These look much nicer than what has been previously posted but i dunno - brown and brick? not sure how these will age - that's my biggest concern in looking at the present exterior design.

I think these are the best looking construction so far in the whole area. They have a nice street presence and overall look way more substantial than what exists. Now if Superior could just get a road diet and a bikeway through the middle... imagine the transformation. Right now its like living on an empty freeway.

Or even if they just extended the tree planters in the middle of the road, like down by 9th.

Even if people didn't use the bikeway, it would at least make it visually look like an active city street, and not like an abandoned highway in a movie.

Hasn't a major redesign of this section of Superior been in the works for some time or am I confusing it with something else?

^The Midway bike median for this stretch of Superior (all the way to 55th) was announced years ago, and I thought was funded, too.  I can't remember now if the source of the delay in implementation has been reported.

What happened to The Midway plans??  Superior really needs it already!!

Agree. I like bikeways in cities and see the utility of it, but it also adds more asphalt to the urban core. Trees would help break up the monotony of the street, add color and texture that is not in this part of the city. Especially ones that would grow tall and add a canopy to the street.

According old news postings the first phase of the Superior Midway bike path (from PS to 55th) was 50% funded as of late 2017 (NOACA grant) but not much news since then.  I am sure COVID-19 has not helped the project ( both funding and people devoting time to it).

This is a strange rational as it isn't an either/or, win/lose situation.  The bikeway isn't going to be an expansion of the Superior Ave. right of way, and the plans include tree plantings.  So the bike lane will improve both green transportation, and increase the amount of literal greenery while reducing the total impermeable surfacing of Superior Ave.

For me, the Superior midway is one of the top transformational projects for downtown and I don't even own a bike.

 

Someone, on another thread this morning mentioned that Justin Bibb has alluded to pedestrianizing part of Superior and I think it's a great idea. Doing it from PS to E6th is a no-brainer. E6th to E9th would probably make too many "OMG how are we supposed to drive around downtown???" types brain's explode. However, taking it all the way to E12th or 13th (allowing for cross traffic at 6, 9 & 12) should be the plan.

I'd rather see the corner of Rockwell and W Mall Drive closed (minimum from the Mariot to E 3rd to Public Square) to better connect public square with Mall A, and I think it would be a hard sell to do both. 

 

I'm not an expert, but it seems like Superior may benefit more from a road diet than outright closure. And if we're going to close off portions of a major road to cars, Euclid makes more sense to me than Superior, as it gets a lot more foot traffic. 

Closing off Superior from 6th to 9th is simply not going to happen. Too many garages and too many people working there. They need to extend the planters and make it a tree lined boulevard from 55th (or whatever) to PS. 

Also, very little street retail.  What would be the point?

Saint Johns Cathedral, 1007 Superior Ave., is going to get $2 million worth of improvements to a work area of 31,251 SF. Berardi Partners of Columbus is overseeing the work. Here is the description from the permit application:


Exterior work consists of new sidewalks, new entry stairs, new accessibility ramp, new courtyard flat work, new courtyard fence with access, waterproofing of the underground pedestrian tunnel, new snowmelt system for all steps and ramps, new illuminated handrails for steps. Interior work consists of new electric service for building, new boiler as part of snow melt system, new HVAC and dehumidification system in pedestrian tunnel, new makeup air system in pedestrian tunnel and other select areas, new electric sub-panels in select areas.

 

In case you were wondering, the tunnel runs northward from the northeast corner of the cathedral to the middle of the east side of the parking deck where there is an elevator shaft or stairwell on the exterior of the deck.

It always irks me seeing that parking garage so close to the cathedral. I wish they would have left a little more space in between.

As someone who used to walk through these parts quite a bit...that description is pretty apt lol. Crazy that just a few years back some people wondered if Masthead brewing would survive in "Siberia."  

^ on the big plus side, the views of downtown are really great and big city there. just waiting to be better taken advantage of. at least the avenue development gang is doing its part.

Gah i really like those townhomes just wish they weren't so close to the downtown core. It's okay though it's nice to see the rest of that get filled in. Now we just need to push further down and get rid of the crazy horse

More parking craters to fill between there and Playhouse Square.  Would really like to see the Greyhound station rehabbed for a new use along with the acres of surrounding parking. 

 

That would really give this area a neighborhood feel.

Also will help if CSU can continue to improve their southern border of campus. For the most part is has clearly looked like their backyard. Still very cool to know that eventually PS, Campus District and Avenue/9-12 will all seem like one big neighborhood.

If the Lumen 2.0 works out it would help connect bustling Euclid to The Avenue/that area in general. Looking forward to increased foot traffic and amenities around there.

Highly doubt there will be a Lumen 2.0...

Lease up of large scale multi-family traditionally takes 12-18 months. Even with the chaos of Covid, this building is doing just fine. People just got used to the ultra hot residential markets where buildings would lease up in 6 months, which just isn't sustainable or traditionally what happens.

Downtown townhomes sell to out-of-state investor

Yesterday, a 16-unit townhouse complex on the east side of downtown Cleveland and built five years ago was sold to an out-of-state investor. The buyer, Milton Townhomes LLC, acquired the for-rent townhomes and their 0.4-acres of property for just under $6 million from Jobu Needs A Refill LLC — referring to a line from the 1989 sports comedy movie Major League about the Cleveland Indians.

Riding past those new townhomes currently under construction on Superior I really like the size and presence of them, should be a great addition. Superior definitely needs a road diet though for it to truly feel like  walkable neighborhood in that area. Right now it still feels like a thoroughfare for workers to go home.  

This will probably not be a popular opinion - and don’t get me wrong - the Milton townhomes offer a unique option for downtown residents. For the price, they seem like a really good deal. 
 

But I’ve always  thought they look positively suburban and out of place for something a couple short blocks away from the likes  of the 450’  One Cleveland Center. 

 

Im always thrilled to see downtown residents in any configuration, but the  original rendering for Zimmerman’s project at Stokes Boulevard would’ve been a much better fit at this downtown location, IMO.

I mean, this is downtown. 

 

But we all have our personal wish lists that will never be reality…

I said the same thing until I saw Townhomes at the edge of downtown Chicago. The surrounding buildings built afterwards allowed it to blend in with the downtown landscape perfectly. Same goes with Midtown Atlanta. Also the buildings next to it (Masthead Brewery) are around the same height so that area of downtown already transitioned into shorter buildings. Throw in the warehouses around it and the new building fits it's surroundings.
