This is really good news, another potential 800 residents living down town. I think that these units will sell quickly, due to their relatively low price. Hopefully this one gets underway and they are completed in a timely manner.

^forest city does indeed have this kind of idea. its called atlantic yards. oh sorry its in brooklyn. well wait there is that big project in denver too. oh yeah its in denver. err, well....ahh.

I really like E. 12th but I have always been disheartened by the fact that downtown literally ends right there. With the Tower At Erieview and One Cleveland Center right there, you got nothing but surface lots beyond that to the east. Now this project definately will expand the outer limits in that direction, pushing outwards towards CSU/PD/Artists Row/Etc. If this project has 'art' in mind, I definately think they have a plan in place, because that is where I would also choose to build it up at.. especially with all of the studio's along Superior around E. 20th to E. 30th. Its about time that artsy people have an area to call their own in downtown.. Coventry and Univ. Circle watch out!!!!!!!!! Buildings don't have to be 100 years old and falling apart to attract artsy people. I think if this area develops in the right way, it will easily be #1 on my list of places for myself to move someday - right now I still like the lofts along Euclid most.

Well there are artists and there are artsy people. Artsy people by nature certainly have an appreciation for visual art - but they don't want to live with the actual production of it.

 

Making art (in most cases, but especially with ceramics, glassblowing, sculpture, metalsmithing, and painting to a degree) usually involves a lot of messy chemicals and materials. That kind of use tends to lower property values, unfortunately - thus artists like buildings that are 100 years old and falling apart because they don't have to worry about Betty BananaRepublic or Bob BeachwoodPlace crying foul about their condo association's rules against hazardous materials. See what I'm getting at? :-)

This project went from 300 units a while ago to 430+, awesome!

University Circle connected to Hough (Hough & lexington village nabes are located here), connected to Goodrich-Kirtland(Quay, Asian village and Sterling/Payne Artist neighborhoods are located here), Connected to Upper Prospect, connected to CSU, CSU connected to the Playhouse Sq/Avenue district, the Avenue District connected to CBD/Gateway, CBD/Gateway connected to Warehouse Dist, Warehouse District connected to East Bank, East Bank connected to West Bank/Stonebridge, West Bank connected to Ohio City..............

Lets start to give props to the proper neighborhoods on the eastside "lumping" them all in as "midtown" isn't doing them any justice nor helping properly identify them.  We dont call Ohio City and Tremont "the near west side".

although strangely enough i did see an ad for artist studios in the city club building...??  for 150/month.  im not sure if i would consider it that ideal of a place to have one of those in. 

Yeah, I particularly like the thought of this district connecting with the lower-cost, more industrial district just to the east in the 20s-40s along St. Clair, etc.  This would be the commercial, mainstream version of that and both would be able to benefit from each other.  Not to mention the Galleria, CSU, and the rest of Downtown connecting...

 

I was wondering when this "sleeper" would awaken amongst all the other big project announcements in the past week or so!  And let's not forget Battery Park as another MAJOR development that gained momentum recently.

I just keep envisioning the area between PD and Erieview.. that area is going to expand very quick if this new E. 12th mega project succeeds. Why? Because there is so much undeveloped land and anything that is developed currently is in poor shape and has very low property value. There is no way people are gonna keep moving downtown to WHD and developers turn their heads to the potential of this area. I seriously have very high hopes as of right now!

The city should acquire more of those parking lots before the redevelopment they want to do makes them too profitable like in the Warehouse District.

Good thinkin X!  Some good, old fashioned land banking sounds about right!  Especially if they're going to consider installing some public space on that end of town in the future.  I guess they can try to make that a part of these developments, but you'd be leaving it up to private developers...

thats a beautiful picture!  but just look at all that land "waiting and wanting" to be developed along St. Clair & Hamilton.  Some High Rise condos with lakeview would sell so fast.  If I had the money...... sigh  :|

oi, the fact that channel ? moved its headquarters and the FBI built that gated office building right on the bluff really irks me.  there were efforts to develop them (Davenport Bluffs, anyone?) but I seem to remember this being a major Mike White era debacle.  Still, there is SO MUCH POTENTIAL for this area...and sure, we might not have the money, but people with money will take notice once these first few parcels get going!

I always thought E.12th with the trees was one of the prettiest streets in Cleveland.  It is nice that someone will be able to enjoy them now.

I love that shot Paul, it really shows how Reserve Sq. and the Chesterfield will incorporate into this new area.

^I believe you are talking about the Holiday Inn on Lakeside.

No, the Holiday Inn is directly east of the dark North Point Building.  The building just N of the parking lot is a parking garage with a Firestone automobile repair facility on the ground floor.  It's pretty ugly, I used to have to walk by it every day.

Paul, you beat me to it... I'm wondering if that sort of use is going to be "urged" out of the area once redevelopment begins.  For right now, there's no need to mess with it, since there aren't a lot of uses on the nearby blocks that don't involve automobiles.  But in the future, I can see that being a "blight" (what an awful word) on the residential community that we're talking about here.  The parking garage may be outdated, but I can't see it going anywhere unless someone has bigger plans for the lot.  Maybe a new form of retail on the ground floor could help it fit in?  some greening perhaps?  maybe I'm getting way ahead of myself?

Part of the plans call for a "reconfiguring" of 12th street, with wider sidewalks and narrower streets.  The trees would be moved from the medium to the sidewalks.

 

The Firestone Garage would face a row of "live/work" townhomes that would be a sort of "head" to the artists district to the east.  The idea is for artists in Superior/St.Clair to have a high-end showplace on the cusp of downtown.

Comments on the widening/replanting issue.  The median is a great asset as far as greenery goes, but it's true that it's not very functional.  I see no need to make the road narrower, but I can see the desire to make the greenspace more usable...i.e. a promenade, or shady sidewalks instead of a big concrete planter in the middle of the street.  It would be a shame if we lost the old trees to something newer and less mature, though.  (we've discussed the newer weak-bodied "spindly" q-tip trees that have been popping up downtown in other threads)

it would also be nice to see the green space that sits next to a parking garage just south of Erieview turned into a more accessible/usable space.  Right now it's just a hill that has a certain "off limits" vibe to it.  With new development nearby, it could either see a new structure or be given a more welcoming public use. 

 

And then, of course, there's Perk Park, which hasn't changed yet???

Is there any available drawing of the proposed development?

I saw something on the news the other night.  It looks like 7ish story buildings that surround the perimeter of the site with courtyards in the middle.

at this stage in the game, it's probably too early for actual designs, but Zaremba probably has something similar to Developers Diversified's conceptual plan for the East Bank.  I'd love to see it!

^in the meantime you can get an idea of what zaremba is all about from the projects on their website. they did the brunswick town center and the lorain harborwalk and lots of stuff. spectacular they are not, but they are good at filling suburban and inner city niches that many developers won't touch. these guys are capable of follow-thru and of course are local all the way so that's all good!

Thanks Ferrari, that helps.  The only thing is that the third lot is the lot along Superior.  Not the lot north of Rockwell and East 13th.  Its the lot that has the shadow of one of the blimps in it.

Beyond that, I am all for the project, but I kinda lost a bit of excitement when I read the 4-story part.. It'd great to see another mega scraper next to Erieview but I do think some construction and small projects far outweigh no construction and ugly parking lots.

This kind of not ultra tall buildings if expanded will yeild a Bostonesque feel which I dont think any of us would deny is a great model.

i just drove by there today and thinking of those lots all built up right there, its going to look real dense and lovely

Developer parks lots of hope in city plan

Nothing symbolizes dashed hopes in Cleveland more than the acres of surface parking lots that scar downtown.

 

That's why it was good news last month when Cleveland developer Nathan Zaremba announced his intention to fill three large, city-owned parking lots just east of the central business district with townhouses and midrise apartment buildings.

wow, amen to all of that!  this project is of course very exciting in and of itself, but the talk of expansion and neigborhood cultivation eastward and along the bluffs is very exciting.  and the notion/necessity for the City to start planning for open space in this area that will appeal to and drive further residential growth is so important!!!  i've envisioned this district (actually had dreams about it in my sleep) as a residential growth corridor for years... and we need to push it forward!!!

thats funny, i emailed'em about that sheik-chic thing too. boy i got two emails back from them right away! it made me think they are real serious about this mega-project!

 

good luck to them --- other than some question on architectural "variety" i otherwise think it's a gimmee for zaremba!
