CLEVELAND – July 27, 2007 – The City of Cleveland has approved plans for the $7 million East 12th streetscape project to enhance The Avenue District, a $250 million walkable neighborhood under construction in downtown Cleveland.

Hmm.

 

From the written description the street scape sounds attractive and functional.  However, why no visuals?  You would think with such a detailed description and plans to begin in November there has to be some sort of design floating around that the Avenue District could have posted.  I have not done so yet but will check their website to see if they have something online.

 

Also, this is the first time that I can recall seeing a estimate of the amount of retail going into the first building.  A max of 9,000 square feet.  That's not very much.  Hopefully much more will be going into the next Phase across St. Clair.

I don't mind that there isn't much retail. We have a lot retail as is. It would be better to build up the residential density and then add retail in later phases.

AHHH!!!  I went running yesterday along Northcoast harbor and remember the plan designed by VOA back in the late '90s.  I then was thinking about other lakefront plans...Why has there been not one stone moved to commence some sort of lakefront revival?!

 

God! I'm not changing topics here but I'd like to know what we're waiting for in this city!  My reasoning...The sooner things are 'fixed', the sooner we'll have less to b*tch about.

Forgive me for going off topic there but with 41 pages in this thread already, I didn't think my 3 sentence "rant" impeded on the legitimacy of this thread.  I'm sorry, I was just aggravated because in this city, we ACTUALLY are able to complain about the delayed streetscaping of a few blocks because everyone else is all talk and lives by the mantra, "there's always tomorrow." I love this city but come fricking on!

All that flowery streetscape language is nice, but it won't do anything to assuage my dismay over the loss of so many beautiful trees.  Boo, hisssss!  A cozy, charming street is relegated backwards to become another "work-in-progress."

It's nice to know I've been missed!  I've just been working hard.  Staying out of trouble (and by that, I mean UO!).

 

I have been slipping by the Avenue District about once-week lately and it's nice to see these townhomes taking shape.  I'm looking forward to seeing their exteriors and to seeing the next block get started!

Kinda lucky there were not any major cranes up on thursday afternoon,with winds gusting up to 60.

 

I wonder how much water collected in the pit at East 12 and st clair.

I can see the first stub of the tower crane being installed at the corner of st clair and 12th.

I'm just suprised to see how dry the excavation is.

Question?  It appears all the excavation is being done on the 12th- St. Clair corner.  If I recall from earlier posts this block is being done is phases.  However, would it not make sense to do all the excavation for the whole block at the same time (from a cost perspective so you don't have costs associated with remobilization).  Or am I just jumping the gun and they have not gotten to the rest of the block yet at this point and they intend to do so shortly?  Curious.

^ not sure what you mean? from the pic it looks like they are doing the whole block in a square from one street to the next and from the building on the left to the foreground? no?

^Good try Mayday, but I think that is just a mobile crane.  9 time out of 10, a tower crane would be delivered by All erection crane rental, but lets wait and see.  Also, the cab is generally connected to the swivel that sits below the cab.

i dk, i would guess they just go along piecemeal based upon their plans, interest they have gotten so far and finances. i hope not, as you say it seems uneconomical, but it is less risky. it's obviously not all coming in big transformative bunches like the east bank flats or pesht is planned to, but unlike those it is actually in build mode and that is cool to see.

Good question... thinking about the plans I saw I thought the garage entrance and exit for the residents was to be across from the Firestone / parking garage on north side of development?  I don't remember seeing other parking garage entrance and exits.

Next week, a tower crane will rise in downtown Cleveland to begin superstructure and core work on a 58-unit condominium complex at the northeast corner of East 12th Street and St. Clair Avenue.

 

The building is going up on site one of the Avenue District, a planned $250 million residential and light-retail development from Cleveland's Zaremba Inc.

good news indeed but I REALLY can't wait until the day that there are soo many cranes in the city, we won't need to make news about a petite 10  story building.  ANYWAYS...let the construction begin!!! :clap: :clap:

You know the Avenue District folks did this for nerds like us...  :-D

They are really moving.  If only they could knock down that ugly parking garage.

At least the parking garage has retail on its ground floor, is on the sidewalk and has screening (ugly as it is) around its perimeter. I guess what I'm saying is, I've seen worse parking garages.

 

Glad to see the occasional construction progress photo. I don't get over into that part of downtown much. I hope a new retailer/cafe/restaurant for the Avenue District and/or Zaremba's desire for an arts fest on East 12th Street will be a significant draw for that corner of downtown.
