February 24, 200718 yr I know there's not really a whole lot of excitement on-site these days (that stuff will start appearing in the spring!), but I'm curious about this note from the Design Review/City Planning Commission agenda from February 16th: SPECIAL PRESENTATION: The Avenue District Anyone know what this special presentation was about? Perhaps streetscape? Perhaps phase two? Hmmm???
February 27, 200718 yr Went by the parking lot on corner of E. 12 St. and St. Clair and the parking lot is still being used. I thought they were supposed to have shut the parking lot on Feb. 15 so they could start bringing in construction equipment? Has the cold weather and snow slowed things down? February 27, 200718 yr Could be. But I did see on Friday that large portions of the parking lot were closed and partially excavated. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 27, 200718 yr and when I looked in there...I thought they were building structures that resembled cars!!
February 27, 200718 yr OK smart ass. Most of the lot on Superior was still an active parking lot. But there were large sections that were dug out several feet down. Walk by there and you'll see what I mean. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

February 28, 200718 yr Thanks FrqntFlyr. This is a great board with tons of info. I can't believe how fast the facts and the rumors make it to this board. Great for keeping up on downtown.
February 28, 200718 yr The parking attendant on Superior says that the rest of the Superior lot will shut down eventually (but he is not sure when). From a casual view, it looks like they have not done anything on the St. Clair site except put up the signage. I do suspect that the cold weather has slowed them down.
February 28, 200718 yr ^It looks like they're working on some utility lines or something at the St Clair site. Part of the street near the sidewalk is torn up and workers have been there for the last couple weeks.

March 26, 200718 yr i have some photos of the foundations of the townhomes and the work (or lack thereof) of the the condo site. i'll post tomorrow once my 3 day time warner migration from adelphia internet is over and i have internet for more than a few seconds at a time.

I call and ask why they didn't warn me. they had no reason. i said people like myself work from home. and i demanded a credit on my bill. they gave me a number to call!
March 26, 200718 yr I call and ask why they didn't warn me. they had no reason. i said people like myself work from home. and i demanded a credit on my bill. they gave me a number to call! i have been on the phone with them all weekend. basically, their "excuse" is that it was supposed to be a simple switch with minimal downtown so they didn't notify anyone, which is very unacceptable seeing as they bend over backwards to warn me when my dvr or on demand service might be out for upgrades. unfortunately at least a couple of the servers that were switched over do not work properly. i have credits coming, but they also promised service restored by 8am today. and ... still no internet. Have they started any work on the Tower site other than signage? not that i can tell. there is some utility work going on along superior behind the signage, but no major excavation or other work on this site to my eye.
March 26, 200718 yr My TW Hat on......Please be patient, from what I understand the migration was a larger pill to swallow than initially thought. There are/were multiple situations behind the scenes that work better than expected and some that did not, affecting customer service. This is our third largest market and this was done with the hopes that not many customers would be affected. If you have issues or long outages, please contact your local customer service and ask for a credit. For future reference, after 24 hours of an outage, TW automatically starts the "credit" clock.....hat off. My UO hat on...Although this is the largest market to go thru a full transition, this is bullshit! This transition should have been transparent to any and all residential and business customers. Call for a credit! keep in mind, the Akron folks haven't even been brought into the fold yet! I can't wait for our next exec G10 meeting - the folks at TWC have failed their customers and now have an uphill battle to regain customer loyatly. :x ..end rant Now, lets get back on topic, before the HBIC gives us a "gentle" reminder.
March 26, 200718 yr Update: I walked by the sites today. No visible signs of construction at either site, despite the amazing weather. The parking lot is still being used at the St. Clair loft building site. The foundations at the Superior site are in place, but there is no lumber (or pre-fab walls) there yet.
March 26, 200718 yr "For future reference, after 24 hours of an outage, TW automatically starts the "credit" clock" That's about 23 hours too late. When a customer is inconvenienced, you should go above and beyond to make things right, and earn their loyalty. Simply giving a credit for something they're already paying for after your company F'd up is only fulfilling your obligations. As if the folks at TWC can't afford to give a little... That said... clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
March 27, 200718 yr Was playing around on the Avenue District website... Don't know how up-to-date the info is, but it looks like they sold 27 of the 58 units in the 1st building (lofts & penthouses) and 6 of the 30 townhouses.
March 27, 200718 yr I think that's old info. I recall several months ago that all of the townhouses in the first phase were sold out. There were more than six units in the first phase, though I can't remember off hand and I'm too tired too look it up. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
March 27, 200718 yr ^I think the first phase is supposed to have 15 townhomes. 10 are connected in one u-shaped building and the other 5 are part of a second set of 10 townhomes that are configured in a row. If all 15 are sold, than that is awesome. I have been wondering why they haven't been updating the website though. I have periodically checked and it has been stuck at 27 lofts and 6 townhomes for a loooong time -- late fall at least.
March 27, 200718 yr I do think the website is second nature. Almost everyday there are people in the sales office at the galleria.I would think that the they are not updating the website, because they do not want to discourage anyone from coming to the sales office. :drunk:

Almost everyday there are people in the sales office at the galleria.I would think that the they are not updating the website, because they do not want to discourage anyone from coming to the sales office. :drunk: That doesn't make any sense man. If anything, you'd want to post places selling to make people take note and feel like they need to hurry and buy one before they're all gone. Posting increasing sales also shows success and growth of a project which helps in countless aspects in and around the neighborhood. but then again, there may be a good reason for not posting the current sales figures yet...
March 28, 200718 yr Like having a shorthanded sales staff? Their director of sales, Don Picciano, left in January for another opportunity. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
March 30, 200718 yr Like having a shorthanded sales staff? Their director of sales, Don Picciano, left in January for another opportunity There is a cutie work there right now, last I have seen.

March 30, 200718 yr Author Maybe the guy was a preconstruction sales specialist. I bet it is harder to sell a condo when all you see is a bunch of drawings compared to actual construction. District Park for instance....
April 7, 200718 yr Copied this from the Cleveland thread... Aiding strip club move part of helping homeless Wednesday, April 04, 2007 Susan Vinella Plain Dealer Reporter Cleveland taxpayers are likely to pay to find a new home for a strip club. City officials said Tuesday they are proposing to move the "Stage 2" club as part of a plan to convert a motel at 1550 Superior Ave. into transitional quarters for homeless men who are working. "Some people may raise their eyebrows about the city helping this strip club relocate," said City Councilman Joe Cimperman. "But we're taking 80 people off the street so they don't freeze to death. You do the moral math." More at cleveland.com http://www.cleveland.com
April 7, 200718 yr There is a permanent supportive housing project right down the street from this at 1850 Superior. I like the permanent supportive housing model alot, but I hope it doesn't get too concentrated in a small area of the city. This building might be layed out well for the model though. I wonder who will be developing/managing the project.
April 12, 200718 yr I'm surprised none of the Cleveland threads have mention of Mayor Jackson's new tax abatement proposal - 7 years for new construction and 12 years for construction meeting LEED standards. I think this still has to go to City Council. I'd hate to see momentum grind to a halt. Regarding The Avenue, was by the parking lot at E. 12 and St Clair and the parking lot is still be used as a parking lot. I wonder what's holding things up? Definitely no excavation work going on.
April 12, 200718 yr I believe the problem is the utility line that's running through the middle of E. 12th and St. Clair is taking longer than originally expected. Unfortunetely, it's out of Zaremba and Panzica's hands.
April 12, 200718 yr That was a problem starting in October of 2006 when relocation of it began. This project is begining to make me wonder as to what is going on. Do we know how many sales have occured for the tower portion? I really believe starting this project is in Zaremba's hands at this point and they are dragging their feet. At one point, I was supposed to do some work on the tower and was told we should expect that to begin in mid-January, then mid February, then mid march. Now I haven't heard back from them in a while and begin to wonder what's going on with the project. I believe something will be built on that corner, I just don't know if it will be the tower or not.
April 12, 200718 yr they have plenty of pre-sales...they can't not start excavation until the power line issues are resolved.
April 12, 200718 yr What are the power line issues now? I knew they had the water main that need relocated. Power line should not take that long...but who knows.
April 12, 200718 yr That is pretty cool. We work with those, but they are a little bigger and don't have quite as much plastic on them. Maybe I'll get my wife one of those for her flower beds. Is that kind of like the "buying your wife a blender" thing though.
April 17, 200718 yr By the way, i spoke with an avenue district person. the only thing holding up construction is the power line that cpp is moving. everything else is a-ok.
April 17, 200718 yr Ahhh, if we're waiting for CPP then I'd estimate a new target completion date of oh, lets say summer 2012.
April 17, 200718 yr Does the power line actually cross the parking lot? If not I cannot understand why they cannot just start digging a hole in the ground?
April 17, 200718 yr i have a feeling its something more than a power line. sounds like bs to me. a power line wouldnt stop you from running sewer lines, water lines, doing normal site prep work that doesnt involve powerlines, now that i think about it this is really absurd, i think there banking on people not knowing much about the construction process.
April 17, 200718 yr gavster...no, you can't just dig and put in the sewers. During excavation, if they cut the power lines, imagine the problems that would create downtown for businesses. The lines have to be moved.
April 17, 200718 yr well than why diid work stop on their other site where they started building townhomes? i got some insider info that zaremba wants to use non union labor (amish and mexicans) to work on the 10 story condo tower and that may be a roadblock with certain port authority members being that the port is financing a portion of this project.

Now that's new. I'd trust the Amish to build well, but are you sure its not the menonites? The Amish would have to use some majorly mechanic tools to build the loft building. I'm pretty sure that's against their way of life. Now, I now that the menonites have no problem using those fancy tools --and they are definitely well-skilled and efficient carpenters.
