The chest is from Crate and Barrel.  Way overpriced, yes.  It wasn't my purchase.  The mister likes a sort of "explorer" theme, and he decided he had to have that chest.

 

We're more "warm and cozy" transitional style as opposed to modern, as you can see.  Both styles work well in these townhomes I think, which is really nice.

 

That skylands blue wall color really works for your decor.  And im so glad you don't have brackets under your breakfast bar.

 

I'm all motivated to start my kitchen!

It's actually green.....  The kitchen and the bathroom are the same color.  Sherwin Williams Svelte Sage.  I took the pictures at night cause the colors show up a little better than they do during the day, but it still looks totally different in person.  *Sigh*  Someday we'll get bar stools too :)

Can't cook if there's crap everywhere!!!  I only had a couple feet of counter space in my apartment, so I am quite enjoying being able to cook/prepare more than one thing at a time!

Neighbors are good - all nice people.  Very quiet (not to say we don't have people over - we do quite often, but the walls are well-insulated.  The only thing we ever hear is some subwoofer bass on occasion, but even then it has to be turned up pretty loud).  Mostly young (late 20's/early 30's) professionals/couples.  We never had a block party or anything this summer, but I can say that we do still watch out for each other even if we don't "hang out" per se.

 

If I remember this weekend, I'll walk around and snap outdoor pics.

Okay, okay, I haven't actually met all the neighbors.  I think I'm currently only at having met 4 households, and I know things about others from Zaremba and UO, just haven't met them.  You are not at the bottom of the totem pole :).

No, they have to sell 3 units to begin the building.  They (to the best of my knowledge) have not sold any of them yet.  They have sold a couple more of the units in my building, so there are only 4 out of 10 left to be sold.

 

I don't think I'll have time today to walk around and take outdoor pictures - hopefully next weekend.

Are people moving into 1211 next month?

I just drove past this for the first time, and if I recall there are a bunch of parking garages & a parking lot in front of it on St. Clair?

 

Those balconies facing St. Clair would have a much better view if they replaced these parking structures with other buildings or some green

The later phases of the project call for building more condos on the parking lot by St. Clair and East 12th.

I don't want to sound dumb but aren't there supposed to be townhomes built in the future phases of this project? And wouldn't these townhomes prevent the downtown from expanding eastwards?

The townhomes are already in the process of being built 2 blocks south and a block east. Check out the web site here for the site plan  http://www.theavenuedistrict.com/videos/ad-site-plan.pdf. There are a few phases completed already with more to come. I wouldnt worry too much about this limiting the expansion of downtown eastward, there are plenty of gaps to fill and redevelopment within main downtown before we have to worry about expansion.

I think about that sometimes too.  It is kind of a concern.  One large block of townhomes doesn't hurt anything-- they're better than what was there before, and they're selling well.  Still, someone way upthread mentioned how odd it is to go from skyscrapers to 3 stories so abruptly.  I'd like to see those townhomes duplicated throughout the residential areas of the city... the closer it is to downtown, the less detached and vinyl-riffic the new housing should be.  Put townhomes and smaller parks instead.  But along Superior and St. Clair I'd like to see more 10-story lofts go up, and I don't know that we want a lot more new 3-story stuff there.

^I'm not too worried about downtown expanding. We really won't need that space for a long time unless we somehow develop a few microsofts of our own and keep them in the city. I do think that the street size dictates a larger structure for this location. Superior is so big, the townhomes are dwarfed.

They haven't really started the Superior side of the townhouse block yet.  Maybe something taller can front on Superior, because you're right about the proportions being off.  Tear out all those planters and give Superior the train line it was built for.  Then have that train cross Euclid and go up the hill, to hit Coventry and Cedar Lee!  Awesome.  Someone call Obama.

 

Aside from Euclid Ave, which is pretty far inland, downtown ends way too abruptly heading east.  It's weird to look down 17th around Moe's and wonder what it looked like before it was all paved over.  CSU wants everything that's south of Payne, but that leaves a huge area along the lake.  This northeastern corridor offers the best opporunity for major housing expansion and Zaremba figured it out first.  Putting higher density residential here, well beyond the avenue district, may be the fastest way to draw in the population and the retail we want downtown.  That in turn will draw bigger companies.

 

But height is hugely important in developing that area.  We're all upset about channel 3 and the feds building squat little forts along Lakeside.  No more!  I don't understand building residential less than a mile from Lake Erie that doesn't have views.  I suggest that we start requiring random towers and parapets on any housing that has any shot of seeing the lake (if it isn't already tall like the AD loft bldg).  Note the high incidence of these features on the buildings Cleveland used to have.  The old city didn't look so blockity-blockity-block because all this stuff poked up from it.

While it is not for a mortgage, I have 1.3% interest rate historic renovation loan from Key Bank to do work on my house.  So, it is possible.

Regardless of my personal situation, Clevleand needs to replace its old building stock with stuff that fits the original pattern.  Too much of our redevelopment has been organized around suburban ideals with no sense of context.  If we can make better development choices, everyone benefits.  If bad choices are made, everyone feels that too.  Each individual's stake is not measured by their bank account.

Too much of our redevelopment has been organized around suburban ideals with no sense of context.  If we can make better development choices, everyone benefits.  If bad choices are made, everyone feels that too.  Each individual's stake is not measured by their bank account.

 

Exactly what developments IN CLEVELAND are you referring to.  Downtown has plenty of spaces that have been converted.  Until those OWNED spaces are 100% filled there will be no NEW BUILDING.

 

We're close to a point where we need that, but the economy has changed that.

Not really, you asked what I was buying.  Education is what I'm buying.  Can't buy two things with the same dollars.

 

Exactly what developments IN CLEVELAND are you referring to. Downtown has plenty of spaces that have been converted.

 

I'm not unhappy with what's being developed downtown, and I like the Avenue Dsitrict.  I like the townhomes too.  I'd prefer they don't have townhomes abut Superior.  I'd like something taller there instead.  I had the same concern about Stark's last WHD plan.  This doesn't seem too much to ask.

 

There have been some developments around Cleveland that don't reflect the best possible direction the city could go.  That new housing between Euclid and Chester near the Clinic, with the asphalt setback-- bad move.  I'm sure these boards lit up when that was being built.  The McMansions in Hough are similarly awful.  Not thrilled with the newer housing in Central either.  I believe that's too close to downtown to be building detached look-at-my-yard type houses.  Commercially, don't forget all the CVS monstrosities we've allowed to go forward with anti-urban siting and design.

 

None of these developments has been helpful in reestablishing Cleveland as an urban setting.  Given that buildings last awhile, they will serve as negative anchors for much of our lives.  AD and the rest of the current downtown projects are much better.  That said, I think building townhouses on Superior would be a mistake.  Adding a story to them, as mentioned above, would help some.

ok.  I thought you were talking about something recent.  the developments/homes you mentioned we here all feel the same way.

 

However, I disagree about the homes in Central.

 

Now back to the Avenue district.
