WALNUT HILLS

It appears that the First Fisher Properties plan for 2220 St. James Ave is demolition, not rehab.  The same goes for 2219 and 2223 Kemper Ln, which First Fisher purchased late last year.  None of these properties are in good shape, but they're also not condemned.  Since the company is building other townhomes in the area (see updates), I can only assume that they're clearing these out for some future project.

Demolition looks to be about complete on 2219 Kemper Lane - shots from this morning (sorry about the quality):

It's too bad about 2223 - that's a pretty-looking house.  It's 3154 square feet, built in 1885, and although it's busted up into multiple units (it's listed as "4 to 19 rental units"), it seems like a good rehab, single-family type place...but considering it sold for $80K, it must be in pretty bad shape.

 

So 2219 and 2223 are contiguous properties...makes you wonder what they might have planned there...

 

And actually, First Fisher has a couple other contiguous properties there: 2220 and 2222 St. James and 2219 and 2223 Kemper are all contiguous, plus they own 2233 Kemper...hmm...perhaps something interesting is in the works?

I would expect two-unit townhomes.  They're already going to do that over on Fulton on two contiguous lots (I think the address is 2113 Fulton).

 

 

And actually, First Fisher has a couple other contiguous properties there: 2220 and 2222 St. James and 2219 and 2223 Kemper are all contiguous, plus they own 2233 Kemper...hmm...perhaps something interesting is in the works?

They're building 11 townhouses, in four phases.  All the variances have been approved.

...really makes you wonder if something larger isn't afoot...like maybe an access road, and the units facing the new road, like Sharkey Lane?  Seems like an awful lot of clearing just for units right up against St. James and Kemper Lane...

 

RiverViewer, that may have been done like that just to get better access to the site, similar to what was done at the Parkview Townehomes site in Mt. Adams.  That's an interesting thought, though.  I really hope that the units face the street.

Regarding the Fisher Builders construction project in Walnut Hills between St. James and Kemper Lane (see here and scroll down, then here and here)...construction has begun!

...too bad they'll mostly be facing a new road (and that the new road is called "Volterra Lane") - but hey, it's new construction in Walnut Hills, spreading north of Nassau - God love Fisher for investing in my neighborhood, with what looks like a good product!

Nice, but I would have put the garagees in the the back for units 1 & 2

A friend and his wife have been kind of looking for a condo in our area lately, and we walked past these tonight.  He called one of the numbers, and asked the price - was hoping for the mid-to-upper $100's...I was worried it would be in the $200's, which would be more than he wants to spend...

 

...units will start at $335K...gah.

 

So, bad news for my friend - I'd love to have them living a 40 second walk away - but good news for us as nearby homeowners!

 

Yeah, these units are way too big to be in the $100s... Your friend should definitely check out the Cooper building, www.gatesofedenpark.com

Building Cincinnati, 9/19/07

 

Phase one of the Volterra Condominiums appears to be very near completion.

 

The project is being built by First Fisher Properties along the 2200 blocks of Kemper (pictured) and St. James avenues in Walnut Hills.

 

A total of 11 attached condos will be built in four phases.

Agreed, both with Randy and Thomas!

 

Agreed that rear entry garages would always be nicer, but Cincinnati has almost no alleys to speak of, most lots are only 90-100 feet deep, and the extra cost of building a driveway across the back of a whole block (IF you can get the land/easement) is cost prohibitive.

if you moved units one and two to the property line, wouldn' you be able to fit the garages in the back?

There is probably some sort of setback...I don't feel like looking up the zoning right now, but there are typically setbacks and would thus ruin your otherwise good idea.

At least they're 3 stories, and gives it somewhat of a SF feel.

Volterra ? Sounds like the name of a casino! I agree, the inside is awesome.
