They sort of look like they are fleeing. They've probably made it onto E.12th by now.

 

Either that or Zaremba has hired an interesting landscape architect.

Wow, totally cool...new construction downtown housing actually in progress.  Seriously cool.

 

Are those mounds just dumptruck loads from the excavation side?  I would have thought they'd be trucked off site but...

90% of the time, I have my camera with me. The book - not so much.

The dirt will be used to backfill the area behind the shoring braces they have set up around the perimeter of the site. 

The garage is part of phase 1.  The foundation for the garage will be excavated a little latter.  Right now, the foundations are being poured for the 10 story building.

I work one block from the site. Whenever I see significant activity, I take a photo so until there's an official webcam, it's just me and musky :-)

OK, so I reloaded the page and the pic no longer covers the posts below it.  My bad (or Firefox's).

An article in the PD says that people may be moving into the first townhomes along Rockwell by October. That seems ambitious, but they do seem to be flying up.

We've not commented for awhile but we've been watching and appreciate the commentary. 

 

To answer a few questions, the web cam should be up within the next few weeks. We'll let you know when it goes lives on The Avenue District website.

 

As for the move in dates for the first townhome building at Rockwell, the PD was correct in saying October.

 

We also wanted to let you know that we are starting our own blog that you can read updates and news about the construction process along with view updated photos.  We'll let you know when we post our first message.

 

Lastly, a couple of weeks ago, there were comments made regarding the use of stock photography in our construction signage.   If you had the choice to spend thousands of dollars on custom photograph or invest that money on included features like granite countertops and other high quality finishes, which would you choose?  We decided to stick with the latter but we appreciate your commentary and continued interest in the neighborhood

Looks like the Avenue continues to sell well. According to its website, 29 (of 50) lofts have been sold and 14 (of 30) townhomes have been sold.

^Yeah, I've noticed that as well.  It makes me wonder when they might start looking for pre-sales on the next building -- especially something in a different niche of the market -- like the studio lofts.  Gotta keep up the momentum!

If I remember correctly, there were about 29 units sold (according to the website) about two months ago. I noticed that another near-million-dollar penthouse has sold. --not all presales are the same--

Just got a press release from Zaremba's PR guy who reports that the city approved plans for the $7 million streetscape on East 12th Street. The streetscape was designed by (guess?!?!) City Architecture and be completed in two phases. The first phase will be between Lakeside and St. Clair avenues. The second will from St. Clair to Superior. The whole streetscape project will take about three years.

^Great, so right as the residents move into thier new downtown neighborhood, they will be welcomed with 3 years of road construction. 

Anyone know the retail configurment of the loft tower?

Three years?  That's what, a year per block?  Can't we get anything done quickly in this town?

That really is a ridiculously long timeline for streetscaping - they built Key Tower in what, two years?

Construction speed can also depend on the financial backing behind the project.. and I can imagine that Key Tower had a bit more backing then this.

My understanding was the financing for the streetscaping was already in place... that's why I question the timeline.

I'm guessing that the work will be staggered and not continuous.

Correct me if I'm wrong, but a streetscape redesign probably doesn't cost as much as a 57-floor office tower.

I imagine that they won't do the entire street at once. They'll probably wait until the building at the southeast corner of St. Clair and E.12 starts to go up before making the streetscape changes to that street. At least that's my guess.
