Is this project supposed to have a composite siding or vinyl (euphonism for plastic)?  Composite is closer to actual wood, anyway. I suppose some are still using aluminum.  Of course, real wood is the best if these.  Ideally, wood, brick, or stone. It would also be great to forego the fake muntins, but I suppose that's just too, too much to expect.

 

They have both vinyl and fiber cement listed in the Landmarks Commission Agenda.

Not quite as offensive for new construction as for existing buildings, when it covers the old siding - frequently wood and original.

Took a walk past the back side of the 25th St Lofts project. Really coming along with new winds in alot of places, and some interior work done. Still looks like a long way to go though.

Also noticed some construction equipment and supplies parked outside of the yellow building at Fulton and 28th. This was sold recently right? Maybe some work is getting started on it, though I can't recall hearing anything about it.

The building at 1702 West 28th hasn't sold. It's still owned by KIRT MONTLACK, LTD.

I walk by the Heyse building along W. 28th daily and I'm almost positive that the dumpster belongs to Lutheran Hospital. Lutheran has done a little bit of work around that W. 28th dead end but unfortunately the Heyse building looks untouched. A couple months ago I noticed that most of the windows were broken along that side of the building -- you can see some from PoshSteve's pics -- but still, no action to speak of. Would love to see something happen there.

Boris Music made big news when he broke ground in April of 2013 on his multi-million dollar construction project that would transform the corner of Lorain and W. 28th into a shiny new brewery, restaurant and retail shop. While much of the construction has been completed for months, Music still needed to jump that final and most important hurdle: obtaining all applicable local, state and federal permits.

 

That officially happened around 2 p.m. this afternoon, making Hansa the sixth brewery to set up shop in Ohio City; number eight if you count nearby Forest City and Brick and Barrel. Hansa joins Great Lakes, Market Garden, Market Garden production facility, Nano Brew and Platform Beer.

Finally!  I'm glad, most notably that Hansa should pump some energy in what is now a pretty dead corner of the Market Square district.

 

Even with all of the new places opening, I still feel like there's a psychological barrier with anything south of Lorain Ave. I'm not sure why that is.

Really?  Are we specifically talking about the quadrant south of Lorain and west of W. 25?  Because if we are, this area does seem underdeveloped and a bit of a ghost town with few homes and a lot of open spaces, including recreational fields (mainly the one for St. Ignatius HS), parking lots, etc.  It does not have the density or excitement of the quadrant north of Lorain and west of W. 25th... There is much more density and buzz along the Bridge and Fulton Rd corridors in this area, to name a few.  I do hope more residential development comes south of Lorain.

Triban is getting busy in the city! First they have a condo development in the 3700 block of Clinton Avenue. Then they're seeking to develop along West 19th south of Abbey in Duck Island. And now this....

CLEVELAND, Ohio – Colorful murals will emerge from blank walls just west of downtown Cleveland this fall, as part of a collaboration between global artists, their local counterparts and nonprofit groups.

 

For three months starting in September, international artists will live and work in the Ohio City neighborhood, near West 25th Street and Detroit Avenue. They'll leave behind a handful of murals meant to liven up buildings and soften the forbidding walls of the Cleveland Memorial Shoreway near the Lakeview Tower and Lakeview Terrace public-housing communities.

CLEVELAND, Ohio -- Weeks turned into months, months turned into years. Frustration accompanied the waiting. But Boris Music kept on pushing on and plugging along.

 

Well, the wait is over: Hansa Brewery is open.

 

"Our official opening  is Saturday, to celebrate the beginning of Oktoberfest," says co-owner Music. "But we're open now for walk-ins."

 

The 4,000-square-foot bar, restaurant and biergarten specializes in European cuisine and features an array of German-style beer brewed in the back.

^^^Nice photos of Ohio City. Isn't Lorain Ave. getting a street makeover?  When I was in Cleveland in May, Lorian was a bit of a mess.

This is good news.  Gotta admire Boris; he's obviously endured a lot of crap in his long-term vision and commitment to retailing in Ohio City... Hope Hansa works out well for him as well as the neighborhood.  Looks like a nice place.

Construction barriers went up today at West 25th Street and Detroit Avenue in Cleveland for a $60 million mixed-used development by Snavely Group including 240 apartments, ground floor retail and expansion of the Cleveland Music Settlement. Most of it is new construction on the parking lot just beyond the trees. But it also includes historic renovations of the buildings across Detroit Ave including the one with Massimo de Milano restaurant.

Affiliated with the above, a very interesting property transaction occurred on Sept. 30. This parking lot property, measuring a little more than 1/3 of an acre and valued at only $75,800 for tax purposes, just sold for $1.25 million. It appears Snavely purchased it. The properties to the north, south and east of it are owned by CMHA. A photo of the property (with the cursor hand pointing to it) is below (looking north on West 25th toward Detroit Ave)....

W25D HISTORIC LLC was formed on Oct. 26, 2015. W25D is one of several similar corporate names formed by Snavely Corp. for its developments around West 25th/Detroit. This transaction is a significant investment for a property on an unstable hillside overlooking the valley. But it could be stabilized with a significant investment (as were developments atop the Rocky River valley that required deep caissons upon which housing was built). This is the site....

I'm a little split on this.  More housing development will be good for the area, but I was starting to look forward to the east side of W 25th St. from Detroit to Franklin becoming a park.  Metroparks has been doing great stuff around the valley lately, and that hillside could be a truly signature regional park if they got involved and had the right vision for it.

I'm a little split on this.  More housing development will be good for the area, but I was starting to look forward to the east side of W 25th St. from Detroit to Franklin becoming a park.  Metroparks has been doing great stuff around the valley lately, and that hillside could be a truly signature regional park if they got involved and had the right vision for it.

 

If I remember correctly, this was always part of Snavely's plan and is meant to contribute to the greenspace. I don't think they were planning to build housing over there...if I remember correctly or things have not changed.

Yes it is my hope a park remains in the plans.  The recent study for stabilization showed that as a park. Hopefully Snavely recognises that potential and can work around it.

Funds put in place for $60 million Ohio City mixed-use project

 

 

The West Side gateway between downtown Cleveland and Ohio City at West 25th Street and Detroit Avenue in Ohio City is on the cusp of a $60 million transformation.

 

Real estate developer Peter Snavely Jr. said in a phone interview on Monday, Oct. 3, that he expects construction crews to start mobilizing on the site this week. He confirmed that financing for the project was closed Friday, Sept. 30, with 25 sources of financing, but he said the list of lenders was "too long to go into" by phone. He said he was traveling on business.

 

However, Snavely said that for the project he has joined forces with Brown Gibbons Lang, the Cleveland investment banking firm with a substantial real estate practice, and Orlean Co., a Beachwood real estate developer.

So the $1.25 million property transaction includes the historic buildings across West 25th? I don't remember the transaction details showing more than one parcel was involved.

There's a drop of about 10-11 apartments, total. There will be 35 more apartments in the two historic buildings across Detroit Ave but will be part of the second phase.

Yes! So excited for this. This is going to remedy a huge area of blight (that parking lot is utter trash right now), and really link together together the Flats/Downtown, Hingetown and (together with 25th St Lofts) the Market Square area. I got pretty excited when I left for work today and saw them unloading the barriers and actually came on here just now to post about it. I plan on taking plenty of pictures as it progresses with this being just a few hundred feet away.

 

Also, might the 240 figure include all the units for the project? Per the article, 194 in the new build, and 38 in the existing buildings. Plus I remember the plans included some townhouses along 25th where the parking lot south of the historic buildings is currently. I hope those are still planned.

Michelle's December 2015 article says that the new building will have 194 units so I don't think that number is a reduction.

 

Snavely's landmark presentation includes a number of slides that show all the land east of W. 25th, including the recently purchase parcel, as proposed parkland.  But that's an awful lot to pay or that lot...

Very exciting development... That is a cool old photo in Michelle's article: I didn't realize the Massimo da Milano restaurant (originally the Forest City Bank & Trust) building was that old; obviously dating to the horse 'n buggy (no cars even visible) era well before the Detroit-Superior/Vet's Memorial bridge was built per the streetcar track configuration in the photo.  It's really great they're recreating the mixed-use, walking district that was built over a century ago... Once this huge mixed-use development goes in, I sure hope the City develops some serious traffic calming. maybe even narrowing, for the surrounding streets, esp W. 25th.  ...  btw along this theme, sure would be uber cool if LRT could be re-created from Tower City under the bridge to the extant W. 25/Detroit subway station.  This new development plus the developing area across the street and behind it could well support rapid transit.

My high school class has a monthly lunch there. I went once. It was edible, a school-cafeteria quality effort, but amazingly cheap for a big buffet.

Quite suddenly the Unique Thrift on Lorain is closing.

As ugly as the store is, it served a large part of the population of the neighborhood and the loss of affordable shopping will be felt by many longtime residents. In the meantime, that's a huge lot with a huge parking lot in front of it. If it's to be developed, I hope the whole building comes down and the gas station on the corner goes with it.
