenway that passes right below them.

I took a walk a few days ago and snapped some pics. Sorry for some repeat subject matter but the more the merrier right?

 

The first one is the new Vine Ct. townhouses, the other few are probably pretty obvious. It's impressive how big the Dexter feels when you're standing in front of it.

speaking of the red line greenway, I was pleasantly surprised to see how far along they are today. It's now visibly noticeable as you get on 90w from w44th. 

Couldn't snag any pics as I was driving, but I noticed the other day that construction is underway on the grass lot at the southeast corner of this intersection. If I recall correctly, there was already some concrete poured, but don't quote me on that.

Noticed this morning the old fashion hot dog sign was gone. Hope this signals the project here is moving forward (also sad to see it go). This jogged my memory that a few weeks ago, I saw signs on the McCafferty Health Center on 45th/Lorain, stating something to effect of save our establishment. Forgot to post at the time but does anyone know if they might be closing down? I'm sure people get help there but the building  just  has horrible urban form. Wouldn't mind seeing it go, in that regard.

I believe pre pandemic there was an appeal of the zoning approval for this project.  Not sure the ultimate out come but the sign removal might be a sign that the appeal was rejected.  It is frustrating that the Planning Commission or some other city source does not publish hearing decisions.  At least not that I am aware of.

The VA Clinic located in the building is shutting down and moving to Parma (Scene article here) but the MetroHealth portion is moving to their new clinic on the Urban Community School campus (Lorain & 48th St).

I know it’s en Vogue on this site to pile on Bobby George and label him as a borderline sociopath with little to no moral compass, unless he’s feeding homeless people whilst inviting every news crew and celebrity in town...

 

However, idk if that’s fair. I know he bought the remaining parcel of what would otherwise be a transformative community park that would promote wellness and recreation for all area residents...

 

But at least he’s demonstrated that he’s a man of his word, that he’s in this for the long haul, and that he’s committed to transforming his parcel into something beautiful... I mean look at how well kept he keeps it!

When I chatted with the owners last year about the development they said that they would be closing permanently and retiring.

I can't speak to everything they are putting up on the west side, but the houses they are putting up on Brainard look nice and blend in nicely with the existing homes.

My local coffee shop, 3-19 at Van Aken and Lee in Shaker, will be opening their second location in  OC in the building with Limelight. I'm guessing they're taking over the Daily Grind space? Tentatively scheduled to open this coming Monday or Tuesday after a few delays. Great tasting, quality coffee, sustainably and responsibly sourced from small local growers. Highly recommended.

Local as in small family farmers, instead of corporate plantations. Though I did once grow a small coffee plant indoors, so Cleveland grown coffee is not out of the realm of possibilities!

Does anyone have any updates on the Pins Mechanical slated for the empty space on 25th? I've gone by several times and looks like there's been no activity as recent as last week.

 

I know they were originally anticipating a summer opening but I'm guessing the pandemic may be delaying things...

My Place Group, who was developing Pins Mechanical, was also planning the apartment building at the Hot Dog Inn location (NW corner of West 41 and Lorain). I noticed a For Rent sign on the storefront and wondered if that project was being delayed also.

This picture shows the size of the Market Plaza site.   Very exciting!

Anyone know what’s going into this newly painted black building just West of Platform on the south side of Lorain?? There’s been workers there non-stop for about a week

Duck Rabbit is moving near there and is supposed to be opening in a few weeks.  Maybe that is it?

Duck Rabbit's Instagram says they are moving to 4160 Lorain, which is on the north side, opposite the pic.

 

That building used to be a dumpy used car lot. I was hoping it would get demo'd and redeveloped.

Can't find any public records showing anything happening on this property. Perhaps @tykaps might have more luck.

Yes, that is directly from their Instagram account. See jam40jeff's post for what Google maps has for that address.

The former used car lot's address is 4157 Lorain Ave.  I would guess it's a different project.

The owner seems to be Greg Bodnar.  There is only one Greg Bodnar registered to vote in Ohio and he's a registered Republican, so who knows?  I find it hard to believe he'd be dumb enough business-wise to do this, even if he is a Trump supporter himself.  FWIW, he was pretty outspoken about not wanting Market Ave. closed last summer, so he doesn't seem to mince words.  So I guess it's possible???
