BZA today unanimously denied a request by three homeowners near 4705 Bridge Ave. (Knez development) to reconsider its Feb. 14 reversal of the Planning Commission's decision to deny Knez's application to build townhouses at 4705 Bridge.

I believe somebody recently posted a picture showing a construction fence already surrounding the property.  I was surprised Knez moved so fast as the BZA decision was less than 2 weeks ago.  I wondering if this action is purposeful to stymie a potential appeal.  I believe there is some case law out there making an appeal more difficult if construction has already begun.  Moreover, the necessary bond for a possible successful stay of construction during a pending appeal could get very expensive similar to what was happening in the Lakeside Supply matter in Little Italy.  This could be another reason to start construction quickly as I cannot believe these neighbors have the resources, especially if they lose the appeal and Knez goes after the bond for delay costs.

I would agree... An easy solution instead of replacing them would be to commission local artists to paint these. Not sure if that's even viable with that type of plastic though?

Is this project going to (hopefully) include demo of the Kelly Auto site? I'd love to be able to start cutting down on the number of shady used car dealers on Lorain. They just add a skeevy element that doesn't contribute much of anything.

It is not! I believe they said they will be taking the west half of the parking lot so it will certainly be a smaller footprint. Still hoping someone buys Byright Auto Sales... the building is for sale.

I hope so. There are currently FIVE of these sleazy used car lots just between 41st and 47th. These types of places are known for being parasitic on their communities all while knowingly selling broken down cars in bad faith.

Problem is they make lots of money and they have no place to go if they move.  The ones on Lorain are grandfathered into prime locations in Cleveland.  

 

New zoning has ensured no new ones but also made existing locations more valuable.  Lots of places have prohibited them.

did anyone have to reread this 10 times to make sure they knew which way they landed? denied a request to reconsider a reversal of a denial to build. too many flip-flops for my brain lol. Shows how long the process is for some of these developments!

I had a real problem trying to write that and not sound like instructions on how to build a self-destructive device...

 

Writing about this in the past was even more tough until the Knez attorney laid it out for me in a simple chronological order.

Yes, posted above. No work done on that property yet but their property on 47th and Bridge has begun. They are actively digging.

This is great news! Only downside I saw in the article was this quote:

"However, a vertical development like the neighboring, 11-story Church+State is apparently not in the cards owing to the larger property involved, the sources said."

Would love more height in Hingetown. I think it would compliment the city great to have a huge downtown on one side of the river and a smaller scale one right across the bridge. I wonder what they consider vertical development. I'd be happy if it was similiar to neighboring projects like 5 stories. Prime location for some more fun restaurants and retail.

 

 

I’m not sure why, but I thought the Vibrator Company moved to a suburb. Glad to see I was mistaken.

 

Hoping they can do something cool with this property.

with the owner group hands its in this redevelopment is as guaranteed as you could hope to be of high quality.

 

let's hope for mixed use with some height -- if not 11 stories, then like 7-10 would be a nice presence -- but i would guess even lower rise will be very cool/nice.

Your desire (and mine) for height on the fringes of Ohio City may run into an obstacle, that being the chairperson of the Landmarks Commission.  I recall her commenting (although I am failing to remember how she eventually voted) that Bridgeworks was too tall and it is more or less downtown.  Of course she regularly expresses opinions that something is too tall all over town (another example of many, Waverly and Oaks).  She of course is only one person and one vote, but the whole Commission is generally clueless.  By the way, I would like to see multi family of 20 stories or more on those W25th hospital lots.

The height district here is 2, which is 60 feet. And it's a big site. Even with a significant ground level public space, a lot of units can be supplied here with a 5- to 6-story building covering much of a 1.7 acre lot.

the more people and mixed use things to do the better -- height is definitely down the list.

I think it could be a little taller than the Dexter, maybe 7-8 stories. Save the tall stuff for the hospital parking lots over looking Irishtown.

As a Dexter resident, I selfishly hope it’s not a high rise. I love our unobstructed views of the lake and downtown!

 

Also, there is real demand for more retail along with public spaces/green space in Hingetown. I love big buildings and development but part of the charm of this area is historic housing, art, small shops, good food and the feeling of a bustling neighborhood with quick access to downtown life just over the bridge or down 25th. 
 

What they’re proposing on that Vibrator site honestly sounds perfect.

all these developers are as invested in the city as you could ever want.

 

in fact i would think it will turn out very nice.

I agree Hingetown is very underserved in a lot of retail categories. Probably because the area is close to a lot of good services like further down w25th or downtown but I would love to see Hingetown become another destination area. Or at least have some services for locals. I selfishly would love having a Heinen's or something similar here after being walking distance to the downtown one for so long.

Cool news. Saucy is cancelling their plans for a productions facility/HQ in Independence. Instead they will be selling that property and expanding in Ohio City in the Title Boxing space next door. The article doesn't mention, but anyone know if Title is moving to another spot somewhere?

I'm slightly disappointed by this solely for the reason that I think the Title space has some really unique retail opportunities. 

 

But with the spots at Church and State sitting idle, hard to blame Saucy here.

Didn't @KJP report in a recent blog discussing the Brideworks project that almost all of the ground floor retail space at Church and State is leased?

I never doubt @KJP's reporting. But I've been running by the same empty storefronts between the two buildings for the better part of two years now. If they're leased, they're certainly taking their time lol

They certainly are taking a long time. IIRC, those reports I published were based on permit applications submitted by the individual shop proprietors.

They definitely are expanding. Everytime I go to the Lakewood one they complain how insanely busy they are.

That West Side Market parking lot is a life-sucking void that's gotta go. If I were mayor for a day, I'd float bond issues for two new parking garages at Ohio City -- one on the Market's parking lot and another for Lutheran Hospital. There would have to be an agreement with the hospital selling that lot to the city, paid for by the city selling off the balance of the Lutheran and Market parking lots. And I'd design the parking garages so they could be developed on top of them and sell/lease the air rights.

You take that back! That's my secret free parking gem. It's open to anyone after school hours. But seriously, as an alumni build a school facility and a parking garage there and get it over with. Still should keep it free after hours.

There's still very much something in the works for that lot, which would include a parking garage. 

 

I can't say too much, but the school (and GLBC) are still very much interested in shutting down 29th between Carroll Ct. and Lorain, adjusting Wasmer Field eastward, and building a home stadium on campus. 

 

We've come close twice, both times different, unique issues stopped it from becoming a reality. 

^And to add to the post above, the school would much prefer that it would not remain a lot, but rather a garage with a facade

On Google maps W. 29th between Carroll Ct. and Lorain looks like it's already shut down -- it would run right through the campus.  Do you mean W. 28th?

In short, the black dimensions were the suggested new location of the field, and the yellow outlines represents bleacher space, with retractable risers for track events. 

 

FWIW - this wasn't conjecture. This was very much in the works not long ago. I suspect it will be revived before long. The design contemplated 7,500 - 10,000 seating capacity.

Given the abysmal land use policy St. Ignatius has employed, I certainly hope the city would think twice about letting them gobble up more of the neighborhood.
