June 20, 200816 yr They finally set our close date - July 14th. So, you're excited, then? :) I'm assuming that was said with a slight bit of sarcasm ;) I'm just so ready to get out of my apartment and not have to drive 25 miles to see the mister, so yes, I am excited. Oh, yeah, and there's that whole living downtown thing too :)
June 20, 200816 yr http://www.city.cleveland.oh.us/pdf/press/20080620536.pdf E. 12th Street Rehabilitation to begin Monday June 23, 2008 CLEVELAND – On Monday June 23, 2008, construction will begin on the rehabilitation of E.12th Street between Lakeside Avenue and St. Clair Avenue. Northbound traffic between St. Clair and Lakeside Avenue is already closed for construction of the Avenue District Building. It will remain closed during road construction and traffic will be detoured to E. 9th Street and E. 13th Street. The detour will remain in place until October 2008. Detour signs will be posted. Expect additional notices as work progresses that will impact traffic flow or property access. Southbound traffic will remain open during construction. The Avenue District Project is a three-phase project to promote redevelopment of the E. 12th and E. 13th Street corridors into a mixed-use development. Phase 1 involved new streets between Rockwell Avenue and Superior Avenue adjacent to E. 13th Street. Phase 2 will reconstruct E. 12th Street between Lakeside Avenue and St. Clair Avenue. Phase 3 will include improvements between Superior Avenue and Chester Avenue and is scheduled to begin later this year. June 24, 200816 yr Mmm, I love the smell of construction in the morning! I dunno, would you REALLLLY want a view like this on a nice Saturday morning sipping your coffee on the balcony? Actually you could enjoy on the weekdays if you worked downtown too ;-) clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
June 24, 200816 yr From that angle, I am loving the building. I dunno, would you REALLLLY want a view like this on a nice Saturday morning sipping your coffee on the balcony? Actually you could enjoy on the weekdays if you worked downtown too And damnit MayDay...why did you have to mention coffee with a view. Damn you!! :whip:
June 24, 200816 yr The angle in the second and third shots threw me so much that I thought the Avenue District building was a little CG at work there. Awesome. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
June 24, 200816 yr MayDay, you should sell some of your shots to Zaremba so they can put some pictures on the webpage!!! (esp. the second one)
June 25, 200816 yr ^Thanks, they've already purchased some of them :-) clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
June 25, 200816 yr I agree - MayDay, those are some SWEET pics!! ...I see that yesterday, June 24th marked this projects "Anti-Arbor Day" as the northernmost section of trees that lined this divided street (E. 12th) were mowed down (mine not nearly as crisp as others).
June 25, 200816 yr ^June 23rd started the East 12th streetscape project. I think when it's all said and done people are going to be REALLY happy with what they're doing.

It'd be nice to see some renderings of the finished product. People are naturally skeptical when someone starts fixing what ain't broke and was actually one of the more attractive streets Downtown.

June 25, 200816 yr That's the biggest issue I have - I despise those bunker/islands, but the older, taller trees that used to be there aren't really common around downtown. And saplings don't really do much for shade. clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
June 25, 200816 yr Even with those wonderful trees it was one of my least favorite streets in the city. It reminded me of something out of a coldwar era communist country. The new street will be much warmer and pedestrian friendly.
June 25, 200816 yr I'm sure it did. I think it could definitely still use an update. I wish they would release renderings of the streetscape, though, too. Would be nice to see some.

I can't seem to get a direct link, but go to City Architecture's homepage http://www.cityarch.com/, click on "Portfolio", "Urban Design", and finally "Avenue District Streets and Public Spaces". I'll keep looking for some way to post some renderings, but that's the best I've got right this second.

June 25, 200816 yr People are naturally skeptical when someone starts fixing what ain't broke and was actually one of the more attractive streets Downtown. I think, judging from those pics, it could REAAAALLY use an update. I agree, alot of the concrete curbs need repaired, if not now, in the next 5 years. And instead of doing patchwork here and there, a nice new re-congurations and re-construction is welcomed by me. I certainly hope that asphalt roadways will be replace by concrete roadways as they add a much brighter look to the street and tend to interact with concrete curbs and gutters much better. I can not stand black asphalt up against fresh concrete. And to second that, a much longer life can be expected out of concrete than asphalt. Also on my wich list would be a decerative post for traffic signs. Signs protruding straight out of the concrete sidewalk is a source for cracking, and look very mickey mouse to me.

How about that?
June 25, 200816 yr :-P Actually I love this line from the city architecture web site... "The removal of a uncrossable median, incorporation of elegant vegitation, creation of usuable outdoor living spaces and focussing on the pedestrian rather than the automobile establish this as a viable residential neighborhood." well... the elegant vegitation sounds a little like world class signage... but otherwise I think that statement is perfect.
June 25, 200816 yr Thanks McC. Also - articles here http://avenuedistrict.blogspot.com/2007/08/sample-elements-of-east-12th.html and here http://avenuedistrict.blogspot.com/2007/08/east-12th-streetscape-project.html (which is where you probably got those from).

How about that? How about WHAT, MTS? Are you saying the streetscape won't look better after it's renovated? Are you defending the way it looks now? You'd rather it stayed the way it does now?
June 25, 200816 yr If the trees planted are as grown/tall as shown in the renderings, I'll be a happy camper. jpop and MTS, simmer down. clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
June 25, 200816 yr The trees were the ONLY thing redeemable about that street. It was an absolute abomination. I mean really... crossing up to SIX lanes of oncomming traffic, hurdling a concrete bunker, no color anwhere. It was like a giant concrete canyon that had some nice trees way out of place... sitting next to the scariest park in america. I'll be equally happy when that thing gets plowed under to be redone.
June 25, 200816 yr I personally had mixed feelings about the E. 12th street layout... On one hand, I agree with MayDay (again) that they were unique in that they were shade-creating, larger trees... ...on the other hand, I also got the "communist"-feel from that street (nevermind that it was WELL overdue for a re-surfacing). But, overall, progress is good...I just hate seeing green space being eliminated (whatever the plans for the future are and when they'll take affect).
June 25, 200816 yr Thank you for posting those McCleveland. It does look nice, though I'm not a fan of the angled in parking. It takes up too much of the sidewalk section, and it will be very dangerous for bikers, as those cars won't be able to see them coming when they back out.

June 25, 200816 yr *points and giggles at those who got in trouble* hehe! On a side note, brick-laying for the Rockwell St. (I think??) entrance/HVAC room/something has proceded...pic forthcoming (if it's not raining cats n' dogs on my way by).
June 26, 200816 yr Thanks for the shots - The backside of the building looks like a giant concrete/cinderblock jungle right now! I've got one more zoomed image to add of the west side of the building where you can see the rest of the grey "stuff" they've been putting up...
June 26, 200816 yr Man, the webcam shot looks so weird without the trees..... You can actually see what's going on along the Hamilton Ave. side!
