well, we need to get these strip clubs building up to the sidewalk.  I am sick of the same tired design with the parking lot in front and the building set back from the street.  how are you supposed to park descretely?  can't they just pick up the building and move it closer to the sidewalk?!

Wim, I think these are the townhome designs for the Superior block, not the ones on the 1st St. Clair block.  There's no parking garage for these ones!  Still, I was thinking they'd do some sort of mews concept like over in Beacon Place.  I'm still a little skeptical about the Superior block...

I notice a number of new buildings on that most recent rendering, KJP!  Are those now a solid part of the Ave. District proposal, or are they just fill ins of what Zaremba would like to see eventually?

You are correct, MGD, regarding the location of the townhomes. There is no parking deck planned for that block.

I suspect you're talking about buildings like the one on the greenspace along St. Clair, in front of One Cleveland Center's huge parking deck? If so, I believe those were listed as "future phases" or words to that effect.

In the past week, excavation was completed, footers were poured, and in the next couple days, the foundations will be complete. The first ten-unit building is almost sold out and we’re currently selling units in buildings two, three, and four. Floor plans range from two to three bedrooms, and are as efficient as 1260 square feet, or as spacious as 2100 square feet. Zaremba is setting a precedent once again. Eye-catching, world-class construction signage will be installed the weekend of Jan. 27 on top of the construction fencing currently in place. The colorful display will be a welcome alternative to the typical drab scenery and it is unique to Northeast Ohio. Our signage, like the homes themselves, will rival what is seen in New York, the West Coast and Chicago.

 

If you’re downtown, take a look!

the city should require by code that any fence that is erected be covered with a green screen.  this is relatively cheap and makes a big difference from the street.  photos or poject plans are also a nice touch.

 

another thing that should be required is that boarded up windows during construction should be PAINTED black or blue or whatever.  e4 and euclid is one example where the unpainted contsruction fronts for the new pizza place and tequila place look dumpy.  i've never been in another large city where the boarding was not painted (i don't know if it was required, but i haven't seen unpainted plywood be put up for weeks, months, years at a time anywhere.)

i saw this on the avenue newsletter. can someone get us some pics? what does it look like -- anybody see anything yet?

You're so negative. I think that this signage will drawn in tourists from around the world. Bilbao effect--yep, right here in Cleveland.  I actually think we'll see protests when the project is over and Zaremba removes the signage.

But yeeeah... as much as I am 100% completely in support of the project itself - the signage is fine and all, but "world-class" is pushing it.

well, then they should run the new trolly buses between all the strip clubs.  call it the bikini line.  no, worse yet, the jolly trolly.  ew.

 

and yes, I drove past and realized that indeed, the front door is on the sidewalk, for the urban minded skank enthusiast.  it is however, getting a lapdance from parking lots on all sides.

yikes...went by the site today.  The signs are aesthetically pleasing, but tres cheesy!  Lots of stock photos of people doing trendy things and words like "sophisticated"... but very few images of the actual project.  One of the quotes nearly made me snort up my coffee: "The Best Thing Cleveland Has Ever Seen."  What the???

I hope none of Cleveland's earlier architectural and development wonders take any of-fence to this claim!  I wonder if it was Thunder::Tech or Zaremba that thought up the verbiage...

"the best thing cleveland has seen"  may sound cheesy though it shows just how confident this zaremba guy is. he's got something to live up to now and he seems pretty psyched about it. im thrilled. really everything thats going on has got me pumped. we could possibly be in the midst of witnessing the greatest makeover cleveland has ever seen. Stark's WHD project, Wolstein's Flats east bank project, Stonebridge west bank project...a possible new office tower on public square....tower city rejuvenation...a new convention center?? beginnings of development on scranton peninsula....this is dreamers stuff thats happening right here in cleveland.

i hope some zaremba-ites are reading this thread to fully  understand the "absolute patent nonsense" going on with this fence.

well ya at least gotta love their enthusiasm.

 

i find developer marketing queso as laughable as anybody, but geesh give'm a break. the ads and signage will be instantly forgotten when they are done.

 

another thing is that unlike most stuff in clev that always seems to go on behind closed doors these folks are open and best of all they do take feedback and run with it -- so if something comes off too silly or in bad taste i would bet they will change it.

I have a crappy red picket fence, which accurately reflects the humility of the residents behind the fence. 

 

I know we're being petty (and probably pretty annoying to any readers from Zaremba or TT), but it's just more evidence of how excited we all are about the project and how closely we're watching it progress!  I mean, they've gotta be flattered, in a way, to see how many posts there have been on something so trivial as a new set of signs on the site!

After hearing about this fencing, I was expecting something like what D.C has whenever they have construction going on.

I searched around for some photos, but could not find any.

I live in D.C. and Im not clear as to what you are referring to.  Any of the construction sites near me are just tall chain link fence.  I will keep my eyes open, with camera. 

 

Edit: Are they by any chance painted wood looking with "coming soon" type things. 

Im sure Dan will come up with some that are "way better" than anything Cleveland would ever do.   

the day we start worrying about a pissing match of construction fencing is a sad one in Cleveland's history.

I've heard that the construction workers on site will have world class port-a-potties.  I think that was mentioned in the last Avenue District email blast.

I looked around today at some of the construction fences in DC and will post pictures later.  For the most part they are tall chain link fences with a corner of wood boards with a sign announcing the project. I did find a cool construction fence on-line that was put up near Chinatown around a restoration project.  The fence was a public art project done by an organization that gives inner city males, often troubled, a chance to discover artistic talents........

In all honesty, I like the plywood fences they put up in downtown NYC and Toronto that can get all stapled up with promos for new CDs and concerts. It feels "living" to me when something gets touched like that.

The last I was in DC (and when I noticed the fences), it was around the US Capital Visitor Center. It was similar to your China Town fence, but without the colors. At the time, I thought it looked very respectable.

 

 

but most of those fences are built with the neighborhood.

 

For example when TWC was being built, the kids from MLK designed murals for it.  When the Harlem zone was being built, the artist who did alot of the design painted murals, similar to what you see on the DC "barriers" was done.

 

I wonder if there is a downtown community organization that could help Zaremba with that?  Drawing (pun intended) in some artists who have purchased units in the building or asking artists to get involved with the "barrier" project might turn into a sale of a future unit.

Yes Musky, I do recall the Capital fencing, sort-of that painted paneled wood look (woops, I’m talking about fencing again).  I believe since some of the other Federal building projects I have seen here have had similar fencing (most recently seen around the National Portrait Gallery) that it is a standard established for the government institutions.  I’m guessing that private and other developments have limited, required standards and that it is more about neighborhood or city organizations to make it something different.  Cleveland already has organizations set up that could partner to do this (such as the ones that install art into empty storefronts, or paint fire hydrants)  E.9th and Euclid or the future Warehouse District construction may be good areas to think about this.       

ok, setting aside all of my petty criticism of the fencing (and keeping in mind that I said all this buzz has to be flattering for the developers), I must say that the one thing that really is missing from this signage is some big images of the project.  The only ones I could find on the sign were woefully small!  I hope we'll see more images on-site of what is being built as the project progresses.

Developer Nathan Zaremba’s $250 million Avenue District project, which calls for more than 400 for-sale condos and townhomes along downtown Cleveland’s northeastern edge, could be larger than originally planned. (Link: Avenue District site)

 

Zaremba Inc. has obtained an option on 1.4 acres of land at the southwest corner of St. Clair Avenue and East 12th Street and is considering adding another building with 100 units.

I like this idea a lot. If they built on this corner, it would create a better urban feel to the project. As is, the Avenue District feels a bit spread out. It lacks that cozy urban feel that creates great neighhorhoods. This would also better link the project into the E9th corridor and draw more workday crowds into the District.
