July 10, 200717 yr now THAT'S what I'm talkin about! Thanks Musky! What's up with those neatly placed mounds of dirt, by the way?
July 10, 200717 yr now THAT'S what I'm talkin about! Thanks Musky! What's up with those neatly placed mounds of dirt, by the way? They sort of look like they are fleeing. They've probably made it onto E.12th by now. Either that or Zaremba has hired an interesting landscape architect.
July 10, 200717 yr Wow, totally cool...new construction downtown housing actually in progress. Seriously cool. Are those mounds just dumptruck loads from the excavation side? I would have thought they'd be trucked off site but...
July 10, 200717 yr "BTW... do you always walk around with your camera? I saw you walk in and out of city hall with it at your side... along with your book." 90% of the time, I have my camera with me. The book - not so much. And thank you for the update :-) clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
July 10, 200717 yr ^ oh man i was actually going to mention Spiral Jetty just now... lol well i think those dirt mounds look amazing actually... also that site is huuuuge... it looks so much bigger from that angle
July 11, 200717 yr now THAT'S what I'm talkin about! Thanks Musky! What's up with those neatly placed mounds of dirt, by the way? The dirt will be used to backfill the area behind the shoring braces they have set up around the perimeter of the site.
July 11, 200717 yr The garage is part of phase 1. The foundation for the garage will be excavated a little latter. Right now, the foundations are being poured for the 10 story building.
July 11, 200717 yr Notice the other part of the Avenue District construction in the upper-left of this one of Musky's great pictures.... "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
July 11, 200717 yr Author I'm lazy....what is the timeline for completion of the different phases...or at least phase 1?
July 24, 200717 yr Those are some great pics. Does anybody know when they're going to install the live web camera so we can keep up with the progress?
July 25, 200717 yr I work one block from the site. Whenever I see significant activity, I take a photo so until there's an official webcam, it's just me and musky :-) clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
July 25, 200717 yr Ayyy, musky, your pics make me Firefox go buggy! By the way, does anyone here wanna help Mozilla fix the bug that makes long photo threads go haywire in Firefox? Pleeeeeeeeease... :cool2:

Pleeeeeeeeease... :cool2: OK, so I reloaded the page and the pic no longer covers the posts below it. My bad (or Firefox's).
July 25, 200717 yr I'm lazy....what is the timeline for completion of the different phases...or at least phase 1? An article in the PD says that people may be moving into the first townhomes along Rockwell by October. That seems ambitious, but they do seem to be flying up.
July 26, 200717 yr We've not commented for awhile but we've been watching and appreciate the commentary. To answer a few questions, the web cam should be up within the next few weeks. We'll let you know when it goes lives on The Avenue District website. As for the move in dates for the first townhome building at Rockwell, the PD was correct in saying October. We also wanted to let you know that we are starting our own blog that you can read updates and news about the construction process along with view updated photos. We'll let you know when we post our first message. Lastly, a couple of weeks ago, there were comments made regarding the use of stock photography in our construction signage. If you had the choice to spend thousands of dollars on custom photograph or invest that money on included features like granite countertops and other high quality finishes, which would you choose? We decided to stick with the latter but we appreciate your commentary and continued interest in the neighborhood Check out the latest pictures from the construction sites. July 26, 200717 yr Our first post has been made on the blog. www.avenuedistrict.blogspot.com Take a look!
July 26, 200717 yr Great AvenueDistrict! A question I'm dying to know the answer too. Can you tell us what retailers you have secured?
July 26, 200717 yr Thanks for the official update, AvenueDistrict. Those townhouses are looking great.
July 26, 200717 yr From the blog: "Zaremba also is in for permit on Building Two at Site 3, which includes 10 additional townhomes adjacent to the west of Building One." Cool!
July 27, 200717 yr Perhaps some of our fine wordsmiths would like to send a message to the folks at "Put it on the Ballot." Here is an online form to send messages: http://putitontheballot.com/contact

July 27, 200717 yr Looks like the Avenue continues to sell well. According to its website, 29 (of 50) lofts have been sold and 14 (of 30) townhomes have been sold.
July 27, 200717 yr ^Yeah, I've noticed that as well. It makes me wonder when they might start looking for pre-sales on the next building -- especially something in a different niche of the market -- like the studio lofts. Gotta keep up the momentum!

July 27, 200717 yr Ha. The best part is that you pulled that graphic from the Library of Congress website. I have noticed the units sold on the website, but it seems that many sold early (it seemed to be about the same when I checked a few months ago). Are the sales slowing, the site not being updated very frequently, or is my non-scientific observation incorrect?

If I remember correctly, there were about 29 units sold (according to the website) about two months ago. I noticed that another near-million-dollar penthouse has sold. --not all presales are the same--
July 27, 200717 yr Just got a press release from Zaremba's PR guy who reports that the city approved plans for the $7 million streetscape on East 12th Street. The streetscape was designed by (guess?!?!) City Architecture and be completed in two phases. The first phase will be between Lakeside and St. Clair avenues. The second will from St. Clair to Superior. The whole streetscape project will take about three years. July 27, 200717 yr ^Great, so right as the residents move into thier new downtown neighborhood, they will be welcomed with 3 years of road construction.
July 27, 200717 yr Three years? That's what, a year per block? Can't we get anything done quickly in this town?
July 27, 200717 yr That really is a ridiculously long timeline for streetscaping - they built Key Tower in what, two years? clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
July 28, 200717 yr Construction speed can also depend on the financial backing behind the project.. and I can imagine that Key Tower had a bit more backing then this.
July 28, 200717 yr That really is a ridiculously long timeline for streetscaping - they built Key Tower in what, two years? Key tower =bank ,where the money comes from Streetscape= remeber money does not grow on trees's
July 28, 200717 yr My understanding was the financing for the streetscaping was already in place... that's why I question the timeline. clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
July 28, 200717 yr Correct me if I'm wrong, but a streetscape redesign probably doesn't cost as much as a 57-floor office tower.
July 28, 200717 yr I imagine that they won't do the entire street at once. They'll probably wait until the building at the southeast corner of St. Clair and E.12 starts to go up before making the streetscape changes to that street. At least that's my guess.
