Yeah, I've been immortalized..... front and center  :|

And I know it's national average, but Ohio's usually a cheaper gas state, relatively speaking, and we're no where near $2.18.  If that's the average, that means that somewhere, gas is like $1.50 or some sh!t.

  • I talked to a resident there ~2 weeks ago who is friends with some of the management, he said the building is 53% occupied and 86% leased, the difference being the number of new leases they've signed

I thought gas was like ~$3.20?  IIRC, it was around that amount the last time I filled up my tank.

Mayor, mayor!!!!  Guess what?  They've started installing the streetlights around the 2nd townhouse building!  Naturally they're not turned on yet........ but, um, we're headed in the right direction I guess!

Thats the same DocBroc video that had from the summer.  It's also listed on the Avenue district site.

Ahh!  It's in today's Cool Cleveland.

I do plan/hope to move downtown within the next year or so, and these condos seem like a

very attractive option - I'm actually on the website right now.  Unfortunately, I can't imagine I'll be

in a financial situation that would allow me to purchase anything even remotely close to the price

they're asking.  I'm sure this is has been discussed on these boards, but have there been any rumblings

as to an upcoming price drop.  The tax abatement is great as is but I cannot possibly pay

$25k+/yr in mortgage payments alone.

Have you even talked to a mortgage specialist/broker yet?

Some folks get "sticker shock" and don't realize that a home could be much more affordable than they think.

I will be next year about a month before my lease expires.

And, according the website, I just realized the mortgage would be closer to $15k/year, not $25k, which

definitely changes things a bit

A MONTH BEFORE YOUR LEASE EXPIRES.

Oh lawd.... You should be doing all that 6-9 months BEFORE your lease expires.

You yung'unz scare me.

LOL.  Thanks:)

LOL.  Thanks:)

Even 6-9 months is cutting it close.  You do realize that the average FIRST TIME BUYER looks at 25 units before deciding to buy.

You need to a clear and defined budget number and have that number locked and secure before you even start to look.    The worst thing to do is to look at an apartment, love it, then find out it exceeds your budget or that you don't qualify.  Lock up and I do mean lock up and don't use your credit cards, pay the remainder off on time every month, open a new deposit only account for your downpayment.

GEEZus, somebody pray for these chi'renz up in here!

Judging from the webcam it looks as though the lights has been installed on the building.cool

LOL.  Thanks:)

MTS speaks the truth, 1 month is not enough time; however 6 months is more than adequate. I am a mortgage broker and if you need a little insight into the process send me a PM. No agenda here, I'm not licensed in Ohio. I am willing to help out my fellow travelers here on UO. BTW make sure you don't confuse "lock up" with close the accounts. An open credit card with a good history and low balance vs limit can help your credit score greatly.

ave district is hurting like the rest of them. I would lo ball the hell out them. It can't hurt.

Damn, we shot that in June, lol.  I was thinking they were never going to run it in an issue, lol.

Paging MayDay -

Since it's such a gorgeous day, do you think we could get some updated 1211 snapshots?  love070.gif

By the way, our street lights around the 2nd building of townhomes are finally turned on.....  I took a picture last night, but as I said in the Tech Center thread, my computer totally bombed on me this morning and I won't have it back for a couple of days :(

Oh, no! My condolences. :(

Oops, sorry - been busy but I'll get some for you today :) Sorry to hear about your computer - hang in there!

Thanks guys :).  I'm just hoping this is not a prediction that my night will end crappy....  Perhaps my computer had to break allow Obama to win, lol.

Anywho....  Yay streetlights, tech center work after a 5 month delay (see tech center thread), and a soon "residentialized" 1211 building (should be a few moving in this month last I heard)!

any word on retail on the ground level?

Thanks.  Here are some more flowers for you love070.gif.

I wish they would finish up that street work so that they could put the ground level windows in!

Retail announcement coming soon (not today...but soon, I promise).

any rumors as to the nature of the announcement?

No.  I'm back in NYC.  Came home last night, voted this morning with the kiddies, drop two youngest off at school.  Came home, had a cup of coffee, walk downstairs hoped on the train, went to Hopkins, took the 11am flight back to NYC and was at lunch at 1:15.

It's alive!  My computer is alive!  Anywho, here are those couple of night shots from Monday.  Plenty bright now!  Sorry for the blurriness - my camera is very slow when it comes to dim light and no flash, and my hand was not too steady!

Also, meet two of the Avenue District's newest residents - Julia and Michael!

I also realized that I promised some post-getting settled house pics that I never posted - I'll snap some after I clean this weekend :)

^ are you a cat too?

^ are you a cat too?

Haha, if I were, Michael wouldn't still be so scared of me.....

Not you ;).  Michael the cat!

Sounds like Michael is a pussy.  :-o

I have two "children" as well.

I can't wait to get rid of the three currently occupying my half-empty house.

I will not get new furniture until after they have gone to the other side.

The ex, that is... not death.

Drove by for the first time in about a month. The place looks great!

(trying to stay on topic)

Nice pic, cute cat.

those kitties are cute. looking forward to hearing more about the neighborhood

Okay, 3 months late, but whatever.  Here are some pics of our main floor (obviously now furnished)....  And yes, the mister has a giant fugly man TV.

Very cute!!!

I love your kitchen tiles!

You home looks so warm and cozy.  I love the chest at the bottom of the stairs.

The tile is AWESOME cause it doesn't show dirt AT ALL.  :-D

The chest is from Crate and Barrel.  Way overpriced, yes.  It wasn't my purchase.  The mister likes a sort of "explorer" theme, and he decided he had to have that chest.

We're more "warm and cozy" transitional style as opposed to modern, as you can see.  Both styles work well in these townhomes I think, which is really nice.
