Thanks, Mayday.  That sounds a lot more doable.  Correct me if I'm wrong, but they already have more than half of the lofts sold.  I'd imagine that most of the rest will begin to move once this nears completion and the public gets to see how it is actually shaping up. 

Hopefully this foreclosure mess will clear itself up in another year or so and these retail projects will start plowing ahead again.

Hopefully they can be done.  the north wings penthouse, shown on the left of the picture will have amazing lake views.

There is some ground work already on the site pegged for the north wing of this development.  Underground parking perhaps?  I just got a drive-by look at it. 

I took a bunch of pictures shown on Page 53 of this thread. If this is what you're referring to, then yes, it's the parking deck with a greenspace to be added on top of it....

Yes... that would be it.  So I guess Zaremba is going to put in a temporary greenspace until the north wing can be built?  That makes me real skeptical (and I am a glass half full kinda guy) that the rendering usually associated with this project will not be built, but rather a scaled down version.  However, given there are no windows on the north side of 1211, I guess all hope is not lost.

The greenspace will be on top of the parking structure. The space between that parking structure and East 12th will be developed in the next phase (I don't know if it will temporarily be greenspace or mud -- depends on how soon Building 1 sells out). Another building will also rise immediately east of Building 1 on St. Clair.

That has been my worry for a while.  Given there are no windows on the Northside of the buliding, what is it going to look like when done?  Just a masonary wall?  I am just confused on this one, so hopefully they get cracking on the north wing.

There are no windows on the east side of the building either (below the seventh floor, anyway).

Nearly 16 months into building the Avenue District neighborhood, it appears that Nathan Zaremba's bet that downtown residents want to own homes - and not just rent them - might pay off.

 

The Cleveland developer has sold a dozen townhomes along Superior Avenue, where the first handful of residents moved in late last year. Of the 58 or so lofts rising at St. Clair Avenue and East 12th Street, about 29 are spoken for - including penthouses priced between $835,000 and $1.2 million.

I echo the question. I can't believe that the PD didn't address that in the article. Is that including the One Cleveland Center Corner? I hope so.

The most recent map I've seen showed something at One Cleveland Center on the grassy lot and along the North side of the garage, as well as something on the pocket park to the north of St. Clair Place.  That may be it.

I think the success of the project thus far shows that prospective buyers acknowledge that Zaremba puts out a quality product, more so than most builders/developers these days.

Looks good.  But, I noticed the picture had two Ironworkers in it laying out PT cables w/o their hardhats on.  Big "no no" in the Construction Industry.  Whenever a possible photo is being taken, you should always have all PPE on, or at all times.  And that made the front page photo.  Not a good photo.

 

Can anyone explain the townhomes site to me? Everything I've read suggests a total of 30 townhomes on the site, but maps and renderings seem to cover almost the entire parcel, from E. 12th all the way to the adjacent buildings on the east end of the site and taking up the entire depth from Superior to Rockwell. But since the first 20 townhomes are just taking up the north third of the site, I can't for the life of me figure out what 30 is going to look like. Are the final 10 lying directly against the existing eastern building? Is the front of the site going to be a fairly large greenspace? Or have I misunderstood and there will actually be more units here?

Well, since you asked:

The Avenue District is made up currently of 4 sites.  The Third Site, at E. 13th Street and Superior, is a townhouse community.  The site plan: 20071031avedistsiteplanst6.jpg

 

shows a total of 67 townhouse units.  The first building is 10 units, and a second building of 10 units is under construction.  The next three buildings will be similar in look and design to the existing building.  Two 5 (five) unit linear buildings are proposed for the edge of the site closer to E. 17th Street.

...is there any news about the progress/workings going on on the West side of the building?  I've noted that the "sheeting" that surrounds the first 4 or so floors of the building has flame retardant markings...are they doing facade work or is there strictly to allow for internal finishing/drywalling to be done?  Just curious...

Strangebrew, thanks for posting that new siteplan, but I'm a bit confused about numbers now.  The Superior/13th site has been scaled back from 130 units of lofts/townhouses to 67 townhouses.  Since the total # of units has gone up to 650, does that mean that there are almost 300 units at the One Cleveland Center site alone?

^as i have always understood it, the one cleveland center site (if built out) is to be a highrise condo tower... so i could definitely see it being 300 units.

That would be awesome if they ended up putting a high rise condo tower on that corner.  That area is really going to build out nicely. 

and what is the status of the streetscape project?  The first block, in front of reserve square, has been partially completed, but the median is still being used as an illegal parking lot.  My take is that it's less attractive and less safe for pedestrians than it was 2 years ago.  Finishing the median could help me change my mind!

i believe that went through city planning commission not too long ago and i saw that they are to start the project this spring (mayish IIRC)... and the median will again contain trees, just not encased in a 20' tall concrete bunker.

I just wish they hadn't torn them out so long ago without being ready to replace them with their perfect new saplings...  how many times have you been through there when the makeshift stop sign has either been lying on its back or blocked by a delivery truck using the striped area as a parking space? 

 

I know, I complain about this a lot, but the whole $7m streetscape thing really pisses me off.

 

Otherwise, kudos to Zaremba on continued and highly visible progress!

^I think they took out the median by reserve square because RS already did a portion with the angled parking and extended curbs... which would have put a "squeeze" on that side of the road.  It's going to be a mess for cars down there this summer... maybe people should just move downtown so they don't need to drive... :angel:

whats the deal with the one cleveland center site? are there any renderings of this proposed building? i never heard anything about that but i hope it happens

 

 

Walking by this morning, I saw them begin the pour for the street-level portion on the north side of the building...I hope that these cam phone images captured the amazing reach of the concrete boom-thing that they use for this!
