I didn't really have time to run around and take pictures last night, but at one point in time when I was schlepping stuff up from the garage, I happened to glance out the front door and found a perfect photo op.  So 1. Butterflies are quick!  Those flowers were just planted yesterday and 2. There really is wildlife in downtown Cleveland besides rats and seagulls!

So .. I don't mean to sound like an idiot (hold the jokes, please) .. buuut .. I don't think I've seen any pictures with the Avenue main building tower in conjunction with the townhouses. I'm having a hard time picturing the totality of this project. Does anyone have any shots of that?

they're about a block and a half southeast, so it'd be hard to get a picture from the front of this that included the townhomes.  If you do a google map, you can see both areas under construction (the avenue has  a crane up, and the townhomes first set is underway).

Yes, very exciting and I can't wait for the connection between St. Clair and Superior that will really tie the north and south ends of the Avenue District together.

^That is awesome news. I'm really surprised (and impressed) that the townhouses are more full than the condo tower.

I don't want to be a downer, but unless they know something that I don't (and of course it's possible they do), the first 20 townhomes are only 65% sold......

Prior to this development, this area of downtown was probably the most stagnant/depressing/desolate areas of downtown!  Ok, so Reserve Square has stepped up a bit but the Chesterfield is buzzkill with its abandoned storefronts.  Oh wait, there's that buffet...

 

Can't wait to see this expand!

I imagine "rent to own" (which you see all over the place now a days) is similar to (or exactly) the concept of a "land contract".  Like MTS suggested, it is usually used in situation where the buyer does not have stellar credit (and cannot obtain a traditional loan from a bank so the seller is "sorta" financing the purchase) and or does not have money for a down payment.  You build up equity as you rent but can walk away at anytime without any consequences (in other words you won't be liable for the balance of a huge loan) but you also lose the "equity" you are building up (although some people don't see it that way as they view it as just like renting where they are not building up equity in any event).  The seller is making $$$ and in the long run may filling get rid of a property that in most instances was not very marketable.  The law provides certain safeguards for the buyer (like title must finally transfer after a number of years even if the final purchase price has not been reached.  At that point the transaction becomes more or less a traditional secured loan).

 

Given the type of buyers the Avenue District attracts (well heeled), the traditional concept of rent to own or land contract (bad credit or no down payment) is not what is driving this although the mechanics would be similar.  This appears to be a new marketing technique, giving a potential buyer the opportunity to see if he likes the building...if he does Zaremba sold another unit...if he doesn't...it is just like renting (which he was probably doing previously) and in the short term Zaremba is making some $$$ on units that may have just sat empty.

 

I wonder if there is a limit on the number of units or a type of unit this applies to.  Quite ofter other buyers don't like too many renters in a building for a variety of reasons.

So I was going to downtown Akron this morning and noticed this - http://www.northsidelofts.com/main.php.  Looks to be the Avenue District's twin to the south.  Same architecht perhaps?

Yes, both are designed by City Architecture, a local architectural firm.

The parking garage is underneath all of the buildings, which means that until the other buildings get built, you're gonna see some of it.

Preeeeeeetty.  While we're looking at pictures, I was feeling artistic (well, in actuality, bored) while I was sitting on my couch making a presentation for work the other night.  I noticed that the skyline reflected quite nicely in my computer monitor seeing as I use black slides, so I decided to take a picture.  The blurry green/orange/pink/white stuff is a bunch of chemical structures from my presentation, and obviously the skyline is what's in focus.....  oh, and our blinds are in there too.  Anywho, just wanted to share the reflection of the day :).
