Lorain Ave revival is happening but greatly needs pedestrian walkability/safety improvements. I really hope funding can be figured out for the bike track.

Should have been designed with planters in mind. Residential neighborhoods throughout Seattle have these too, but the difference is that you can see them because of the plants.

Amazing! 4601 Lorain Ave has changed owners and is now slated to be renovated/renewed. This means every property (other than the lone remaining car lot between the new townhouses and Forest City Shuffleboard) on Lorain between West 45th and West 48th has been/or is slated to be renovated and made use of as storefront or living. This stretch will be very active in development. With a few new additions down the street (improv theatre, new furniture store, new coffee shop, etc.) and existing retail starting to fill in before it, I imagine Lorain between West 48th and West 54th will be active in the coming years too.

I certainly hope so. My wife and I live on 50th and we're expecting a daughter soon - our hope is to have a "two way go" from our house between choosing places to walk to on Detroit and Lorain. Right now Detroit is the better option - but Lorain is catching up. 

 

Personally, I think Lorain has more growth opportunity with the natural density (no shoreway), but I'm really happy to see it.

Putting aside the AirBnB business, I don't get the joke.  

 

How and why does "adding more housing" not lower the price of housing?  Are we in a situation where there is only enough demand for the housing we already have? At worst, if the demand is really high this little additional housing won't meet it and housing costs will continue to rise, although presumably at a slower rate because of the increased supply. 

Doesn't adding "market rate housing" allow "the market" to set the rate?  Wouldn't "the market" be the most efficient way to set the price?

 

Or are the "NIMBY's" you're referring to the Ohio City landlords, who don't want to see their rental rates go down?

The joke is that the "grey guy", who's spouting NIMBY or maybe anti-gentrification rhetoric that sounds socially aware and "correct", doesn't want to follow the logic of their argument to other housing issues, exposing their hypocrisy.  They aren't really interested in "housing affordability" per se, but rather something else like "protecting their property values" or more likely, "keeping others that they don't want in their neighborhood out".

Another example is the Hessler NIMBY’s who are complaining that the gravel parking lot proposal doesn’t have enough “affordable” units. 
 

Side note - I’m very curious if that NIMBY drives a new or used vehicle. And how much time she spends complaining about the car companies not making enough “affordable” new cars.

Things are starting to come together for new construction on one of Ohio City’s largest development sites. A new developer is at the ready. A project architect was selected and a firm that typically provides construction general contracting has been added to guide the development’s design. The developer even has a name of the development and some basic, preliminary design concepts regarding scale. But what isn’t yet known for certain is the programming for the project and if it will include a ground-floor commercial use, like a restaurant.

I believe intro still has albeit extremely minimal surface parking. The true and best example are the folks across the street at church and state. They added public and resident parking.

I don't think so, unless you're referring to some of the lots across Gehring, but those should get built on soon enough.

Buildings are nearing completion, I'm surprised they call them townhouses though? They're all free-standing single families on a large oddly shaped lot that's been split into 3 new lots. Perhaps it's a "townhouse" since they share a common driveway amongst the three houses.

My mistake.  I was looking at the financer's docs, not the builder's.  Here's one, nearing completion as you say.

You can actually see all three in this photo! You can see the two car garage with roof deck from house number two in the rear, and the third house is off to t he left just peeking into frame.

I love that the city approved the creative use of space and non-traditional lot setup (shared drive). I actually took the time to voice my approval at the the BoZA for the project too since I think it was a good idea/use of space.

 

What I don't like though is that it's Cleveland Bricks building the products lol. I own a Cleveland Bricks renovated (1910 built) home and the number of shortcuts, improper, and downright dangerous trades work is alarming. I really hope they've improved their contractors since renovating my house. For those out there on the market I personally wouldn't buy a Bricks home unless it came at a ridiculous discount to market, 75% of value or better.

Seems like the structural work has completed at 4500 Lorain Ave already. Scaffolding is down as interior work continues. I didn't have my phone on me but will snap a pic next time I pass it. Looking good.

This is the one that was previously slated to be demolished because it was unsalvageable right?

This wasn't mentioned in the January meeting but is going to be discussed tomorrow, February 21st along with demo/renovation plans for St. Ignatius gymnasium on Carrol Ave.

In the rear you can see another infill house that went up very quickly from Cleveland Bricks at 2217 W36th st. I'm pretty sure once both of these projects are completed (along with Bailey Bridge Townhomes from Knez) the immediate area around Fulton north of the tracks will be completely built out. Quite a difference since I moved into the neighborhood!

Does Platform closing down open up the production facility for a housing conversion? I think both the Northwest and Northeast corners at Fulton/Vega are without tenants right?

I could easily see one of the many other growing beer companies in the area taking it over, hopefully. 

Yeah really hoping for a new brewery to be able to swoop in and set up shop! Preferably one that treats their workers right!

In general l can understand why a company allows itself to be absorbed by a larger entity. It can mean a large payout to the founders or access to capital and larger markets etc. But in reality selling out or getting bought out means the end of a local business. The end of local facilities as the absorbed business is moved to another city or state. The end of focus on local charities. The end of a business with a stake in the local environment. 

 

In truth mergers and acquisitions are usually a benefit to a few at the expense of the many. Look no further than who supports them and who opposes them.

The property at the northeast corner has a pending purchase agreement.

At the meeting MyPlace Group proposed two large apartment buildings, one at 4434 Lorain and the other on the south side of Lorain b/w 50th and 52nd.  Both are about 4 stories and contain 75+ units each.   They are generally lot-line to lot-line with covered ground floor parking, a touch of retail.  Fairly generic looking at the moment.  They are supposed to go on courbanize soon but havent seen yet.

That W44th and Lorain area is turning into a great little pocket with all the development there. Love seeing these mid-sized curb to curb buildings going up with shops on the ground floor.
