Alright folks - thanks to StrangeBrew for inviting me over to the 1211 St. Clair construction site. Some great (better than you'd expect from 8 floors up) views from up there! Enjoy:

wwow!  I have a feeling that this project is just the start of redevelopment for this area. 

gosh, the more I see it, the more I get upset about One Cleveland's "Suburban Skyscraper" Development.

Zaremba does own that patch of green now, correct??

I believe he does own that piece of land as well.

IIRC, he has a development option on the parcel, which he could avail himself of if the Avenue District takes off and it's feasible to do a fourth phase. I don't believe he owns the parcel outright, though.

If I remember correctly I thought that option was only for two or three years max.  My guess is they're not moving fast enough to exercise but doesn't mean they can't re-up or extend the option.

The 8th floor  views toward downtown are AMAZING.

i originally thought they were pretty pricey myself. But i have a friend who bought one of the townhomes. First off, the place is outrageously nice.  Then, when he told me what his actual mortgage payment was i almost threw up in my mouth. Once you take in to account the below market financing and the tax abatement it's hard to compare prices... for example the mortgage on their ballpark 250k townhome is about the same as what a 165k house in lakewood would have cost them.

I think Clevelanders (not necessarily those on this forum but the general public) are slightly behind the curve when it comes to condos/pricing because the city has been so historically skewed to single-family homes. That's changed a lot in recent years but I still hear people say things like "why would I spend $250K on a 1,200 sq. ft. condo when I could get a 2,500 sq. ft. house with a yard?". Well not everyone wants the burden of cleaning and maintaining that additional space, not everyone puts a premium on having a patch of grass, etc. If I were living on my own, I'd absolutlely be looking for a smaller condo with upgraded amenities/finishes - there's not a chance in h#ll I'd even consider a single-family home.

Does anyone know what the condo association fee is with those townhomes? 

it's not bad... i believe my buddy pays like $65 a month or something to that effect. and they threw in with that membership to the CAC for a year until the fitness center opens in the main condo building.

^ $65 does sound a bit low, but it is plausible for a stand alone townhome.  The association fee for our townhome at Battery Park is $97/month.  It would be much higher for the condos in the high rises though because the association has to cover repairs to the exterior of the structure and the common internal areas.  For a townhome it would just cover landscaping, snow removal, and common amenities for the development.  You own exterior of a seperated townhome, so you are responible for all repairs and upkeep, thus the lower fee.

I need to move! Add a zero on the end and that is what you pay here (and that is on the lower end of the scale).

$650 a month for the low end?! That's pretty crazy! Not to say it's unheard of in Cleveland ... I recall a discussion a while back about the ridiculously high fees at Moreland Towers. But the price of ownership was also insanely low, which I imagine offsets this a bit.

Going from memory but I believe the 10-story condo will have a maintenance fee of $2.50 sq ft per year.  The townhouses association fee is much lower but I'm not sure if it included access to 1211 St Clair's future workout room.  Also, I'm not sure if there is space allotted for a workout area in the initial 10-story building or if it would be part of a future phase.

 

The tax-abatement is a huge incentive but somewhat offset by the maintenance fee (talking the 10-story bldg).  Zaremba has priced the condos at the top of the downtown Cleveland market on a price per sq ft ratio.  One thing I've heard is Zaremba is doing the townhomes which has made upgrades much more reasonable compared to the condos which are union and upgrades (not out of the ordinary) are astronomically priced.

Nice.  I would be nice if they could tear down that parking garage and extend the project north.

I hear ya, MTS, but tearing down a garage is a major taboo in C-town!  Now, it'd be nice to see Zaremba & the City work with the owner to do a little exterior renovation on it to make it more appealing and less "garage" like.  You know, some live walls or a new facade to replace the screen that's there now.  I'm sure that'd help sales in this block of the AD.

Tru.  However, sales appear to be brisk. 

 

Maybe TAD, has been or can work with this garage owner to improve their property once TAD is closer to the end of construction ends or construction has been completed.  Improving the property benefits all.

The garage is owned by Weston.  It is very ugly, but the exterior could be drastically improved for $100 - $200k. 

Besides, it IS mixed use! ....parking over retail! ;)

Checked out the Avenue District website and noticed the condo pricing list has been updated.  I haven't checked this in quite some time so not sure when it happened.  Noticed the fifth floor is no longer sold out but I think they still have about the same total number sold, no?  Some of the pricing looks different too.

I think it was 16 degrees outside my building, too.  :-P
