Does anyone know if there are currently apartments in the 2901 Detroit Ave building? I've never noticed and can't really tell from google maps.

Hopefully some of this development will spill into the building across West 29th from 2901 Detroit Ave.  It's currently vacant and for sale.

not to get too far off topic, but there is something different with Pierres than MItchells.  Im not the expert and i cant explain it...but there is a reason it is fenced off.  Have you ever tried to go on its premises?  They make you sign in with a visitor pass and give your drivers license.  Something about the FDA guidelines?  I never have to sign in to go to MItchells.

The project will have a lot of public access.  Besides the storefront on the sidewalk, they are also cutting large window that open to the alley (between Soho & their building) so you can look into the factory & watch them make the ice cream.  The project basically sets up as follows: The front of the building on 25th will be the storefront, The upstairs will be their headquarters (office), and the old Moda dance floor (middle & back of building) is where they'll actually make the ice cream

That's ok - keep them as far away from the public as possible. There product sucks and is full of death (nothing natural about the their ice cream at all).

Great news about ignatius's plans to renovate some of those smaller buildings near campus.  Got to admit that talk of a new stadium terrifies me, though I guess Ignatius's demo bonanza south of Lorain has already cleared a site. Too bad.

That's the one.  If it wasn't built as a Catholic church, I'm not sure how inclined they are to renovate or use it for anything.

The church was originally built as the First Reformed Church by a German congregation and dates back to 1863. The church underwent a renovation in 1889 during which the steeple and stone facade were added (the church is actually brick). Below is a link to the blog with a short history of the church and a picture from the 1920's and shows how it could look if restored. The school also aquired the house behind the church (the one on Carroll, not the rectory) which is also a pre-Civil War structure. The house will be demolished and the school wanted to demolished the church as well...for a parking lot. The community made it clear they want the church saved and the school seemed receptive to it. Hopefully it will be as it would be a shame to lose two pre-Civil War structures in a historic district.

Thanks for the info OC_Charlie.  I wasn't aware of the house being torn down.  Hopefully the church will be saved.  A historic district isn't as much of a historic district if its historic structures are demolished, but especially for a parking lot.

Boris Music, the Slovenian-born owner of the Hansa Import Haus at West 28th and Lorain, is set to break ground on a multi-million-dollar expansion that will transform a dated store into a restaurant and microbrewery.

 

For years, Hansa Import Haus has been a favorite of locals and those in-the-know -- its faded, faux-German exterior concealing the treasures of European chocolates, cheeses, meats and beer within. To outsiders, it was like: "That place? Is it even open?"

Apartments Coming to Ohio City Neighborhood

Apartments are coming to one of the oldest neighborhoods in Cleveland. Two recently announced projects are expected to deliver more than 250 apartments to Ohio City, a place where apartments are greatly needed.

 

A new, transit-oriented development will change the corner of West 25th and Lorain, where the Market Plaza shopping center is currently located. WKYC reported the new mixed-use building will be centered around the Greater Regional Transit Authority (RTA) train station on the corner of Gehring and Lorain. It will bring 200 apartments to the area and will have retail on the first floor. The Market Plaza shopping center will be razed to make way for the new construction.

 

The city of Cleveland has already approved the plans for the new apartment and retail complex. The RTA has committed funding to help the project along. A groundbreaking date has not yet been set but will be announced in the coming months.

Keep in mind it's just a proposal. There is no developer attached to the project, nor is there financing. They could be years from breaking ground.

It's Monday, let's be positive.  Recent years have given us "TOD" plans featuring bungalows, rest homes and lawn buffers. 

 

This proposal is a sign that our local powers-that-be are finally getting it.  And that should be celebrated.  We need RTA to lead the way toward dense mixed-use TOD.

Thanks for the Hansa Haus update, Mendo!  Doesn't look like much from the photos now, but I think the project included digging out a new basement (for brewing?), so it's actually been quite an undertaking.

If you want RTA to lead, then you need to change state law as transit agencies aren't allowed to take the lead in development projects that are outside the scope of moving people. RTA can be a partner "in response" to an overture from the community, such as the city, a CDC or a private interest. Yes.  One of those buildings (both?) is where Ohio City Pasta makes its pasta.  I think they really need to upgrade that spot or look for a new location.  It looks like someone's making pasta in their garage.  I picture noodles strung over rafters...

Thanks!!! I was just going to ask. I've been in Florida this entire month.  I would assume with a brand new building next door, the other buildings will be fixed up. But we all know what happens when one assumes.

What is the median price in the area now?  There are a lot of variables as Strap states.

 

You have to think of the amenties and public transportation in the area.

 

Ohio City development is moving North. FWB, I assume, is fairly stable, based on the product.  This is on Detroit and as the article mentions, "McNair pointed out the walkability of the area with Gordon Square and downtown just blocks from the new construction."

 

Detroit, between the bridge and Max Hayes, is ripe for condos and Apartments with street level retail.  Streets like Franklin and Clinton are great for single family homes and townhouse, making the area very diverse.

Very excited about this.  Paul is a great guy over at the Cleveland Brew Shop.  THere is no doubt in my mind that this can succeed.  First and foremost, they are moving an established company, that should act as the anchor.  Second, there will be a brewery off teh west 25h beaten path, which i imagine will be a hipster haven...it is also attached to a chill coffee shop.  Third the concept is not yet tapped abouthelping home brewers grow into professionals.  I think it can work.  Remember, the craft beer scene takes up 6% of the beer market.  Thats 1500 breweries roughly making up that 6%.  As old fogeys pass on, and new people turn 21 (and want to drink what their older brothers and trendy crowds drink)...thats 6% will grow...and where will the supply come from?  Apsiring brewers.  I think Paul has a good vision, and instead of trying to just add to the brew scene, he is going a step above and helping add to the BREWER scene.

 

Will complement Palookaville and that intersection quite nicely.

Wow, that sounds like a nifty project!  Great to see the local beer infrastructure taking root deeper in the neighborhood.

anyone catch Sam McNulty's letter to the editor in the PD the other day about excessive noise from emergency vehicles and rerouting truck traffic away from W. 25th?  Couldn't agree more.  Obviously the guy has a vested interest in reducing emergency response vehicles and heavy truck traffic, but there is really no other area in the city with a thriving entertainment district that has gravel trucks rumbling through the center every 10 mins...

As a 10-year resident and business owner in Ohio City, I've been excited to watch the neighborhood improve in so many ways. Recent news of many imminent residential projects will add much-needed housing units.

 

With improvement on so many important fronts, it's time we improved the problem of noise pollution.

I want to be the lawyer who represents the injured plaintiff against the city (igoring posbbible sov. immunity issues) after hit by an emergency vehicle plowing through an intersection and the head of the EMS department states in deposition "Yes it is city and department policy to make as little noise are possible on an emergency run as we don't want to bother people."

It's going to be interesting to watch how patrons visiting the B&G will interact with those attracted to these new projects.
