i cant tell by the webcam but is the second building attached to the first tower starting to be erected?

^I can't really see either, but my guess is that they are also working on the interior parking garage. I ran by the site today and they had a second massive and temporary crane on site. I'm wondering if they were hoisting the A/C structure on to the roof.

in the plain dealer yesterday in the realestate section there was an advertisement for the avenue district that stated there were only 2 townhomes available in the first building is this true? Is demand that high?

These townhouses appear to be very popular.  I somehow, get the feeling they might mushroom  into something larger (ie. more townhomes or other developers building townhomes nearby) than originally planned.  There seems to be demand. 

 

Could they grow organically like Stonebridge?  Hummmm??

^it would be nice. The fact that the City owned all of the surface lots on which the Avenue District is being built is a big help to the developer. It wouldn't be as easy to build on surrounding lots. However, the AD is setting a precedent..

I would love to see some retail (little bodegas, carry-out food, coffee shops) mixed in with these, especially on the ground floors.

Looks like things are moving alone nicely.  Can't wait to see the progress over Memorial Day weekend.

I went to the Indians home opener and drove past the 1211 St Clair building.  I also parked on the roof of the Eaton Center garage which had a great view of the building. 

 

This building is looking just like the renderings.  Of this building, the Pinnacle, and the two Stonebridge mid rises,  this is going to be the best designed of the bunch.  I am very impressed with the design.

 

I can't wait for construction of the other phases especially along East 12th and St Clair.  Does anyone know the construction timetable for these?

 

 

Nothing has been announced yet for the next phases, at least that I recall.

Has anyone else noticed that they are demolishing the large warehouse that sits adjacent to the townhomes?  Is this another phase of the Avenue District project or something else entirely?  This makes me somewhat unhappy.  I always envisioned the building as being rehabbed into something cool....

 

I apologize, I meant to take a photo of this from my balcony and upload it, as I have a good eyes view, but alas I forgot in my haste to make it in to work.

 

I've highlighted below the building I'm referencing in red....

I noticed, but it looked like maybe only the western end of the building was going to be demolished.  The eastern half of the building looked like it was occupied.

weren't they converting that building into tech offices or something?

From what I've seen so far, it looks like they are tearning down the small, 60s-esque addition to that large warehouse. I'm hoping that is all that they're tearing down.  I think that we would have heard something regarding this project if they were moving forward with tenants. Let's hope this is a sign that a re-use of the larger building is not far away.

Putting a 2-3 month delay into perspective kind of makes it seem ahead of schedule.

Good news: Demo to continue through the rest of this month on the 4 story building that extends about to about mid block (just past the completed townhomes across the street.

Bad news: The land will be used as . . . surface parking (an office building is planned for a later phase). 

 

Looking good. It's like our Jeffrey Place...except it's Downtown and more than two buildings have been built in 6 or so years.  :x It looks like I'll be visitng Cleveland with my brother on May 31st, so I'll definitely want to check this out.

anybody have a drawing or example of what wet pods and closet pods look like in action?

^^Parking deck... the live work townhomes will be just to the east of that, and the other side will be faced by (and the foundation of) the new building on 12th street... you can kind of see this from the site plan at the top of this page.

What are the presale numbers for the townhomes and the lofts?

I have no idea about presale numbers, but I can ask at our townhouse electrical walk-through next week (that's right - the townhouses will be lit-up starting next week :)).  The townhomes currently under construction are supposed to be finished in July.  Anything else anyone wants me to ask about?

I suspect the question was posed to the Zaremba/Avenue District people who regularly visit/post here. Unless they answer first, feel free to ask/share the answer with us next week.

LOL.  Well, it's a long walk from Milwaukee to downtown Cleveland, and I honestly don't like to drive when I can avoid it.

Nice, I thought the bricks would be a lil darker.  But I can't critique, since I don't live there. Gooooooooo Avenue District!
