April 18, 200817 yr I love the second-to-last pic most of all. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
April 18, 200817 yr You're right KJP...that 2nd to last one is GREAT!! ...nice job PaulInCleveland! :)
April 18, 200817 yr Thanks! Also, it looked like they had a piece of glass getting ready to go somewhere, it was being handled over on the SE side of the construction area. That will be exciting when it starts to go up!
April 18, 200817 yr Actually, during Paul In Cleveland and my trip around the building today, we noticed that the E.12/13th side of the building had and interesting non-bricked area that, by our best guess, is going to be a large area of windows...no? It was hard to tell from the on-site renderings...but, if you look closely at P.I.C.'s photo #1 above, you can see what I mean...just thought it was interesting.

April 18, 200817 yr I don't have MayDay's mad Photoshopping skills, but Tlazar39 is talking about this:
April 18, 200817 yr They are going to be built out and painted a slate grey as shown in this rendering... http://www.theavenuedistrict.com/images/blogs/Image/StClair_800.jpg style is actually similar to the townhomes. EDIT: you may be right, i was looking at the st.clair side elevation... on the 12th elevation it does appear to be all galss in those areas. http://www.theavenuedistrict.com/images/blogs/Image/East12th_800.jpg
April 21, 200817 yr Thanks for the info McCleveland...those images DO help shed a little light on what seemed peculiar at first glance. ...as MyTwoSense recently posted, I am kinda disappointed about how "light" the whole thing is, so perhaps the gray/slate out-set or glass would help give it more depth/color. *shrug*
April 21, 200817 yr I too was hoping for a little darker brick, but I will reserve judgement until it's finished. Plus don't discount the fact that each building that goes up around this uses different finishes, so it should break things up quite a bit.
April 25, 200817 yr I've been waiting for this post all day  i wonder why they went with the storage cubby hole instead of the storage closet on the balconies? Looks great though... based on this floorplan: http://www.theavenuedistrict.com/newlayout/image_detail.asp?image=B1-Unit2Lg.gif, that cubby would appear to be for mechanicals access, not storage /wishing I could afford one, that open corner floorplan looks pretty sweet, and the wall o' windows has got to offer one hell of a view...
April 25, 200817 yr The Avevue District Website also has some cool links in its blog this week: http://www.avenuedistrict.blogspot.com/
April 25, 200817 yr Ooh! They're pulling down the sheeting from the south side ... and of course, the day I DIDN'T bring my good camera! :) But see the webcam for details ...
April 25, 200817 yr ^Alright, I can take a hint  ;-) clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
April 25, 200817 yr OK, I went with tlazar39 today after lunch, and tried out my new cellphone's camera ... not bad, especially compared to the horrible old one. :-D I think this one is 2 megapixel ... Also, note in the 4th photo that you can see some windows installed on the 2nd and 3rd floors!
April 25, 200817 yr WOW...it could be the brilliant sunshine, the gem of a camera MayDay has or other things, but MAN does this shot look great!! Nice pic MayDay! :)
April 25, 200817 yr There are several UO members who have bought in Battery Park, but I can't remember if we have any future/current Avenue District resident representation here? Am I forgetting anyone?
April 25, 200817 yr Does anyone know how many individual units there is in this project AND how does this breakdown per floor?
April 25, 200817 yr I'm a future townhome owner! You didn't exactly forget me cause I'm new here.... But we'll be moving into our townhome in the second building in July. Just had our electrical walk-through yesterday!
April 26, 200817 yr I think it's the entrance to the underground parking. I'm guessing that once they start the townhouses that will be on the north side of that block (facing the Firestone Garage), they'll just build around that.
April 28, 200817 yr Does anyone know how many individual units there is in this project AND how does this breakdown per floor? How about taking a visit to the avenue districts website? www.theavenuedistrict.com
April 30, 200817 yr Broke? Broke?!! When did it run out of money? ...is broken. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
April 30, 200817 yr THANK YOU KJP!!! The only thing that really irks me more is the replacing then/than thing!
May 1, 200817 yr With regard to the pictures, I was down at the townhome site after work yesterday, so I snapped a couple. I don't have a great zoom on my camera, so I just snapped a couple of the townhomes, and none of the highrise - I'll leave that to the rest of you guys who always post awesome pictures. At any rate, the outside of the townhomes doesn't look much different because they've been working on the inside plumbing, ventilation, and electrical. This should all be wrapped up this week. They did just this week start working on masonry work and installing garage doors, so I've uploaded a couple pictures of that. I think they're also starting work on the rooftop decks because they've also get piles of wood sitting around. At any rate, here are the pics to hold you all over until someone can go out and take better ones :)
May 1, 200817 yr does anyone know if any of these are including green features? permeable pavement, roof garden, high efficiency furnace, appliances, etc.? or is it just a sort of pick what you want inside, and some of those options are energy star type appliances?

When you went to the website, what did it say about that type of stuff? absolutely nothing, which is why i ask, MTS. What did the website say to you when you went? efficiency is mentioned only a few times as in "efficient furnace" or "efficient water heater" - but this really doens't mean anything. How effcient are these appliances? Is construction waste being recycled? Are there local sourcing options for tile, wood, cabinets, etc? Are they using low VOC paints? Are there any indoor air quality upgrades? i'm less interested in the marketing materials (which say very little about "green" features), than hearing from a future owner as they build out a unit and actually are picking out materials and products.

You know what, you're right. I apologize, but I could have sworn they had a media kit with that information in it. Or was it in the sales office?
May 1, 200817 yr Theoretically you can put whatever you want into any of the units. However, with regard to the standard items - The appliance package is all Frigidaire Stainless Steel (Energy Star) The windows are Andersen Wood Windows The structures are wrapped twice with Tyvek to conserve energy The painter uses Sherwin-Williams Paint The kitchen cabinets are maple and are from Aristokraft That's all I can think of off the top of my head.... All of my paperwork is in my car - if I'm bored tonight, I can page through it and get model numbers and such for you. Hope that helps?
May 1, 200817 yr Thanks Dr.... ...it's kinda like NOT getting exactly what you wanted for Xmas/B-Day with the "green" features not being spec'ed in: it's cool you got something, but it would've been nicer to have got what you wanted. :|

They always offer a standard package, but you can upgrade from there.
May 1, 200817 yr Well, we can't always get everything that we want! I have to say, though, when we were looking at different builders and developments, what Zaremba offers standard in the Avenue District is definitely better than anything else we saw, both in terms of energy savings and looks. Besides the standard package though, Zaremba gives much more freedom to customize than other developments. A lot of builders have a room of things to pick from without the ability to go out and purchase anything different, and while Zaremba has a big studio like that down by the Q and Progressive Field, they A. have many many more options than most, and B. pretty much allow you to buy anything you want if you don't see something you like there. Now, because they are condo communities with shared infrastructure, the buyers are not allowed to move walls or have a say in exterior materials, but as far as things beyond the walls go, if you've got the money, it can definitely be spent!

Speak for yourself. If I wan't it, I get it! :-D I didn't know they had a showroom by Gateway. You can't move some of your interior walls? :? What about doors?
May 1, 200817 yr Yep, their main office is in the 737 Bolivar building, next to the Thirsty Parrot. And the reason why they're not allowing people to move walls is because a lot of them are load-bearing (because there aren't that many walls within each unit). They allowed people in the first building to completely customize everything, and I guess one of the homeowners wanted to move a wall, which messed up the structural sound-ness of the building, so they had to re-submit it to the architects, and I think it took a couple months to get everything sorted out. So essentially, one unit delayed the construction of the other 9, which is why they decided not to allow people to move walls. As for the doors, I'm not sure that you could actually move any of them, but you can switch door types, i.e. the bedroom closet doors were just the regular hinged doors, but we wanted to be more efficient with space, so we put a pocket door in one bedroom and a sliding bypass in the other.

Yes, pocket doors, I love pocket doors.
May 6, 200817 yr What happened to the cool pictures we were supposed to get last week??? I know the weather was crappy, it's just that the webcam is down again, and I'm seriously suffering from procrastination withdrawl..... :)

May 7, 200817 yr Construction crews have started to install windows. I noticed this last week, but it doesn't look like they made any progress between last Thursday and today. Still, good to see the building progressing.
May 7, 200817 yr Haha, I'm chill, I was just getting kinda bored and easily distracted while making a powerpoint.
