i was by the townhomes this weekend and they looked to be progressing.  the rough-in for the cable/phone/electric/sewer/water was undergrounded to each unit, and they had the plumbing roughed in for the first/basement level (anticipating concrete floor pouring). 

 

but, it does seem to be moving a little slow - but like everything being built in the cleveland, there are always fun surprises from 200 years ago waiting underground.

Recent postings are somewhat interesting to me.  I recall back in mid September (along with another poster) inquiring whether the September 29, 2006 ground breaking at the site of the 10 story building at the corner of St. Clair and and East 12th was going to be simply a ceremonial ground breaking or whether work was actually going to start (I think I gave the Euclid Corridor as an example which had its groundbreaking and then it took a year for actual construction to begin).  KJP followed up on my post assuring that work (per his conversations with people at Zaremba) would begin a couple of weeks after the groundbreaking and that they were "ready to go".  Well it is now 6 1/2 months since the ceremony and no evidence (other than world class signage) that digging will begin any time soon. 

 

While some may agrue the work has progressed at the townhomes site (although I would take issue with that but at least there is some activity) the building at intersection of St. Clair and 12th is clearly the signature piece which will contain the retail and which is such an important part of the project.  I guess my original instincts were right.  What I cannot understand is how people who put deposits on units can be held in limbo for so long.

Does ANYONE know what the delays are?  They have 8 acres of land and I can't believe the CPP is holding up a $200 million project ... there must be something else.  Where are the construction crews?  Do you know KLP?  God knows the Plain Dealer or Crains never write follow up articles.  :?

noticed today they were pouring concrete for the footers of the townhouse phase today.

Construction Update

The parking lot is closing this week at The Avenue District Site 1 at 1211 St. Clair Ave. in preparation for foundation work this spring.

 

Also this week, the framing has begun on the Site 3 townhomes located at Rockwell Avenue and the newly created East 15th Street.

and the deforestation in front of Reserve Square has started again. 

 

When adding the new signage for the street level stores on the west side of the building (fronting e12), they just clear cut about 6 trees at waist level.  i don't think any of them are going to be saved.

Stupid.  That alley of trees was the nicest thing about East 12th.

Here is a good example of signage I would like to see around construction sites. I saw this in Philly:

^There was actually very similar signage designed by artists and neighborhood children during the construction of the new library on Lee Road.

Forgive me if this was discussed earlier in the thread but I sort of see this as Cleveland's version of Chicago's Unversity Village.  For those of you unfamilar with UV, it's a new (few years old) development adjacent to UIC.  They've built a lot of townhomes, apartments, and $1,000,000 single family homes.  Below the apartments and condos is a bunch of retail:  Foot Locker, banks, other random things, small book store, mattres store, wine shop, salon, cold stone, JAMBA JUICE!!!, Caribou, and about 2 dozen other food establishments.  It seems to be a huge success but it seems as if the entire city adjacent to south loop is on fire!  not seriously, lol!  The proximity between UIC/UV and CSU/AD are very similar.  I wonder if this is what Zaremba is shooting for?  Definetly not as cool as Taylor Street (UIC'S version of High St. at OSU) but it's helped in transforming this area of the city.  I think the following would be a good fit in the project:  OfficeMax express, JAMBA, coffee shop, dry cleaners, brunch restaurant (the hottest thing right NOW!)...things that can link the CBD and CSU. 

From my understanding this is going to be an upscale and quiet neighborhood with neighborhood type retail. Maybe more of the retailers will come back to the galleria though once the population will support that there.

3.  Phase 1 has broken ground!  Dirt and pipes and everything.

 

4.  Well it's E.9, but behind the Celebrezze building, a courtyard of about 1/4 a city block is really under construction (if that's a good way to describe something).

Anybody has any pictures or a description of that courtyard on the Celebrezze building?  Sounds interesting.  Does it front The Galleria?  If so, it might complement, granted with E. 9th dividing them, the outdoor cafe area of The Galleria's food court.

This looks like it is going to be a great project.  I need to check out the web site but I seem to have missed it in the thread.  Anyone have it?

More great news.  The grocery store in Reserve Square on the E. 13th side (between Chester and Superior) will be now be completed in the next 4-6 weeks.  The worker I spoke with stressed weeks and not months until they're finished.  Great to see something being completed ahead of schedule.

Now they just need to extend the hours at the grocery store, it closes way too early on weekends.

Looks like excavation is set to begin on the Avenue site.

Is this for the entrance only or for the full expansion of the store?

it's mostly for a street access entrance, but there is some expansion.  There's not much room to expand too much though.

I thought it was expanding out to 30,000 sq ft?  That would be a fairly good sized grocery.  The Dave's in Ohio City is in the low 20's, for comparison.

Panzica is working onthe foundation  for the tower right now. I know the head guy from Panzica Cal,who knows \/\/hat he is doing. He did a hall in collinwood that is marvelous.

Yesterday I was watching them put in the 25-30 ft long steel beams in the ground.  I walked past there today, and there are about a dozen sticking about 4 feet out of the ground.
