Good to see the downtown community growing...one marketing video at a time!! I have noticed more joggers and more general foot traffic even in the last 2 years...things are moving along swimmingly. Im in the WHD but traffic from the Avenue is very welcome since that stretch between W 3rd and the Avenue on St. Clair is a little underutilized now. Makes for some boring dog walking after the worker bees head back to the burbs.

Some aspiring homeowners can buy now and pay later in downtown Cleveland. It's the latest in a series of creative financing deals emerging from the lending crunch and housing downturn.

 

Zaremba Homes announced Tuesday that buyers of townhouses and condos in the Avenue District can sign a purchase agreement now and close in a year - paying rent and saving for a down payment during the 12 months in between. The delayed-purchase offer comes as developers and homeowners scramble for new ways to attract buyers in a challenging market.

Way to go doc broc on standing up to the naysers on cleveland.com.  Even if you get absolutely nothing through to them it sure is nice to just state some facts so other readers might catch them.

reading posts on cle.com makes me want to vomit!  It's hard to believe that there are so many people out there whose perception is ridiculously F'ed up!  And based on some of the usernames, one can only imagine the scum that they are--taking up space and not lifting one finger to help make CLE/NEO a better place.

 

truly a shame and bigger embarrassment for Cleveland than a burning river...

you know what I mean! :wink:  these bitter attitudes do more harm to the city than most physical "mistakes".

They're in the 1400's in terms of square feet.  That's in a middle square footage range that wasn't offered in the first two buildings (our unit is 1260, the next size up from there is 1800).  The "cheaper" units (take that as you will) have sold better over the last couple of years.  Zaremba still has a handful of larger units that cost between $350K and $380K to sell, so I think they were just trying to re-diversify the townhouse pricing options :).

OK.  It's not the pricing, it the size.  These homes just seem so small to me.  When reveiwing floor plans, I think, "where the hell would I put my stuff??"

Hahaha (to the broken record).  And MTS, you should buy that giant penthouse  :-P.  Is 2400 square feet with huge terraces enough for you?  :wink:

Good suggestion!  That's something that I've always wanted to see on the webpage but is usually restricted to a pile of handouts in the sales office.  Zaremba take note!  People want to see the site plan! :-D.  Anywho, I'm about 99.99999999% sure that these new floorplans will be developed along the eastern side of E. 15th St. from Superior all the way back to Rockwell.  The surface lots along Superior between E. 14th and 15th as well as the one at E. 13th and Superior are slated for future townhome development.  I hope that helps?  If I think about it tonight and can find an old siteplan in all my paperwork, I'll scan it in for your viewing pleasure.

Yeah thats what i've done, i've built/rebuilt the closets in my bedroom three times.  I had to lose a bedroom.  But with 1500 sq. ft i couldn't afford to lose any rooms.  I would screw myself on resale value.

How many townhouse units have been built and how many of those are sold?

To the best of my knowledge, 13 out of 20 built thus far have been sold. 10 of those 13 are already occupied.

Sorry DocBroc, but you didn't have to prepare that graphic. Like any good urban geek, I keep press packets for all the downtown developments. Here is an image from a recent packet for the Avenue District (the original is about six times larger)......

I've seen that one, but I thought that Zaremba had reconfigured the Superior Ave. block to include additional townhouses.

Thanks, KJP.  Also, they are reconfiguring the townhomes a bit (as in they plan to include more smaller units).  The units along E. 15th as drawn in KJP's site plan were originally supposed to be 2100 sq ft units, and they've downsized them to 14-1500 sq ft.  This may then have an impact on the total number of townhomes :).  Also, Zaremba may have floorplans already worked out for the other three future development areas of site 3 that might differ from the original idea (big orange blocks on KJP's map, big white blocks on mine), but you are at least partially correct in saying they are reconfiguring!
