The gray siding has begun going up on the Saint Clair side of the building...

 

 

It's probably HardiePlank - that's what they use on the painted-looking portions of the townhomes.  Regardless, I'm happy to see some new progress!  Masonry work has also begun on the townhomes, by the way.

eh, i like brickwork, but so far it looks like what i would call bland "college dorm brown."

 

....i will withhold further aesthetic judgement until it's all done.

I think it will be tough to truly judge the avenue district until it's built out.  I don't think it will ever look as good as envisioned unless the other buildings are put up around it as they each have their own distinct feel.  It's going to be tough to judge a 1/4 completed project.

The building is coming along nicely, do they have a target date for the first residents to move in?

First residents should be moving in the fall...  Next batch of townhome residents at the end of July.  Apparently the streetscaping project should be starting within the next month, and Zaremba is negotiating lease terms with some potential retailers.  That's all I know right now.

sounds like pope got up on the wrong side of the bed this AM.  i was merely giving my ? a bump since it had been passed over my several other posts.  and in no previous posts did it make mention of specific retail tenants, or any update for that matter since Feb, something I thought the "people in the know" may now be privy to...

So I know we're all massively obsessed with the FEB and Stark plans this morning, but I felt like taking some pics yesterday afternoon, so I thought I'd share.  The masonry work is coming along nicely on the townhomes, and they're starting to install drywall.  As for the highrise, it looks like the scaffolding on the back side should be coming down soon.  As for the grey stuff, I retract my previous statement about it probably being HardiePlank.  It looks more like some other kind of stone or concrete composite-like material.  Perhaps someone from Zaremba can read this and let us know :).  At any rate, progress looks good!  :clap:

The grey stuff is called metal panel Reynolbond composite metal panel.

You don't need to win the Mega Millions to move to the Avenue District.  Case in point - I am a graduate student and the future Mr. Doctabroccoli is a Design Engineer 1 year out of college.  You don't need to be rich, especially with the tax abatement and special community development mortgage. :)

Haha, not too much in debt.  My half of our mortgage including insurance, assn fees, real estate tax, etc. is the same as what I'm paying for rent on my 1 bdrm apartment in Shaker Heights currently :)  Just a matter of taking the risk of owning instead of renting.  But seriously though, anyone looking to rent downtown should really look into buying as well.  We were thinking of renting initially until we realized that rent plus parking for two cars on an apartment not quite as nice as what Zaremba is building would just about cost us the same per month.  We're not planning on leaving any time soon, so we decided to buy instead!

Since I've inadvertantly become the apparent official photographer for this thread as of late, I thought I'd share some indoor pics with you all.  I got hit on by like 50 bricklayers in the mean time (it's amazing what happens when a woman walks into a construction site), but eventually I slapped on my hard hat and made it inside.

Okay, I guess this is pertinant to the thread - hopefully MayDay, KJP or The Pope don't get pissed.....

 

No upgrade "packages", buyers just upgrade things as they see fit.

 

From what you see in the pictures, the cabinets are just the standard maple - the buyer picks the stain.  You can upgrade, but we did not.  The railings on the stairs we did upgrade to ($1500 total) - half walls are standard, but we wanted the space to feel more open, and we like woodwork.

 

The foyer, kitchen/dining room, and bathrooms all come standard with ceramic tile.  The living room comes standard with hardwood (I think you can also do the kitchen in wood for the same price or even less since wood doesn't need the mounting layer).  The stairs and bedrooms come standard with carpet.

Interior Build-Out Underway at 1211 St. Clair Ave. in The Avenue District

 

The move-in date for residents is set for fall 2008, with a building

completion date scheduled for spring 2009.

 

CLEVELAND - June 2, 2008 - The interior build-out of 1211 St. Clair Ave. in The Avenue District has begun on the lower floors. The 10-story condo building, situated on the northeast corner of East 12th Street and St. Clair Avenue in downtown Cleveland, is the cornerstone of Zaremba Inc.'s $300 million walkable neighborhood.

 

To date, the metal framing is complete and electricity has been wired throughout the building. The drywall installation has begun with most of the interior finishes still in the rough stages. The move-in date for residents is set for the fall of 2008, with a building completion date scheduled for spring 2009. 

 

"The living units are ultramodern and include premium fixtures," says Nate Zaremba, project manager for The Avenue District. "We really put some more thought into the design to create interest."

 

Notable interior amenities include expansive glass, patios, near 10-foot ceilings with drop-soffits, wood flooring in designated areas and granite kitchen countertops. The unit bathrooms feature premium materials including Corian countertops, ceramic tile floors and tiled showers, instead of the standard acrylic.

 

"What really separates the building from others is the superstructure," said Zaremba. "It's modeled after buildings in cities like New York, Chicago and Miami that use concrete post tension as opposed to a lightweight steel structure, making it a premium build."

 

The post tension construction allows for higher ceilings and larger spaces that are not split up by obtrusive support beams.

 

The first floor is designed to accommodate retail users, built with large pieces of glass to expose the storefronts and show windows at street level. The upper nine floors are living units, with penthouses on the top two levels, and the fifth floor is divided into eight corporate suites.
